Our townhouse: 1st floor: Master King Suite #1 and laundry area. 2nd floor: Dining Area, Kitchen, Bunk Beds, 1/2 Bath, Living Room, Fireplace, Porch with Electric BBQ. 3rd floor: Master King Suite #2, Loft with Work/Study Area, Full Size Futon, Outside Balcony with partial views of Lake Tahoe.
During the past three years, we have completed the following upgrades: -New Minisplit HVAC! (2025) -New Living Room TV (2023) -LG Refrigerator/Freezer (2022) -Beautiful natural wood floors! (2019) -Two new vanities! -Newly Repainted! -Improved Lighting! -Samsung Washer & Dryer! -Dining Table! -Futon bed for loft area! -Three Great Work Areas with Fast Internet! -We recently upgraded our internet to the fastest offered by Spectrum. -3rd floor Master has new Casper King Mattress. -Three TVs all with Amazon Firesticks.
Note: Our unit does not have handicap access and there are approximately 30 stairs to reach our front door/first floor. Recommendation: The 70+ year old owner takes the stairs TWO at a time in order to stay in great shape for ski season!
New Douglas County Regulations require us to include the following information in all our advertising:
VHR Permit DSTR1060P Total Max Occupancy day & night = 6 (Max Occupancy is the total of all adults, children and infants). Maximum Parking spaces =2. Two Free Parking permits per vehicle will be issued. First is a County Permit which must be displayed on driver side dash. Second is an HOA Permit which will must be validated at HOA Office and posted in the rear window driver's side. Quiet Hours must be observed between 9pm - 8am. Failure to park in designated parking spaces and/or display the parking permit may result in a citation and fine of $500 to the owner of the vehicle. Gatherings and events that exceed the maximum occupancy of the vacation rental are prohibited. When you rent from us, you rent directly from the owner. We don’t have agents, managers or linens fees. We strongly recommend you carefully compare the “total price” between any rentals you are considering. VRBO will typically show you a map with price per night comparisons in BOLD type. This can be deceiving. We have noticed that our rental can show a price as much as $50 more per night BUT still be less money after all their fees are added in!
Lake Village has been a popular destination for families for many years. It is a little over one mile from the Heavenly Gondola, downtown area and Nevada side beaches. It has great HOA amenities like swimming pool (seasonal), hot tub (year round), indoor sauna and tennis (seasonal) that you will enjoy! There is also ping pong and billiards. Our unit is just a 3 minute walk to the HOA Clubhouse!
Note: Our unit does not have handicap access and there are approximately 30 stairs to reach our front door/first floor. Recommendation: The 70+ year old owner takes the stairs TWO at a time in order to stay in great shape for ski season! Minimum Age to rent as responsible party is 25 years old. Per new County requirements, a copy of your driver’s license is required to rent. Max Occupancy is fixed at SIX. This includes small children and infants. By renting you agree to abide by these county imposed limits and never have more than SIX occupants. There are cameras on stairwells and outside our front door and other units to verify max occupancy numbers. Max number of vehicles permitted is TWO. Rental Guests will be issued TWO free Parking Permits for EACH vehicle to be displayed on driver’s side dashboard windshield. One is a Douglas County issued permit and the other is an HOA issued permit for each car. The county can impose a $500 fine on any vehicle owner not displaying these permits.
Guests must park in designated parking spots. You will receive written instructions. If still in doubt, please call us. Trash must be bagged and placed in bear proof trash containers. (We provide rental guests with free trash bags) Quiet Hours are from 9pm-8am.
All essential kitchen services provided including Oven, Stove Top, Refrigerator, Microwave, Toaster Oven, Coffee Maker, Coffee Grinder & Filters, Rice Cooker, Plates, Cups, Glasses, Cutlery, Spice Rack and commonly used Utensils.
Pricing: We have a NO haggling policy. We believe it's the best way to be fair to everyone. We are aware that some other owners often inflate prices only to discount them. We don't do business that way. The only exception to the no haggling policy would be stays of extended length, two weeks or longer. At our discretion, we may occasionally decline reservations that create one night gaps in our schedule. Unfortunately there is no way to currently designate these dates in the VRBO reservation app.
Administrative Fee: As of July 1, 2019, Tahoe Township in Douglas County has instituted a $5 tourism surcharge per night tax on all vacation rentals per Nevada Senate Bill 461. However, the current software platform has NO other method to specify this second tax. Tech Support has advised us to list it as an "Administrative fee" which it's really not, it's a tax. See our property video now in our photos! We are licensed as a Vacation Rental for a maximum of 6 occupants per night by Douglas County, NV. Please help us by abiding by all Douglas County and Lake Village HOA rules. In this regard, we must be assured that County occupancy rules are observed at all times. eg: If for instance, you are a family of four staying, we can, upon your request, allow you to have a maximum of two visitors (people not staying) at any one time. By renting our home, you agree to obey our local HOA’s rules and policies including observing quiet time hours, being respectful of our neighbors and never violating the maximum occupancy rule.

