Beachfront Condo, Incredible Balcony View @ Fishermens Playacar 1

Belleza en la Playa is a one-bedroom condo with ensuite full bath and an additional half bath in Fishermen's Resort & Spa is the only one-bedroom with an unsurpassed balcony view of the sea and the pool. This is a full sized condo; not a hotel room or a studio. You have a living room, dining room, full kitchen, with a half bath in the hallway. There is a king sized bed in the master bedroom and within this bedroom is a full bath, with marble tiled shower. Great balcony with table and chairs and two chaise loungers.

At night you can see the lights of the island of Cozumel across the sea. It is wonderful to sit on the balcony and listen to the soft sounds of the waves hitting the beach.
There are a couple of other privately owned units for rent in this complex, but none have the great view and privacy of this unit in the middle of the building on the 2nd floor.
The dining room, kitchen and living room are open to the wonderful balcony. Kitchen is fully equipped for cooking including a microwave and oven/range.
Dining room seats four. Living room has a leather sofa which is a also a sofa bed (suitable for a child under 12). Cable TV in the living room. In addition to the air conditioning, there are two ceiling fans.
There is a half bath in the hallway near the kitchen and living areas.
The king ensuite master bedroom also has Cable TV. Shower and vanities are marble. Master bedroom has separate air conditioning controls from the living areas and also a ceiling fan.

Fishermen's Village is located within the residential development of Playacar within walking distance of the town of Playa del Carmen and the ferry dock to Cozumel. Fishermen's Village has two restaurants, garden and beachfront, swim-up bar in pool directly on beachfront, separate children's pool, lunch, snack, and full bar facility directly on the beach, penthouse sundeck on the beach, tour desk, car rental, full service spa, jacuzzi and exercise room fronting the beach.
The secured community of Playacar Fase 1 is considered to be the most exclusive area in Playa del Carmen. A secure gated community of private homes, one hotel, where we are located, Royal Sunset Fishermen's Resort & Spa, no shops or restaurants, with the main entrance on 10th Avenue between Calle 1 Sur and the Airport Road.
Playacar Phase 1 is the closest to the sea. One may live in the privacy of a privately owned vacation home. This community has 24/7 security and only one traffic access and exit, which makes it one of the most secure beach front communities in Playa.
The community is comprised of exclusive private luxury homes, beach-front or within four blocks walk or roughly 40 meters distance from the Caribbean Sea.
Marvel at the small Archaeological Site within the area which is located practically in front of the sea. The Playacar Ruins are perfect for professional family photos or your destination wedding backdrop. Paseo del Carmen Mall is a short stroll away, located where 5th Ave. begins and the Ferry to Cozumel docks; youll find boutiques like Zara, Bershka, Ultra Femme, Tommy Bahama and great eateries like Pizza Rolandi, Sushi Itto. and much more.

GREAT CONDO STAY IN PLAYA CAR

My husband and I thoroughly enjoyed our stay at this Playa Car condo. It was within walking distance of 5 Avenida, but definitely far away enough to get some quiet time. Views of the ocean were amazing.

Such a relaxing 10 days. The condo was clean and in a perfect location. The view can’t be beat. We spent much of the time on the balcony drinking coffee in the morning or having cocktails in the evening. Had fun on the beach and at the pool. Staff is always attentive and friendly. It’s a 15-20 minute walk to town where there is plenty to do and see. We’ll be back.

Perfect start for a single mom and 9 year old

This is a hidden gem in a safe and very nice neighborhood. I don’t recommend the all inclusive but going to the grocery store and cooking in the unit and enjoying the many good restaurants a few minutes taxi away. Lynn’s unit has all the extra’s in the kitchen and it’s a very comfortable stay. The pull out was perfect for my son and it’s nice having the extra half bath. The views are spectacular .This is my second stay in Lynn’s unit, and will be back again!

Pros excellent Host with very quick response times spectacular views amazing beach 15 min walk to town small Resort - 50 units organized activities during the day - volleyball, yoga, cooking demonstrations very pleasant helpful staff at the Resort Cons the unit is dated fold out couch very uncomfortable, used the cushions off the loungers as extra padding very quiet after 6 PM - would have like some type of activities Although the unit is a bit dated, the spectacular ocean front views more than make up for it. We met many wonderful families and would love to return next year.

Beautiful view, perfect location!

Of all places to stay in Playa Del Carmen I think this oceanfront condo has to be THE BEST! It has an amazing unobstructed ocean view, and is perfectly equipped for those of you who like to grocery shop and stock your kitchen! The condo is lovely, and the location is safe in a gated community just a short walk from town. Lynn, the owner, was wonderful to work with, quick to reply with answers to my questions, and super helpful with everything! I would recommend this condo to anyone who wants to relax in a beautiful, clean condo in a truly outstanding location! I hope to return and stay here again someday!

