Sunny, warm, north facing stunning 3 bedroom home boasts an open plan living area. Tastefully decorated, this modern home`s stunning views will take your breath away! Open living area features electric blinds, gas fireplace and heatpump/aircon unit.

Both dining and living room areas access to expansive deck space allowing for Alfresco dining throughout the day into the night.

Smart TV provided (guests will need to access their own accounts to access apps). Bluetooth speaker provided.

Internet connected to 5G, download speed 301, upload speed 278.

Spectacular views of Tasman Sea, Manu Bay, Ngarunui Beach and views as far as the eye can see.

Directly across the road is Ngarunui Track, approximately a 20 min walk each way to beach - a must do walk ,with breathtaking scenery along the way.

No laundry facilities are provided at this property.

Please note there is a 1 bedroom apartment downstairs that is occupied by our caretaker (not available as holiday accommodation). This has no impact on your stay as you are not sharing any outdoor entertaining areas.

Double driveway (enough off-road parking for 2 cars), with steps to deck for ease of access to home.

Property is situated on a quiet cul-de-sac (no through traffic access). Amazing views across the Tasman and looking at Manu Bay/Ngaruanui Beach.

Getting around Raglan, I would strongly recommend you hire a car.

Please Note:

* This property is not suitable for children under 12yrs of age

* No pets

* We ask guests are respectful of noise limits with neighbours and keep noise limits to a minimum from 9pm - 8am

* We can accommodate a super king bed as opposed to 2 singles in bedroom #3, if requested

* Please note this property does not provide laundry facilities such as a washing machine nor dryer

* This property is also marketed across various websites, so please take this into account when submitting your enquiry as it may be possible we have `pending` bookings in place. We will try our best to accommodate your request

* Nightly rental is based on 4 guests then $70 per person thereafter per night (full linens included)

* Minimum 2 night booking
* Minimum 3 night over long weekends
* Xmas and New Year 5 nights

* Sound Splash festival weekend, parental supervision required, not available to guests under 35yrs, 3 night minimum.

TERMS OF CONDITIONS

No charging of electric vehicles, please use charging stations provided in Raglan.

Cancellation by OWNER/MANAGER:
If, due to circumstances beyond our control, the property becomes unavailable or unfit for use, we will notify you as soon as possible and refund your money in full.

Booking numbers:
Your booking has been `accepted` with the stated number of guests as per your enquiry. Please note number of guests applies to full duration of your stay, we do not allow for additional guests/visitors at any given time whilst staying at holiday home unless you have notified property manager prior to your arrival. Failure to do so may result in immediate termination of your stay, should this clause be breached. Numbers are placed on properties to ensure that the facilities are not stressed and the said property can cope with number of guests. If you could also please confirm whether couples or singles if you require linen, as this helps preparation of bedding configuration. Please note the guest name stated on enquiry is the person solely responsible for making enquiries, following through with emails and may not be transferable to another person at any given time.

Pets Policy:
Sorry, we do not allow any pets across any of our properties (this includes visitors).

Noise:
We ask you are respectful of your neighbours and keep noise to a minimum after the hours of 9pm.

Strictly NO PARTY policy, we are very strict with this rule, if you breach this rule you may be asked to leave. Neighbours are very good at letting me know if noise levels are excessive through the night.

Smoking:
All of our properties have a non-smoking policy inside of holiday homes. We have supplied ashtrays under the kitchen sink to be taken outside. Please no open fires at any given time.

Safety:
We ask that children are supervised at all times across our properties. Our properties have either spas, ocean front, raised levels or are not children proof. Your children are your responsibility and we will not take any liability due to unforeseen acts of misconduct. PLEASE KEEP CHILDREN SAFE WHERE SPAS ARE IN PLACE.

Breakages:
If at any given time during your stay there is damage caused or any breakages PLEASE LET THE PROPERTY MANAGER know straight away. If you have broken an item from the kitchen please leave a koha towards replacement ie wine glass, if a platter please leave appropriate replacement cost. Should further structural damage occur to property, excessive cleaning on carpets we will ask you to pay for this.

BBQ`s:
All of our bbq`s/webbers are cleaned pre your arrival. We do ask you leave bbq`s in same condition as you found upon leaving property. If we find the bbq has not been cleaned pre your departure we will email you requesting $50 cleaning fee.

Linen:
Full linens will be supplied consisting of bedding, towels, facecloths, hand towels, bathmats, tea towels and complimentary soap. Please note we do not supply beach towels.

Rubbish/Recycling:
Raglan has a strong focus on waste and recycling, we ask you conduct your waste/recycling into categories:

• Prepaid blue bag = all rubbish from kitchen bin
• Green Caddy (on kitchen bench) = when full place into larger outdoor green caddy
• Green recycle bins = if you could separate your recycles please; glass in one, plastics separate; cans, tins, cardboard (no loo rolls) and paper in the other.

We appreciate your concerted effort to help out with regards to rubbish/recycling as it is not pleasant when we need to sift through your rubbish to sort recycling!

Upon leaving holiday accommodation:
You have paid a compulsory fee for cleaning, however we do ask guests leave holiday home as you found it, in particular wiping down kitchen benches. We ask beds are stripped of sheets and pillowcases and placed in laundry/bathroom areas and dishwasher (if provided) has been turned on before you depart.
