To ensure a safe, respectful, and enjoyable stay for all guests, the following rules apply to all reservations:

Primary guest must be 21+ and must occupy the property for the duration of the stay
ID verification required for booking guest and all guests under 25 prior to arrival
Guests are required to sign a Vacation Rental Agreement prior to arrival
Travel insurance is highly recommended
🚫 Property Use & Conduct
No parties, events, or large gatherings
No smoking or vaping inside or anywhere on the property (minimum $500 cleaning fee applies)
No illegal activity permitted
Property may not be used for commercial or business purposes
🔇 Quiet Hours & Community Respect
Quiet hours are 10:00 PM – 8:00 AM
Excessive noise or complaints may result in immediate termination of the stay without refund
👥 Occupancy & Guests
The number of guests listed on the reservation is the maximum allowed at any time
No unauthorized guests are permitted on the property
Violations may result in removal without refund and a fee of $100 per person, per day
🐾 Dog Policy
Maximum of two (2) well-behaved dogs allowed
• Dogs must be leashed on and off property (New Hampshire leash law applies)
• Dogs must have no bite history; certain breeds may not be accepted
• Dogs must be crated when left alone in the cabin
• Please bring a dog bed/blanket—dogs are not permitted on furniture or bedding
Fees & Requirements:
• $125 non-refundable pet fee per dog (must be added and paid at booking)
• Health certification required prior to arrival
• Guest must carry personal liability insurance (renters/homeowners policy)
Additional Cleaning Fees:
• $50 fee for uncollected pet waste
• $75 fee for excessive pet hair on furniture/linens

Released 7 days after departure (stays 27 days and under)

As the cabin is located in rural NH and the internet speed is often intermittent, the listing write-up indicates there is no internet at the cabin. There is a Town wide broadband initiative in process!

Cute camp. Good access to the pond. House is nice than seemed in the listing as it has 2 bedrooms that were clean and very nice. Covered porch is nice. House was cool on arrival. It is rural and rustic.
This was once an old cabin but has been added to and extensively modernized. It's not quite finished yet, and the work appears to be very recent. Kitchen things were modern and everything worked, the bathroom was clean and modern and the bed was comfortable.
The property is one of a cluster of several houses close together on tiny lots on a small peninsula sticking out into the pond. Some have private docks; the rest, including this one, share a right-of-way to a shared dock just a few steps away. Water at the end of the dock was about knee-deep in late July and very clear, with a sandy bottom. Unfortunately the canoe shown in the pictures is not included in the rental. If you want to canoe or kayak, bring your own or be prepared to rent one. And be considerate of the neighbors; they are close by. Everyone was quiet and considerate while we were there.
This is truly a getaway. There's no internet service, and we had just enough cell phone contact to make calls and send texts, but not to view web sites or send pictures. Want a weather forecast? Bring a radio. Or just drive up the road half a mile and you can get a good signal. We would start off in the morning in the general direction of what we wanted to do, then finalize plans on the way as we got a better signal. This worked fine.
The only other thing to watch out for is that the running water is not drinkable, it's untreated pond water. Bring bottled water for cooking and drinking.
Overall this is a mix of modern comfort and old fashioned lakeside summer cottage living.

Clarifying a few items on your review: This property listing is not offered with water access, other than the public boat launch down the road. See photo on listing page. Although there is a canoe on the property, not in any listing photos, it is not offered with the rental. Guests can certainly bring their own or rent ones. The property is serviced by an artesian well, with a whole house filtration system, however, we do require guests bring bottle water for consumption. The property features a water dispenser for convenience. Please think of us for future stays.
We had a wonderful stay. Meghan was very accommodating and responsive. The house was very clean, nicely decorated with good amenities and a fully equipped kitchen and bbq. There is a view of the lake from the porch. Perfect for a relaxing getaway. The king bed was extremely comfortable. There is no wifi and slow mobile data (only one out of two phones had cell reception). But we did not mind a bit and used the opportunity for digital detox. There is a TV but you need to bring DVDs. Since there is no wifi the „smart-TV“ option does not work. Also there are plenty of boardgames :-)
This is a lovely little camp. The two-bedroom cottage is clean and comfortable, and the location worked well for us since we were visiting family nearby. Note that the air conditioner would need to be moved to work (plug doesn't reach), and the internet is unreliable. We had to leave early every day to work at our family's house.
