Welcome to The Overlook Nook! This delightful single story two bedroom home is located in the charming Garland District. Situated on a bluff, the home has a stunning view of downtown Spokane.

This dedicated vacation home is situated in a quiet residential neighborhood. Featuring a fully fenced and landscaped back yard, we are pet friendly for up to two, well behaved and housebroken doggies. Please be aware that parties and events are not permitted. Level 1 EV charger in carport.

This single story home features a spacious family room with a stunning view of downtown. Enjoy your favorite show or watch a movie on the 55" Smart TV. Amazon Prime and Netflix are included with your reservation.

The two bedrooms feature queen beds, with comfy hybrid cooling mattresses. The bedrooms have their own mini-split unit so guests can set their preferred temperature (AC or heat). The dining room comfortably seats four and overlooks the kitchen in addition to its view of the city. The cozy reading nook overlooks the back yard and enjoys its own TV. Hidden behind a door is a set of stairs leading to a secret room with space to relax and enjoy your tablet or read a book!

The home features a well stocked kitchen, coffee & tea bar, full sized washer and dryer, and full bathroom (shower/tub combo). Parking is either in front of the home or behind the home under the carport.

The home is a short stroll to downtown Garland district - which features many charming shops and restaurants reminiscent of their early years. The Garland district Farmer's market is hosted every Tuesday (3pm to 7pm) during the summertime. The walking path overlooking the bluff is a favorite of many to walk their dogs, jog, or to just stroll and enjoy with their families.

The home is a short 3 mile drive to downtown Spokane, 1.7 miles to Gonzaga University, 4.3 miles to Whitworth University, and 3.2 miles to Sacred Heart Hospital.

Up to two well behaved and potty trained dogs, at least one year old, are allowed with additional pet fee of $48 plus tax. If your doggy doesn't meet these requirements, please send the hostess a note with a little bit of info and a special exception may be granted.

Traveling with an infant? We offer a pak-n-play and high chair for your convenience. These items are kept off site so please just notify the hostess. Be aware that the home is *NOT* baby-proofed.

This is a non smoking home. Violators will be fined a $500 cleaning fee. No marijuana, paraphernalia or illegal drug use allowed on the property. Undisclosed guests or pets will be fined $100 per extra guest/pet per night. Rule violators may be asked leave property immediately with no refunds.

Exterior cameras are on site for security and compliance.

LOCAL RESIDENTS must inquire with hostess about purpose for renting home and IDs for all guests are required. Instant Booking for local residents is not permitted without prior host approval. A prepaid security deposit of $1200 will be required prior to arrival.

2023 FYI: The Church on the next block over (at bottom of the bluff) has been approved for a permit for some construction on their property. I expect they'll begin construction sometime in 2024. If they do, the outside of the home may be subject to some construction noise during the daytime. I don't expect you'll be able to hear it inside the home but we do have fans in the bedrooms to provide white noise if desired. Additionally our neighbor has two dogs that will sometimes bark at strangers in the backyard (6' wood fence + 4' chain link fence separating yards). They typically stop barking after a few minutes. I think my telling them to 'shut up' helps but maybe it only makes me feel better... Lastly, in 2024 we will be freshing up and repainting the exterior of the home. I plan to work between guest stays, weather permitting. As a result you may notice one section of the exterior is prepped or completed, while another area is waiting to be done. We appreciate your understanding.

Perfect house as family spent some time with my son watching Gonzaga baseball for the weekend. Close to the campus and great neighborhood. House was spotless clean and perfect for 2-4 people. Hilary was outstanding and accommodating on the day of check in. I will be looking for this houses availability every time I visit Gonzaga

Yeah, great house that myself and daughters and their friend stayed in. Pictures do not do the house justice, and for being a two bedroom one bath, there was plenty of room. Love the bonus room, window seat, and that the TV was a great size. Great location and really appreciate the Keurig supply!

My family and I (husband Loren, daughter Courtney, and two doggies) lived in Las Vegas for many, many years. Tired of the never ending HEAT, not to mention the hustle and bustle, we wanted (and NEEDED) a change. From the mountains to the plains, the Ponderosa Pines to the lakes and rivers, the beautiful area, the oh so friendly people, and the change of seasons (yes, even winter!) is what prompted us to quit our corporate jobs, pack up our belongings, and make the move to Spokane!

Our pets are part of our family and when we travel we want to bring them. Locking them up in a cage in a hotel room didn't appeal to us (and I can't imagine that they liked it either) so renting a vacation rental was a perfect solution for us. We've enjoyed vacation rentals throughout the country for over 10 years now so we know what we liked and what didn't work so well for us.

As your hosts, we're here to help but want to give you the space and privacy you desire. The Overlook Nook is a home designed and dedicated for vacation travel. Our goal is for your stay to be cozy and comfy for the entire family, with all of the fixings of your home, so you'll be five star happy!

Why they chose this property

This is a great single story home located in the Garland District - a charming "old school" section of Spokane. It has a fantastic view of downtown from the front yard and a nice fenced yard in back. Very comfy with a little space to spread out!

What makes this property unique

Built in 1948, the home was completely remodeled by the two of us in 2021. The interior was designed around the "starburst" light fixture in the dining room - which intentionally has a blue wall behind it which reminds me of an evening star. Hubby added the brick wall in the living room which we thought would go great with the leather couch. Everyone thought I was nuts when I told them I was painting one of the bedrooms all a dark color - the walls, trim and doors. With a hint of pink added, everyone loves how it turned out. The upstairs bonus space wasn't originally going to be available to guests (but who doesn't like to check out a mystery set of stairs hidden behind a door) and wall-la! a comfy reading/TV watching room!