Beautiful location

The condo was in a beautiful location with pools and a beach. Town was a mile to walk into the pedestrian area but 20” to the south end. The unit was as described and we used it to stay put and unwind after a large family reunion. I would recommend some needed improvements. The bed and bedding need to be replaced. This seems basic to a 5 star rating and in this regard it fell short. The resort staff and Lynn herself were helpful, accommodating and polite.

Spectacular view from lovely condo

The minute we walked into this condo we were struck by the wonderful view from the balcony--liquid turquoise water and golden sand! The unit interior was stylish and comfortable with all the necessary kitchen equipment, linens, and tv. We were able to access wifi without any difficulty. The unit has 1and 1/2 baths which would make this unit perfect for a couple or small family. We especially enjoyed our daily walks to town through the shaded lovely neighborhood. The beach was kept beautifully clean and the pool sparkled with daily early morning care by the staff. We loved our trip and would love to return in the future!

Best condo location of all

The location was the best condo of all and we got to see all the other units 7 other families had. However, the company that does the bedding is awful. Queen size sheets for a King size bed doesn't work~since the bottom wasn't fitted you woke up all wrapped up like a mummy. For the price you need to do better. Also the clock/radio is broken in bedroom. There is a large tear in the sheer curtains that needs replacing or a repair at least. Also cutlery and cook ware ( such as teflon fry pans) need replacing. More face wash cloths needed (2 for a whole week is annoying. For the money you can do better. Deck furniture was very good.

Playa Del Carmen Birthday Retreat

Great location in Playa! We had a great time in the area for our 40th birthdays! My husband and I spent our 5 day retreat exploring, adventuring, and relaxing in the area. The condo was a great place to come back to and enjoy the quieter atmosphere of the quaint neighborhood. The A/C worked great, small kitchen for our mornings, and a beautiful view from the balcony! Some of the down sides were not terrible, but not expected. Upon arrival, at check-in, we were charged 4k pesos, MX ($200+ US) to keep as a “retainer” in case we charged anything? Not sure why, but this was never mentioned during booking. The resort said they will reimburse, but I’ll need to check my account for that. I’m hopeful they credited my account since we did not charge anything to the room. Lastly, there are some maintenance items that should be addressed. Overall it was a great place to stay for just about a week. We loved it!

Great Location

We have stayed here twice. Last year the seaweed was fairly thick. This year we went a little sooner than last and the seaweed was almost non-existent. The people are very friendly and Lynn has one of the Best Views at Fisherman's. We will be returning again just have not decided when yet. The beach is excellent and there are plenty of places to sit out and enjoy the sun. I would suggest getting up a little early to put your towels on a spot because the best spots go fast. This is by far one of the best beaches in the area because they start clearing any seaweed that has washed up over night at about 5 am. If you think the photos look nice its nothing compared to seeing it in person. I would recommend this place to anyone wanting to have an affordable vacation without being a boring all inclusive. The food at the on-site restaurant lacks a bit to be desired. The swim up bar at the pool is nice and the restaurant on the beach is good for lunch. We tend to look for local places to have our meals. The ferry to Cozumel is a short walk away along with many places to eat. The location of Fisherman's Village is un-beatable. Stay at this place you wont regret it!

Thank you, Lynn, for hosting our stay in Playacar Fase I! We had a very relaxing stay. Every item in your description was exactly as stated. This condo truly does have the best view! The rooms and balcony were more than well-furnished and having separate air conditioning controls in combination with the fans made temperature control a breeze (sorry)! Kitchen appliances all worked, as well as the tv’s and wi-fi. Toiletries provided were more than adequate. Thanks for providing the mid-stay maid service; we felt well taken care of. And thanks for providing bottled water. Our last trip to Playacar was in January 2012; this trip in July 2022 was H-O-T! We did rent a car, and were able to park in the lot every day except for one, when there was major construction adjacent to the lot. A swimmable beach is important to us, and being able to walk as far as we desired was a plus. While we ate mostly off-site, the restaurants’ menus were interesting and did not disappoint. We appreciate that all issues and questions were responded to and resolved virtually immediately. Highly recommended, and we would do this again!

