MAGNIFICIENT 18th CENTURY STONE PROPERTY, NESTLED IN BEAUTIFULL COUNTRYSIDE

Imagine a countryside setting, straight off a postcard, with no neighbours, and far reaching views over the rolling countryside - alternating between valleys and hillsides; meadows and forests..... nothing will spoil the peace and quiet except for the birdsong and the odd visiting deer!

We are however just 5 minutes from the centre of Le Bugue, with its several supermarkets, and superb weekly market which is well known in the area.

It is in this rural setting, where Roquegiral, a former farmhouse was built in the golden stone of this area in 1730.

Completely renovated, Roquegiral offers today all the modern comfort in a traditional setting for happy gatherings of family and friends in the heart of the Dordogne.


INTERIOR DESCRIPTION:

Set on two floors, the house comprises:
On the ground floor:
- a huge entrance hall with a toilet and washbasin, giving access to a bedroom to the right, the dining room to the left, and a superb staircase giving access to the first floor.
- a beautiful bedroom with a large double bed (160cm wide), bedside tables, a desk, chair and a large wardrobe.
- it benefits from its own private bathroom, with bath washbasin and toilet.
- a superb living/dining room allowing all the guests to eat together at the long farmhouse dining table, or to relax in the comfortable sitting area.The exposed stone walls and beams, and the originbal fireplace (for decorative use only) are witness to its historic past. Two french doors open onto the garden, offering an easy access indoor/outdoor ideal in the summer months.
- leading off is the well equipped kitchen: large fridge/freezer, four ring vitroceramique hob, built in oven, microwave, dishwasher, washing machine, breakfast table.
- at the other side of the living room, a huge bedroom offers two single beds (each 90cm wide) which can be joined together to make an extra large double bed; a solid wooden table and 4 chairs; and a french door opening onto the garden.
- a private bathroom, newly renovated with bath, washbasin and toilet.

The remaining sleeping accomodation is situated on the first floor, offering 3 further bedrooms, 4 shower rooms and 2 toilets:
- 2 bedrooms each with two single beds, bedside tables, wardrobe, and a small room with bidet and washbasin
- they share a shower room with shower and toilet
- a last double bedroom, with a large double bed (160cm wide), bedside tables, desk, chest of drawers and hanging rail
- its private shower room with shower and toilet

EXTERIOR DESCRIPTION:

- huge garden covering several hectares with numerous fruit trees, shrubs and large lawn ideal for the children
- large covered terrace, equipped with table and chairs and barbecue and tennis table. This is the ideal spot for leisurely lunches in the shade of the midday sun, or evening meals sheltered on cooler evenings.
- a beautiful swimming pool measuring 10m x 5m, with sun loungers and parasols, and secured by a soft cover. Removable fencing can be put in place prior request to ensure the safety of our younger visitors.
- a superb view over the surrounding countryside, which you will never tire of admiring!

Le Bugue entre amis.
Séjour très apprécié par tout notre groupe. Extérieurs très agréables, en forêt. Belle et grande maison en pierre. Le seul petit bémol est l’humidité de la maison en cette fin septembre. 2 chambres du premier étage gagneraient à être plus chaleureuses. Bon rapport qualité / prix.

Mauvaises Vacances à Le Bugue
Une grande et jolie maison pégourdine mais un intérieur pas du tout à la hauteur. Matériel electro ménager d'un autre temps et en mauvais état de fonctionnement, tout est à changer. De même pour le mobilier à part les lits en bon état. Sans parler de la batterie de cuisine avec 1 seule poêle à disposition !!! Pas simple pour 8 personnes. Dommage, il faudrait peu de chose pour que cette maison devienne vraiment accueillante.

A beautiful House
I was drawn to this house as it looked lovely and the fact that there were no neighbours or traffic meant we were going to get total peace and quiet. As you drive up the private lane the house and grounds were fantastic to look at and once inside the house it had plenty of space and facilities for everyone. As the weather was very kind most of our stay was spent outside in the beautiful grounds which were immaculately kept with good quality garden furniture. The swimming pool wasn't a bad size for a cool down but the benefit for me with younger children was the pool was all one depth and only came just above waist high on me which meant my 12 year old who isn't a great swimmer could go anywhere in the pool and still touch the ground which does give peace of mind. The table tennis table provided hours of fun for my teenage children and is under cover so they never got bored even if the weather wasn't great. There is a big supermarket about a 10 minute drive away so you can get all your provisions there and all your food for barbecues as we chose to barbecue most nights, as with French properties we have stayed at before the barbecue was a bit archaic and maybe when left out in the elements does make the cooking grills deteriorate. Didn't spent an awful lot of time in the house other than to sleep and shower and with plenty of showers and toilets meant everyone got their own space, although the en suite to the downstairs bedroom looked brand new and was of good quality and it was the preference of the whole family to use that one. Took plenty of photos mainly outside of the house to show friends and family and the reaction was always the same, WOW. A fantastic property to spend quality time with friends and family and recharge your batteries.