Excellent communication. Everything needed was available. We ate in almost every night and had all the pots/pans/kitchen/bbq utensils that we needed. Plus extras like spices etc. The community hot tub was great, short walk downhill. Beds comfortable and showers hot. Highly recommend!!!
Our family had a comfortable stay with everything we needed to cook and enjoy our Thanksgiving dinner. The condo is in a great location, easy to get to and close to the lake as well as grocery store, restaurants, etc We enjoyed our stay!
We had a quick 3-night stay with the family. The home was big and had plenty of space. The community center/ pool/ hot tub/ pickle ball courts were definitely a nice perk. It gave us plenty to do without venturing too far on the packed South Lake Tahoe roads. The stairs were fun, but really not too bad. Would definitely stay again!
The property was spotless when we got there and easy to find and access. It’s close to Edgewood and all the casinos in South shore. The owner was super communicative and helpful. Would definitely recommend staying here.
We enjoyed the spacious townhome, settled amongst the trees near the lake. We loved havinf the grill available. The home comfortablly slept my parenrs, my sister, daughter and myself--it was close to wverything we needed while in Tahoe! Alan had the details covered for our stay!
This condo had everything we needed for our trip to Tahoe. Great location away from the hustle & bustle of the city, but still close enough to enjoy it. It was close to the lake beaches, hiking trails, grocery store, and restaurants. It was very comfortable and mostly clean. There were plenty of sleeping areas for a larger family or friends. The owners are extremely kind, helpful, & easy to reach. They provided us with all the information we needed for a smooth check in and out. The pool and jacuzzi are nice, however, they close at 8pm so by the time we got home from our daily activities we didn't have time to enjoy the jacuzzi which was unfortunate. Overall, it was a very pleasant stay and I would book here again.
Great stay, welcoming hosts. Old style place definitely a bit 80’s to 90’s style. Could use some updating. But it was comfortable and clean. Available new washer and dryer is a nice update and the fridge as well. Real wood fireplace is a great option to use but you just have to clean it out yourself if you don’t want to be charged. They said cleaning people charge them extra. I’m not really sure what happened to these VRBO / BNB things but seems to be that the guest basically has to clean the whole house and a lot of times do the dishes before leaving. About the only thing a cleaning company does now is sweep and mop and wash some linens. I’ve always left anywhere I stay in good shape and decently clean but why are the people staying being threatened with more charge if they don’t do the dishes and clean a grill and clean out a fire box. I would never do that to a paying guest. The only thing I would say is if you leave the place trashed you with be charged a cleaning fee. And please clean up if you make a mess. I think that is fair.
Although we didn’t watch, there were three decent-sized flat TVs with VCR and DVD movies in main area. Kitchen had nice plates and utensils - even an ice cream scoop, and new fridge was spotless. Bathrooms in the two large bedrooms had hair dryers and showers had shampoo and liquid soap available. Plenty of seating.
Liked the property but had difficulty with the number of stairs involved in the property.
Unit was fine, but stairs were a real challenge.

There are 32 stairs to the first floor and two floors above that, but we try to look at the positive side. The owner is 70+ years old and typically takes the stairs two at a time in order to stay in shape for ski season.
Lake Village is a perfect location while staying with a family in Tahoe. This condo is lovely. We stayed here one week comfortably with a family of five which included three adult children. Kitchen is well equipped. It is clear that Alan is trying to stay on top of renovations, doing a little bit as he can, so some parts of the condo are brand new and some are older.It is also evident that it is not as easy to own a rental in Douglas County as it once was, so Alan is quite meticulous about the rules for the use of the condo, particularly having additional guests in the condo. If you plan to be visited by guests while at the condo, please show Alan the courtesy of informing him, in order to avoid problems that could potentially stop this property from being rented in the future.Alan is a good and thorough communicator.We had no problems at all with the condo while we were there. I do recommend and would stay again.
Excellent place with great amenities and super friendly hosts
We had a great time staying at Alan's place. He was always available within a few mins via text and helped resolve any questions that we had. The house is amazing and very well situated. You can even see Lake Tahoe from the top level balcony. We had a little trouble with the heat as the house has no air-conditioning but that was mainly due to the extreme heat weekend that we picked out. The main stairs were a bit of a problem for my dad who is in his 70s but again that was clearly mentioned in the listing description and we still chose it due to its closeness to everything and house amenities.