Great view, chill place

We enjoyed our stay. The view from the balcony and living room is stunning. The condo is comfortable, kitchen well stocked and filtered water provided. One thing to know about Sunset Fisherman is that it is a 20 minute walk to Playa Del Carmen through a nice neighborhood. Taxi was about $10 - $15 to town. There are not any restaurants outside of the complex. We ate several nights at the restaurant downstairs and the food was ok. We felt like the convenience was worth it. The snack bar was a good choice for lunch. We did not do the all inclusive plan. We really enjoyed the pool. The water was a little warm with the May heat and would benefit from more shade. The beach had a great deal of sargassum which did not get cleaned up like other places. One thing that stood out was that being out of town meant it was quieter, there were no folks trying to sell us stuff at the beach and it felt very safe. Playa Del Carmen is very busy, the guys on 5th Avenue are constantly trying to trick you into coming into their stores. The beaches in Playa are sadly ruined with sargassum. We were very happy to be out of town a bit. A few things to be aware of - this rental is under the condo program and you are treated a little differently than the 'members.' You are able to charge food and drinks to your account by wearing a poor quality paper wristband. They put a $8,000 peso hold on your card.

Where Locals Reside

The property was as pictured. It was great having 2 restrooms to use during our stay. Also, the condo is inside of a community with nice shops & eateries. Bonus for traveling ladies we did feel relatively safe where we resided. My advice...speak Spanish because most locals do and it's difficult trying to translate. Which is why my recommendation is for someone who knows about the lay of the land or whose been to Playa several times. I noticed that there is no verbal connection with the front desk about the condo towels, eating at the property, etc. They wanted a credit card to pay for our meal- which I'm not certain as to why. They refused to take cash or pesos at the on-site restaurant. You have to go through the host completely. I feel the front desk penalizes you for renting from an individual, instead of dealing directly with them. Also, the arm bracelet they provide when leaving the property is needed for re-entry, but makes you a target for swindlers when you're on the street. Moreover, we had a horrible time getting towels for our stay. There was literally 2 hand towels in the entire unit. Unfortunately, the host doesn't live instate so getting the management company to comply with at least a few hand/facial towels was a chore and a sore point for us. The tv in the living room seems be to going out. There's an issue with ants in the kitchenette it's best not to leave any food out and expect to come back to it. Would I recommend this place? Perhaps but only if you've been to Playa before and are comfortable with the native tongue and how to get around by taxi. There are a tons of nuances with traveling in this area and staying here.

Hidden gem in Playa del Carmen

I booked this place based on the stunning beach views and the proximity to the town of Playa del Carmen and it did not disappoint. In a land of mega resorts with stadium beach seating and herds of tourists this place stands out. The staff could not have been friendlier. We elected not to get the meal plan in an effort to force ourselves to explore the town a bit more but found that we did eat at least a meal or 2 every day onsite. The breakfast buffet was great with a wide assortment of offerings that included regional specialties that you won't find in the states. The coffee was fantastic. Lunch, well, not so much. The sandwiches were OK but dishes that I thought would be great (guacamole, quesidillas, nachos...) were just so so. The drinks were also just OK - nothing special. Again, we were not there on an alcohol/meal plan so we could come and go based on convenience alone. The condo had everything we could have asked for including an extra 1/2 bath. The kitchen was well appointed although we didn't use much more than the fridge for keeping beer cold and a couple glasses for water. I could see buying groceries and cooking family meals if someone were so inclined. The bedroom is back in the rear of the condo with an on-suite full bath. It's dark and quiet. If you want to wake up to the sound of the waves you need to get out of bed and head to the balcony at the other end of the unit. Speaking of the balcony, the view is stunning. You are literally one story above the multi-layered pool with a major view of the ocean. Cozumel is easily visible when the weather is clear. The beach has plenty of seating with everything from 4 poster beds to beach couches to traditional loungers with umbrellas. There is even a sundeck above the beach restaurant that almost nobody used. It affords a near 180 degree view of the beach. There were hobie cats, kayaks and games available for those that wanted to use them. I think it was all free. The value of staying that close to the water within walking distance of the town was worth every penny. Couple that with the condo's amenities and you have a great place to stay in PDC.

Lovely property, unfriendly owner.

