The community is centrally located on more than 6 miles of spectacular beach on the Gulf of Mexico. There is a pool, dock, two tennis courts, and recreation area complete with gas grills and picnic tables. It’s also conveniently close to The Village and the finest in dining, shopping, and recreation. This is a place that is great to walk and explore.

Sunset Captiva homes enjoy a charming neighborhood of private sandy lanes, with shared use of the large heated pool, tennis courts, and boat dock. Sunset Captiva #13 is special in many ways. The location feels secluded and private, yet it’s so convenient to the pool and tennis courts, and less than 100 yards from the beach. This home is newly fully remodeled boasting a new kitchen, bathrooms, and flooring throughout. It is exceptionally well-equipped and furnished. Sunset Captiva has a wide swath of Gulf beach, famous for its white sand, pretty shells, warm water, and abundant sunshine. All reservations / cancellation are subject to the terms and conditions (policies) of American Realty Rental Agreement once the reservation is booked thru 3rd party platforms.

Policies include, but are not limited, to a 4% credit card / debit card convenience fee and $255.00 cancellation fee (plus applicable tax).
Cancellation Policy You may cancel your reservation up to 120 days before arrival and your payments (excluding the reservation fee and applicable tax) will be refunded. After this date, no cancellations are allowed and no refunds will be made.

Special Rules & Regulations Maximum permitted per house: two vehicles parked, one boat at the dock. Dock space is strictly through Sunset Captiva regarding space and availability, and separate from the rental and any fees associated with the rental of the home. Motor scooters and motorcycles are prohibited in the Sunset Captiva community. Read the Sunset Captiva Homeowners Rules and Regulations, Dock Rules, and Pool Rules.

And the main commercial area is only a couple blocks away. The house is in great condition with kitchen and bathrooms recently renovated. Hopefully we will be able rebook here on our next visit to island.

The house was very comfortable with A/C, Wi-Fi, etc. The house is well appointed with appliances and cookware. It was clean and well kept. The location is great, near the pool and a short walk to the beach. The area was quiet and not very active this time of year, but multiple families. It was pretty hot this time of year. Pool, landscaping and grills were all well maintained and clean. I’d definitely recommend this property for a beach vacation.

It was newly updated, spacious, clean and close to the beach entrance, pool and tennis courts. We would recommend this unit for a relaxing vacation. Sitting on the enclosed porch for meals and having coffee in morning on upper deck was wonderful. One of the most secure feeling is that you go through AMRC which has amazing work ethic. Very prompt on answering any concerns, question or just checking in to see how things are going. The location of this community and home are within walking distance to all restaurants. Hope to return in the near future.

I could not have been more happy with their suggestion! The home was comfortable and welcoming and fully equipped with everything I needed. One house length from the pool and three house lengths from the beach, it could not have been located better. My favorite was morning coffee on the screened porch listening to the birds. My thanks to the staff for superior customer service in making my vacation perfect. I look forward to next year.

Overall, I recommend this vacation rental. Reviewer Comments: Our week at Sunset Captiva was fun and relaxing. The unit was clean and well maintained with minimal property damage from Ian. The lanai had no screens and one deck on the second floor was not accessible. Construction noise was also minimal. We enjoyed taking a cruise from McCarthy's Marina and shopped at Beach Stuff, Barracudas, Island Store, rented a golf cart from YOLO's and ate at the Mucky Duck. The only caution I would mention is that metal scraps and large nails from roofing projects nearby are in the driveway so we picked up what we could see before going out every day.

Near the pool and beach and a walk to nearly all the restaurants and stores on the island. The unit was recently updated in a significant way and is for the most part in excellent condition. The only negatives would be the attractive but somewhat uncomfortable couches in the living room and the tired mattress in the downstairs bedroom. Otherwise, this is a fabulous and quiet unit at the end of a short cul-de-sac.

The only items needing updating are the living room couches, which are uncomfortable, and the guest bedroom mattress, which is sagging. The home was recently renovated and is otherwise outstanding.

It was wonderful! We will certainly consider coming back. It is a lovely unit and the location is great. The sunsets were spectacular! We went to my old favorites to eat - The Mucky Duck, The Bubble Room, and R.C. Otters. Also took a boat ride to Cabbage Key and had lunch there. Great Week!!!

Property management was very helpful when booking, and totally unobtrusive while there (including ability to enter unit on arrival without contacting anyone). Unit was spotless, close to the beach and pool using nicely paved stone and walkway, and quiet neighbors within Sunset Captiva. Renovated kitchen/dining area is very nice, as are the screened and unscreened outside decks. Very comfortable for a family of four (with one minor recommendation to improve the pull out sofa bed mattress on top floor), at a reasonable price. Highly recommended (except for times when we may want to return in the future, then please book elsewhere).

Overall, I recommend this vacation rental. Reviewer Comments: I have stayed in this property for about 17 years. Some items could be improved - Wash cloths were minimal and dish towels were absent. Both had to be purchased. The beds need new mattresses - they are not good. The living room couches are uncomfortable, although they were purchased new a few years ago, I believe. As I think I mentioned last year, we love the remodeling that was done, and the work done on the outside stairs this year was great. We really like staying in the Gissy's home and will be coming again next year and likely in future years.
