Summary:

Private beach. Private jetty. Three kayaks and a lakefront spa pool. The Lion House sits absolute lakefront on Lake Rotoiti, with vaulted timber ceilings, floor-to-ceiling glass and water views from every living space. Four bedrooms, two bathrooms, sleeps ten. Open-plan kitchen and dining for eight, and a path down to your own beach and jetty. Take the kayaks out, soak in the spa as the sun drops over the lake - this stretch of Rotoiti is what people drive past Rotorua to find.



The Space:

The Lion House is built into the slope above Lake Rotoiti, so every main living space looks out over the water. Vaulted timber ceilings run through the lounge, dining and kitchen, and floor-to-ceiling glass keeps the lake at the centre of everything. There's a wood fire for the cooler months and a built-in library wall along the lounge.



The kitchen has a large island with breakfast bar seating, opening onto a long timber dining table that seats eight. Sliding doors lead out to a covered deck for outdoor dining and a separate open deck with sun loungers and a spa pool positioned to look straight out over the lake - the spot for a soak with a wine after a day on the water.



Four bedrooms sleep up to ten. The upstairs master has a king bed and the same vaulted ceiling, with a large picture window over the lake. The second upstairs bedroom has two single beds and is accessed through the master - a quirky layout that works well for families travelling with younger children who want to be close to mum and dad. Downstairs there's a queen bedroom and a fourth bedroom set up with both a queen bed and a bunk - perfect for kids or a mixed group.



Two bathrooms keep things moving: a main bathroom with twin basins and a walk-in shower, plus an ensuite. A separate laundry with washer and dryer sits alongside.



Outside, the lawn slopes down to the lake. A path runs from the house down to your own private beach and jetty - swim, fish, or tie up the boat. Three kayaks are provided for guests to use, so you can be out on Rotoiti within minutes of arriving. There's a covered outdoor area with BBQ and a sun deck with loungers.



Guest Access:

You have exclusive use of the whole property: the house, all four bedrooms and two bathrooms, kitchen, lounges, all decks, lawn, the spa pool, the three kayaks, and your own private beach and jetty. Off-street parking on the driveway for several vehicles, including space for a boat and trailer.



The Neighborhood:

The Lion House sits on Lake Rotoiti, one of the quieter Te Arawa lakes and a favourite for boaties, anglers and lake-day regulars. It's a peaceful, bush-fringed stretch of waterfront - trout fishing, kayaking, water skiing, and swimming straight off your jetty. The Hot Pools at Manupirua Bay are a Lake Rotoiti rite of passage and only accessible by boat across the water. Okere Falls and the Kaituna kayaking runs are close by, as is the Hells Gate geothermal park. The Okere Falls Store is a popular local stop for breakfast or a beer on the way home.



Getting Around:

You'll want a car for this one. The Lion House is around 28 minutes from Rotorua city centre via State Highway 30, and a quick 17 minutes from Rotorua Airport. Plenty of off-street parking on the driveway. No public transport along this stretch of lakefront, so plan your supermarket run on the way in.