We have stayed at this lovely resort several times in other VRBO condo rentals. This condo is very attractive and in a beautiful location on the resort. We had no problem with the condo, Other than that the 4 bed pillows were very old and flat. The bed was reasonably comfortable and the unit has a very nice layout. The owner was a very unpleasant person to deal with. We had been staying in another VRBO on site with our three adult children the week before. A couple days before check-in, We asked this owner if we would be able to check in early and her response was that we could ask if the previous guests had checked out . At 12 o’clock noon on the day of check in, we stopped at the front desk, and they said the previous guests had checked out and we could go up to see if the room was clean. When we got to the room we realized it wasn’t cleaned yet and so left the room just as housecleaning showed up . The next morning we got an aggressive message from the owner asking why we were in the room at 10 o’clock in the morning and why we had checked in with two extra people. We responded by telling her it was 12 o’clock when we checked the room and it was just my husband and I checking in and encouraged her to call the front desk to verify . through that day and the next morning, she sent us multiple angry/threatening texts demanding US$700 more. For every text she sent us, VRBO also sent texts, requesting the money and threatening eviction. This was Sunday and a very stressful day. We kept asking the owner to send someone up who could talk to us and verify that there were only 2 of us in the one bedroom unit. The only response we got from her is that she had verified that there were four of us staying in the unit. Finally, by noon on Monday we went down to the front desk to try to find somebody from VRBO. The VRBO manager had just gotten on site and was absolutely lovely. He was very reassuring that he could take care of the situation for us. The only response we got from the owner was that this has been a very stressful situation for her! We would definitely recommend the resort, but would not recommend dealing with this owner. There are several other really great VRBO rentals on site, with kind and accommodating owners.

Beach condo in cute resort

The apartment is cosy and very well located, you see the sea from your dining table. The balcony is very big and overlooking the pools and the sea. We really enjoyed our stay even though there were glitches with keys and cleaning. The best part of our experience was the incredibly sweet and helpful staff at the Sunset Fisherman's resort, where the condo is located. There is a restaurant there, with an AMAZING buffet breakfast that costs around CAD 20. (The supper was quite regular, but you can cook everything at home, since the kitchen is really well equipped.) The other best thing is the location and the sea! You can spend the whole day there, the chaise-longues and parasols are there for you, and even a bar right there with margaritas! The centre of Playa is a nice walk away, you can go on the beach or inside on the street. The resort has also a jacuzzi and a cooler pool, which you can use til 9 p.m., so that was very nice! Overall, a good place too stay for a vacation.

Amazing beachfront condo

I have stayed in this area at the mega resorts for years. My sister and I were looking for a different experience this trip. So we decided on a condo. We love playacar beach! The condo-great location. Easy walk to town through a great neighborhood. Check in was easy. The host and front desk people were very nice. Made us feel like we were family! The condo was clean, just as described and pictured on the ad. It was great having the water dispenser. Morning coffee on the deck. Plenty of chairs by the pool. Very friendly residents that live there! Beautiful ocean. Quiet around the pool to read and relax but on occasion they play music for an activity. Evening music (right below condo) was not to loud or played to late! Took cab to the store and back. Kitchen had adequate supplies. Massage and facial at resort was fantastic! Went twice! Victor spoke good English and was very sweet. The worst part of our trip was….. leaving :( Lynn the owner of the condo responded promptly to the few questions I had before and during our trip!!!! I will definitely be going back. I am done with the mega resorts!!!

Calming and relaxing

This condo has a fabulous location with a large terrace overlooking the pools, beach and sea, along with the enchanting sunrises. The facility offers free bicycles and locks for quick access into town to visit shops and restaurants or a spin around Playacara Fase II on the bike path. The ruins are interesting and offer paths to Fase II as well. The walk along the beach uncovered outdoor massage locations that are a real treat as well as great people watching and warm waters to float softly on the waves. The pools at Fishermens are well kept and a perfect combination, along with a swim up bar stocked with everything you could want and warm, friendly, helpful staff. Lots of beach chairs, umbrellas, pool towels, books on loan, free activities like yoga, spanish lessons,kayaking, water aerobics and cooking classes. The staff is truly exceptional in all ways. Lunch on the terrace by the pool is a perfect break and the outdoor dinner seating is romantic and tropical. The condo is well appointed, quiet and very comfortable. Brush up on your Spanish to feel more comfortable reading menus, signs and chatting with the staff and locals. The local grocery store and/or walmart have everything you might need. We found cooking in the condo and eating on our terrace a nice way to relax. Bring a bathing suit, a couple of sundresses and flip flops and you'll be aok. No need to dress up. The waves are a calming sound. The people at the resort were friendly and respectful. We really enjoyed the smaller size of this resort, with the staff calling us by name almost immediately. It's a lovely break from reality.

I currently live in East Tennessee, USA, but if I didn't have to work, I would be living here at the beach. We feel very fortunate to have found Fishermen's and Playa del Carmen.

Why they chose this property

I visted Playa del Carmen and the surrounding area and simply fell in love with it. I really like the Mayan background and history of the area, but the natural beauty is spectacular.

I am an original owner at Fishermen's and purchased this unit before the building was even completely built.
Back in 1996, Fishermen's was to be a residential condo building but subsequently portions of it were purchased by Royal Sunset timeshare. There are still a handful of owners such as ourselves that own our unit with a deed and not timeshare.
