- Charming, atypical and design apartment in the heart of Paris - Located between and at walkable distance (5 min) of the Opera and the Louvre, in one of the best spots in Paris. - 3 min walk from Metro station - The apartment is a recently refurbished duplex in a secured passage - It can host 4 people : 1 double bedroom with its bathroom and a convertible living room with kitchen and dining space. - Very nice area with lots of shops, restaurants perfect to visit Paris by walking
The apartment has been totally refurbished with quality materials and furniture.
It is composed of an open kitchen with (fridge, washing machine, kettle, cooking plate, microwave) open on the living room with high quality convertible sofa and dining space.
The bedroom downstairs has a big cupboards and a private bathroom with toilets.
The flat is also convenient for families with kids, we have an extra foldable baby bed.
There are stairs to go to the bedroom.

Great location with shops and restaurants nearby. Walk to the Louvre and the Seine. The bedroom and ensuite are downstairs from the kitchen and living area so if you had 2 people on the pullout sofa using the bathroom for them would be very awkward.
Unfortunately, our experience at Hedonist house was terrible. The location was ok though it can get loud due to the location being inside of a mall. Communication with the owner was good. Place itself was small and quite squished. The shower drain was not working properly and after about a minute of running the water it was leaking onto the floor with no way to stop it. We were having to lather soap on ourselves before getting into the shower in order to get clean. The downstairs room smelled very mouldy and was humid. Not a lot of supplies left for people staying. We got one tiny bottle of soap for the shower. Clothing was left inside of the washer machine from people before us (underwear). There were bugs. Would not come back🙁. Save yourself the trouble and spend a little more to get a good quality hotel.
The location is hard to beat. Great shopping and very close to a metro stop. Some amenities could be improved, but overall I was very happy with it for 2 adults. Communication was good as well.

Good location
Stairs to bedroom in bad shape very steep and narrow, but location was great and tiny but comfy
The apartment was lovely and very quiet inside. It was interesting being inside a shopping area but didn't bother us at all. The stairs going down to the bedroom were tricky so be aware of that if you have mobility issues.
It was an unique place to stay as it was in a covered walkway with shops, restaurants and a keypad entry to the walkway after 8pm. The location was within 10 to 20 minutes of walking to the Louvre, Opera House, Tuileries Garden and plenty of restaurants within walking distance.
The only problem with this accommodation is the couch bed which is hard to open as the metal frame is broken and bent.
Until they fix the couch bed, for two people its a great place to stay.
We stayed in Florian’s apartment for three days in early August. It was a great location and place for what we needed. Check in worked well with the codes he provided, no issues with that. Bed were comfy and water was hot. It’s a tiny place and located in a covered passage way among the shops so I would say perfect for a short term stay if you plan on just being there to lay your head for the night. There are things in the kitchen that you could use for cooking but it was missing some essentials like cups (only one we could find for the four of us) but we hadn’t planned on making any meals there and we didn’t spend much time there during the day. Because it’s small and covered (no actual outside windows), it’s a bit dark and there isn’t much ventilation so the downstairs bedroom has a bit of a musty smell. We found if we turned the air conditioner unit on for a while, it helped with that. It’s a bit of a hike to the Effiel Tower (about an hour) but we made a day of it and walked by Notre Dame and around the entire area, over to the Eiffel Tower and back. It worked well and we saw lots. We spent the next day in Versailles on a bike tour which I highly recommend.
We didn’t communicate with Florian during our stay, mostly because we didn’t need to and we had what we needed from him ahead of time. Overall, I would recommend the apartment for a 3-4 day stay but not sure if it would work well for a settled in long-term stay.

Can you give zero stars?
Generally the experience was a negative one even though there were some positive aspects. Communication was OK and the location excellent - we could walk to Notrr Dame and Monmatre, for example, and of course the shops. Those aspects were well and truly outweighed by the negatives. There were no opening windows in the apartment and the air downstairs in the windowless basement bedroom and bathroom smelled rank almost all of the time. We only saw a dead cockroach and we aren't sure about the mouse. The kitchen was bereft of any useful condiments such as salt and pepper, the sink is tiny and there was no plug to allow washing up. This apartment would be illegal in Nee Zealand. The cleaner was late in cleaner the apartment and we were not sure that he used any cleaning agents on the surfaces. I suspect that the cleaner has been doing the owner a disservice by not telling the host about the state of the apartment and the shortage of accouterments that would turn the apartment into a reasonable living space.
Why did we stay? After 5 weeks on the road we were too hot and tired to do anything but survive the four days.

Not what we expected
I want to start with the positives, the host was very quick to get somebody in to address the clogged shower and cockroaches. The host was very apologetic and sympathetic to our issues. He said that he never had problems with those before. He even offered to ship something I left in the apartment free of charge after I left. Unfortunately in terms of the apartment, the cockroaches in the bathroom were back after a couple days. I did also see a mouse that scurried underneath the fridge on our last morning there. My biggest complaint with this apartment is that there is no ventilation. There is only one window in the whole apartment and you would need a ladder to access it. Even if it did open, it still does not open up to the outside. The apartment is in a row of shops that are covered so you really get no outside air. There is a tiny AC unit downstairs but it only mitigates the stale air down there. I can see how this apartment would be better when the temperatures are not hot. There was only one mug and no cups in the apartment. We could not enjoy coffee together but had to take our turns in making a coffee. The washer had a ton of black mildew around the ring, so much so that we opted to go pay for laundry. The stairs were falling apart. Overall a very bad experience.

The property was is a well located area. There was loads of restaurants in the area and no problems in getting food and drink. The Louvre was a 10 minute walk away and easy to get to other attractions.The property was ok, the downside is the bedroom was down in the basement and can not get any internet and service on the mobile phones.The room had a little damp smell but overall it was ok. The bathroom room needs hooks to hang the bath towel.

Close to the Louvre and the Opera, this adorable place was perfect for a few days exploring Paris. Host directions were easy to follow and the place was cute. Even better than the pics.
The place is perfect as a centralized location and easy rest stop for all of Paris. The metro is right down the block and lots of great spots in walking distance.
The bed is also incredibly comfortable and the basement bedroom stays very warm even in chilly weather.
Florian does a great job responding to questions. The apartment is well located. We were not a fan of the bedroom downstairs due to my husband's knee issues. In warm weather the main level is a bit warm but that shouldn't be an issue if visiting during spring and fall.
This apartment was a gem in Paris! We stayed fod 3 nights with our 2 young kids and would return in a hearbeat. The place was quaint and clean, quiet in evenings but lively during the day! Lots of great restaurants minutes away! Louvre and Opera house minutes away and metro very convenient!
