Converted in 2015, this traditional Cotswold stone barn sits within 25 acres of farmland. The barn comfortably sleeps 6 guests with ample space for relaxing. If it's a quiet get-away you are after, or a place where you can walk, eat at great local pubs and restaurants, explore the Cotswolds and Oxford, then this is the perfect retreat for you. Quiet, modern, comfortable - see the reviews if you need convincing! Ben and Kate have also added a swimming pond to their facilities at the farm; wild swimming is on the doorstep! Open plan living area – comfortable sofas around wood-burning stove with books, 30 inch HD flatscreen TV/DVD/Freeview, wifi connection and iPod docking sound system.
Dining area for 6.
Fully equipped modern kitchen with electric hob, oven, dishwasher and everything you’d expect from corkscrew to tea strainers.
Utility room and WC equipped with washer/drier and space for grubby boots.
Underfloor heating throughout. The barn is heated by an environmentally friendly ground sourced heat pump which allows for maximum temperatures of 21 degrees downstairs and 19 degrees upstairs. These can be boosted by using the wood burning stove downstairs.
Upstairs:
Master bedroom with King Size double bed. Adjoining en-suite bathroom with double walk-in shower.
2 further double bedrooms with King Size double beds.
Family bathroom with bath and overhead shower.

Lawned and enclosed garden area with terrace. Private parking for 2 cars.

We live in the beautiful little village of Delly End, about 10 minutes drive from Witney in West Oxfordshire. We have a smallholding on which we rear cattle, pigs, sheep and chickens. We also grow our own veg. We have 3 children (in their teens, at school and at Uni), 2 dogs and a couple of cats. We both work from home, but are separate to the barn and while we aim to be there if you need us, we give you space and quietness.
Why they chose this property
We've lived in the main farmhouse for over a decade now and recently converted the ramshackle outer barns into a holiday property. We've been careful to retain the character of the barns with all the charm of the Cotswolds stone. The conversions are immaculate; Ben is a builder by profession and believes strongly in combining traditional materials and retaining the character of the original building, while also bringing modern comfort to the barn. It is light, airy, has bi-fold doors which lead out to a terrace, where - on warmer evenings - you can have a barbecue and a glass of wine. The garden looks over to the fields beyond.
What makes this property unique
Ben and Kate have recently built a swimming pond which will be accessible for their guests throughout the day. It is totally natural, no chlorine or chemicals. Refreshing and inviting on a warm, summer day.
The location of the farm is perfect for those wanting a quiet retreat where they can walk, ride, bike, read, cook, eat and drink. There are a multitude of very good pubs and restaurants close by, as well as things and places to explore in the Cotswolds, Oxford and Woodstock nearby.