Overall a 5-star experience.

Thanks very much for coming Aditya. Yes. That was a particularly hot period of time that you visited. We are considering adding an HVAC system next year. Perhaps the next time you come we will have it. The weather has turned cooler now and there is snow on nearby mountain peaks.
We have loved the location of this townhouse. Neveda Beach and shops can easily be reached with a bike route. The house is good and could easily be great. Their is a very nice outside balcony but with an empty hot tube. It would have been great to be able to have diner outside when it was too hot inside (up to 85 in the late afternoon). And coming from Europe we did not like all the signs posted in the house repeating all the things we were not suppose to do. These are minor things and overall it is a clean and convenient house for 6 people!

Thank you for your comments. The private hot tub came with the house when we purchased the property in 2019. It is too old, has mechanical problems, and a large and expensive crane is needed to remove it from the roof. Instead, I’d like to cut it into several pieces over the next year and lower it to the ground before removing it. As nice of an amenity as hot tubs appear to be, most of our neighbours agree they are headaches for vacation rental owners. Cleanliness was the biggest issue when we had it running. Some guests take showers before entering and some simply don’t. Hiring a pool service adds hundreds of dollars a month in maintenance costs which most renters do not want to pay. Typically, these services just dump lots of chemicals in hot tubs to hide the problem and avoid more frequent and expensive changes of water. Only three or four minutes walk away, our HOA maintains a large hot tub which you are cordially invited to use.
Our home is located at an elevation of 6,700 feet. Like many Lake Tahoe area homes, we do not have AC as there are a limited number of really hot days per year. But it’s possible we might add it in the future.
Sorry about the signs. I will review these and consider taking some down. They are really intended for the younger party crowd who seldom read or follow instructions. We try our best to screen these people out as part of our rental process. While unfortunate, it is the few that slip through that destroy the peace and tranquillity of our neighborhood. In the last year, the Douglas County Commissioners have gone on the war path against vacation rental owners threatening us with loss of rental license, $20K fines for over occupancy, noise and parking violations. It’s very possible that within the next year or two, vacation rentals will be banned in this county. This has already happened in many areas of the country.
We are proud to say we have made many upgrades to our property over the past three years and this will continue. Thanks for renting from us!
Cosy home with everything we needed for a ski vacation.
Large comfortable property located about 6 miles from the Heavenly Boulder base. Had everything we needed, friendly neighbors, convenient to supermarket, shops, etc. My only complaint is the HOA not plowing the guest spot area during the week we were there. They asked us to let them know when we had moved the car and they would let the plow know, but they didn't plow until our last day. Fortunately the owner left several shovels. And the neighbors were very nice too. If you are there in the winter do have snow tires at a minimum, we found tire socks (chains alternative for rental car ) to be very helpful.
Immaculately clean and well-stocked townhouse minutes from Heavenly resort
My husband, son, and I stayed in Alan's townhouse over a holiday weekend in February. The townhouse is a short drive from the Heavenly resort, is immaculately clean and well-cared for, and is well-stocked with everything you could possibly need. Alan is extremely detail-oriented and was great about being in touch, providing instructions and answering questions. I can tell that Alan has had some disrespectful and destructive renters who are ruining it for everyone (the county is considering banning vacation rentals altogether), because the manual he sends in advance is over 30 pages long and there are signs and notices all over the house of things to do and not do. It’s a shame that some guests are not mindful and respectful because it's a great place.
The place is decent has most of the amenities like a good kitchen, beds, utensils.
One issue is the temperature, the heating can be very difficult to adjust and can get hot and dry unable to sleep.
Second issue is no visitors allowed. I did ask if we could have a 7th person who's a kid and he said no and we figured out a separate lodging for our situation. We would have cancelled the lodging but it fell outside the free cancellation period. Make sure you read all the rules and can abide by them. He has cameras in front and back doors.
This house was exactly what I was looking for in a nice getaway. Ideally located just a few minutes down the road from casinos and restaurants as well as the Edgewood golf course. For those times you feel like staying in though, the house is well equipped with a large kitchen, ample seating, and plenty of space to relax. The house is a little old but that adds to its charm. The bedrooms are spacious as well, though all beds but 1 are located upstairs. Overall we enjoyed our stay and will consider this house again in the future.
The property was clean and well stocked with everything that we needed. The stairs were no problem for us but I can see them being an issue for some people.
Exactly what I wanted for my family's Tahoe stay. Easy to get to, easy to check in, easy to park. Locations is close to the lake and the S Lake Tahoe strip while still feeling quiet and remote. The pool at the HOA center was also nice.
