Intimate Beach Cottage (30 feet from main house) is a fully equipped, charming bachelor, with ensuite Bathroom, kitchen, indoor and outdoor showers, villa located on a very private, beautifully landscaped, full acre property in Leeward. Leeward is a quiet high-end residential community on the East end of the main island of Providenciales, Turks and Caicos. The villa offers very private, lush tropical garden surroundings (see pictures).

Always stay as close to Grace Bay as you can. Grace Bay Pelican Beach is considered one of the most beautiful beaches in all of Turks and Caicos and because it’s located in a quiet residential community the beach is not crowded at all. It’s so beautiful it has been selected as the location of many top photo shoots. In 2016, Sport Illustrated chose it for its very popular swimsuit addition. It’s only a 30 second walk from Beach House’s gate to one of the best beaches in the world, Pelican Beach on Grace Bay!

Pelican Beach has very fine soft white sand and flat rocks with lots of shells so it’s great for children. They can hunt for shells all day long or build sand castles. The hotel district is a mile walk along the beach to the West. A walk to the East will take you to beaches that will make you feel like you're the only one in Turks and Caicos. Warm reef protected oceans and miles of beautiful beach to explore await your family.


Intimate Beach House was built new in 2019, including a nice new kitchen, new bathroom , a large enclosed outdoor seating area, fan and screening,, new floors, indoor and outdoor lounge furniture, new King bed and mattress, nice linens, indoor and outdoor dining, lots of patio furniture and tv. Outdoor shower as well.

The Villa is very close to many top restaurants, Provo Golf Course, Shopping, the Casino, a Marina, Bars and Tennis Courts and many other attractions.

Included at the Intimate Beach House for Free: Bath and beach towels, parking, wireless internet

Leeward is a gated community: security guards man the only two entrances to the community each night between 6PM and 6AM. A security car also patrols the community of around 100 homes during the same time frame. Leeward is the only community on island that has these services.

We do require our own completed liability wavier /contract before sending the check in email. Air Conditioning: Though the trade winds and fans typically keep the villa cool and comfortable, air conditioning is available in all of the villa.. To discourage use of the air conditioning/electricity with the doors and windows Electricity and water will be metered separately, we also offer a one hundred dollar credit for your stay.



CANCELLATION: We STRONGLY recommend “Cancel for Any Reason” insurance available from large, reputable insurance companies for anyone who has any
reason to believe he may cancel at any time. Travelers can obtain such insurance; Owners cannot. You MUST have insurance in order to obtain a refund for any reason within the no refund period.

Great location, perfect for couple looking an intimate quiet stay.The beach near the location is awesome as shown on the picture. Great for sunset and quiet with not a lot of people.One downside, we were asked to pay for utilities but its not mention in the ad. Owners, you should just add 20 per night, it will be much nicer for everyone.

We had a great time! While small, the house was the perfect size for us and we really enjoyed the privacy. The beach is a few minutes away and great for snorkeling or just hanging out. The whole time we were there, the maximum amount of people at the beach was two families of four people and us.

Christmas getaway with daughter

The villa was perfect for me and my 19 yr old daughter.It was clean, beautifully nestled in lovely vegetation and access to the private beach was a 1 min walk. The management company was great to deal with and they were so informative about restaurants, local attractions, grocery stores and recommendations for outings.Would definately go back.

Great location

You cannot beat the location. You’re a stone’s throw from a beautiful uncrowded beach. Inside the bachelor villa you’ll find everything you need for a comfortable stay in tight quarters. Don’t bring your kids. It’s appropriately sized for a single person or a couple that likes each other very much.

Awesome little place, unbeatable location

The cottage is well maintained and on well maintained property. The outdoor living room and the outdoor shower make it really special! Check in, check out and communication on site are with William, he is a pleasure to deal with. You walk out of the driveway and can already see the beach and the water - absolutely amazing. 100% recommended

Short distance to the beach

The place was good. It is small, the toilet is very small, the bulb didn’t work the entire time even though we brought up to the manager, so we didn't have a light in toilet. Overall good place. we were surprised that we had to pay for the utilities at the end and that left us a bad taste in our mouths. They take only cash!

We really loved this place. Definitely small, but we don't hang out in our rooms in general anyway. The screen porch was great, and the outdoor shower was awesome. It felt like living in a jungle hideaway. The communication could have been a little more clear, but now we know and would definitely stay here (or on one of their other properties) again.The caretaker "William" was great and easy to work with. After seeing much of Providenciales, this location seems even nicer. Note: We had a false sense of scale when booking, and I debated if we needed a car. Don't debate; you need one.

Nice little bungalo with a screened in porch

This is a hidden gem - a little tricky to find, but once you do it is lovely. The screen porch basically doubles the size of living space, but use bug spray! The no-see-ums get through screens. The neighborhood feels very safe and the beach is not crowded at all. We found a few bugs in the unit, but just keep food sealed and you should be fine.

Quick TC Getaway

We came for long weekend and saw this place online. Pics and reviews were good and we’ve stayed in the same area previously. Wasn’t really true to pictures but was good enough for what we needed which was the turquoise water. Bed linens need replacing badly. Lots of stains and pilling. Did t use kitchen at all. Outdoor shower was good to have. Probably wouldn’t stay here again.

My family (from Canada) has been vacationing in Turks and Caicos for over 15 years. As tourists we have had many meals with the local restaurants, chartered day trips to the other islands (Cays) Pine, Parrot, Dellis Middle and North Caicos. Fishing charters, island exploring, snorkeling the reefs right off the beach, para-sailing and kiteboarding are some of our favorite activities on the island. Our whole family became PADI Certified Scuba Diver's during a stay a few years ago. The places to see and things to do while on vacation in Turks are endless.

Why they chose this property

We fell in love with the 1.) Location, 2.) Tropical lushness of the properties. First and most important to guests, the Villas are very close to one of the best beaches in the world, Pelican Beach on Grace Bay. They are not on the beach, but so close you can walk back to your fridge to get a drink or to use the bathroom. This is perfect for families that have kids. Going to the beach is not a trip that requires planning the whole day for you family. If you forget or need something just walk back, it’s closer to the beach than most condo/hotels rooms on the beach. Second the property is very large (acre) very private and tropical lush. They are covered with palm trees, tropical trees and plants. Guest always comment that “the property is beautiful”.
