The house is open breezy like living on a boat yet better with kitchen, dining, and living room in one large open space with fabulous views. Great porch for cooking, entertaining, relaxing with your favorite drink. You will really enjoy your time if you accept that this is "no Hampton's rental " but a weather beaten Ocean front beach house living with all the nuisances There are so many things to do in Little Compton but the best is to relax and enjoy the view. Just get a pot of salt water and cook your lobsters on the beach or porch and try some Sakonnet wine. Also, play at the world-famous private Donald Ross Sakonnet Golf Course as my paying quest or go to the exclusive Private Best LC mile-long Lloyds beach a few hundred yards from the house with my permission. You can even take your dogs with you ! This home was exactly what we were looking for in a quiet off season beach retreat. The ocean views, sunsets and access to so many spectacular beaches was perfect. The house had many kayaks, bikes and games for use, kitchen was fully functional and stocked with all the things needed to cook for the family. The homeowner checked in with us regularly and we had a great time speaking with him and hearing the history of the area. Will definitely go back!
We loved our stay in this beach house. The location is spectacular. Our grandchildren had a wonderful time playing on the rocky pocket beach. They climbed, collected rocks and played in the sand. During bad weather we enjoyed a fire in the fireplace.The General Store in Little Compton had a well selected stock of food, and the restaurant next door was good.
This was at least the third time we have stayed at the Sea Breeze House at Sakonnet Point. As before we had a lovely stay. The sunsets are beautiful! Thank you for another great stay.
Overall we were happy with our stay. The location is beautiful with a stunning view, incredible sunsets and sunrises! The house could use some repairs and new furniture. For the cost we would at least expect kitchen appliances to work better and furniture that is comfortable.
The location and beaches were stunning, both for sunsets and sunrises. The house was comfortable and cheerful and we enjoyed being there. Owner was extremely accommodating and helped us arrange a golf outing and provided wood for a cozy fire on the rainy day. Our dog had a great time too!
The house was just perfect for us and exactly as described. Big bright windows with fantastic views made it feel very open and airy and it was so serene and relaxing being by the ocean that we didn't venture outside of the immediate area. The beds were comfortable and clean and the house had everything we needed. We didn't see the bikes, but also didn't look very hard, lol. Lloyds beach was great for the dogs and there's a nice loop around the marina right next to the house.
Enjoyed a week with my dog, who is always welcomed at Lloyd’s beach, and of course enjoyed the beach area in back!! Truly her favorite spot to go! Had family from 3years to… who all enjoyed the views, brightness, beach, fishing, walks all without having to get in a vehicle! The golf is very short drive, and out of a picture book! Plan on return
The perfect place to unwind and relax. Phil’s place is right at the end of the road with amazing views of the water and sunsets. Can’t beat cooking on the grill and having a meal on the porch while the sun is setting out over the horizon. Access to the private beach is also a really nice perk especially with it being dog friendly.
Phil is a great host and stopped by to say hello to ensure we had everything we needed. Everything here is exactly as advertised and we would definitely come again.
This home sits on a lovely location and the views were spectacular. We loved the private beach and found a large amount of beach glass. The owner stopped by as we were leaving and was pleasant to chat with. The property is accurately listed in that it is probably not for everyone. The home has a musty smell, which is probably common for homes so close to the water. We also encountered some ants in the kitchen, however, there was ant spray under the kitchen sink, so we were able to handle the situation. The queen bed and the couch in the livingroom are in need of replacing. Also, be advised that there there is no gas station in Little Compton.
We were blown away by our stay at this beach cottage. The pictures do not do the views justice, it is absolutely stunning. The private beach is a gem and we just couldn't get over the water views, the lighthouse, and the relative privacy of this home. The home description does an excellent job setting expectations - there are some quirks to the house itself (i.e. finicky dishwasher) but nothing that in any way prevented us from having a fabulous trip. Our only regret was that we couldn't stay longer. We would absolutely welcome the opportunity to stay again another time. Thank you for sharing your lovely home with us!
The location was beautiful. The house lacked some basic amenities, such as Kleenex, matches (for fireplace), dish soap, etc. the numbers we were given to contact in case of problems were either turned off, did not call back or were out of service. Heating was intermittent.
Phil’s place had everything our family needed. The beach front and lloyds beach where the highlight of our stay. You will not run out of things to do since it is located an hour away from cape cod for those interested on visiting Martha's vineyard or even providence!
Enjoyed Lloyd’s beach immensely with my dog. Waterfront was semi contained also for her enjoyment!!!!
My family visited periodically during stay, enjoying the brightness of the house, open deck with refreshing breezes and endless fishing, golf, and water view walks. Was also enlightened by the books about the history of Sakonnet. It needs to be preserved!

Love the ocean, breathing the salt air, hearing the waves and crackling fire, eating lobster and the best sweet corn on the cob sipping a little scotch, listening to the children frolicking on the beach and rocks as the sun sets I am a retired physician now an active sportsman especially golf ( god gives you an extra day if you play ) sailor, hunter, farmer, etc Lived my whole life here ( 9 the generation you'll see a lot of inbreeding LOL) wish to continue the town's low profile and visits from like-minded active friendly people.
Why they chose this property
If you're obsessive/compulsive with severe anxieties, this perfect location will not make you feel better or relaxed. It will not be the perfect place for you !!! Yes, the ocean, walking on the beach with your dog, and enjoying nature is the best therapy for vacationers or escapers. You have to allow yourself to enjoy the ambiance of sand, sun, and sea. Little Compton is blessed as Rhode Islands' only best small-town escapee by National Geographic. There is this scenic beauty of open space with stone walls going to the sea and plenty of ocean-front beaches. Also noted for great walks and bicycling. Psychiatrists say it takes two weeks of vacation to come home really relaxed and worry-free. Long vacations near the Sea and in the Sun cures most problems !!! You don't need a doctor to tell you that!
