A five-minute bush walk leads to the beach, while the Kennedy Point car ferry and marina are also within walking distance. The two-bedroom cottage has a king bedroom, single bunk room, full kitchen and onsite parking for one vehicle.



The Space:

Black Cottage is positioned above the water at Kennedy Point, with wide sea views from the living area and outdoor spaces.



The deck is a key feature of the property, with space for outdoor dining and relaxing while looking across the bay. Sunset views extend into the evening, and an outdoor fire provides an additional place to gather on cooler nights.



Inside, the living area faces the water and connects directly with the deck. The kitchen is fully equipped for everyday cooking and forms part of the cottage's compact, easy-to-use living space.



A bush path from the property leads down to the beach in approximately five minutes, making it easy to head down for a swim or walk without taking the car.



The sleeping configuration includes a king bedroom and a second bedroom with single bunk beds. The bunk room is best suited to children or additional short-stay guests.

Families are welcome. There is a level change between sections of the deck, so additional supervision may be required for crawling or early-walking toddlers.



Guest Access:

Guests have full access to the cottage, deck, outdoor fire and bush path leading to the beach.



One onsite parking space is provided. Access to the property is via a very steep driveway. Street parking is also available for guests who prefer not to drive down the driveway.



Check-in is from 2:00pm and check-out is at 10:30am. Early check-in or late check-out may be available for an additional fee, depending on same-day bookings.



The Neighborhood:

Kennedy Point is a peaceful coastal area with easy access to beaches, walking tracks and local food and wine.



At Waiheke Island Marina beside the Kennedy Point car ferry terminal, Floating Cafe KOKO is a convenient spot for coffee, drinks and light food close to the cottage.



Kennedy Point Vineyard is also a short walk from the cottage and offers organic wines and platter lunches overlooking the water.



Oneroa Village is a short drive away, with dining options including Wai Kitchen, Akito, Solar Eating House, Fenice and The Oyster Inn.



Further inland, Tantalus Estate and Stonyridge offer wine tastings and lunch, while The Heke offers wood-fired food, local craft beer and a garden setting.



Getting Around:

The nearest bus stop is within walking distance and connects to the ferry terminal, Oneroa, Onetangi, and much of the island. Buses stop outside major wineries including Tantalus, Stonyridge, Te Motu, Wild on Waiheke, and The Heke. Taxis, rental cars, scooters, and e-bikes are available. Parking for one vehicle is provided at the top of the steep driveway.



Other Things to Note:

This is a self-catered holiday home, not a fully catered stay. We provide a starter supply of essentials such as toilet paper, coffee, tea, and milk to help you settle in on arrival. Once these starter items have been used, guests are responsible for purchasing any additional supplies needed during their stay.



A pizza oven is available for guest use. Firewood is not supplied at this property.



Beach towels are provided at properties with an available pool or spa. Guests staying at properties without a pool or spa will need to bring their own beach towels.



Families are welcome at the property. Please be aware that there is a level change between deck areas, so extra supervision may be required for crawling or early-walking toddlers.



Parking for one vehicle only. The driveway to this property is very steep. There is plenty of street parking if you do not feel comfortable driving down to the parking space at the front door of the property.



Waiheke relies entirely on rainwater tanks. To support sustainable living and protect local supply, especially during the drier summer months, we ask guests to be mindful of their water use during their stay.



Minimum stays: 7 nights mid-Dec to mid-Jan, 3 nights on all holiday weekends.
