This is a 1,300sf walk-out private basement. 30 feet unobstructed to lake. A family lives upstairs, totally separate from VRBO basement. There is really good soundproofing.

Lake is shared with community (not public), indoor is 100% private. We recently added two minisplits. These provide heating and cooling custom to your desire.
The foosball table is a tournament Tornado coinop.
You can fish the lake, there are bass, crappie.
Arcade machine has Pac Man, Galaga, Galaxian, Dig Dug. Let us know if you make a new high score.
We do our best to keep a good supply of firewood and propane for the grill.
This is a natural lake. There can be bugs, spiders, garter snakes, coyotes in the distance, cobwebs on outdoor furniture. There is nothing that can kill you except the obvious drowning risk. The lake is 20 feet deep. Please be safe. There are no lifeguards. We do have life jackets, please use them.
The hot tub can get sand in it because we have a sandy beach. There is a hot and cold spigot next to the hot tub. It is connected to the tankless water heater. If the water is cloudy, replenish some water with the spigot. There is a vacuum next to the hot tub. It is activated when immersed in the water. We clean the hot tub every day or two. There is an occasional bug in the hot tub.
We do our best to keep everything clean but we do not guarantee the outside to be perfectly clean given that it is a natural environment.
We do not usually clean the Weber barbecue grill in between stays.
The neighborhood is gated and fenced. It is very safe for your kids.
No 10% occupancy tax as this house is just outside of city limits woohoo!! We also own beautiful coworking space in the heart of Downtown Denver with westerly and Clocktower views. Free day pass with booking.

Most comfortable rental I’ve ever stayed in! Well stocked for any of your adventures or just hanging around the house. Hot tub on the water was very relaxing and appreciated after a long day! Bed are very comfortable and the shower was always hot. I will come back again. Thank you for sharing your place with us.
We had a fantastic stay! The house was perfect for our needs—clean, comfortable, and well-equipped. The kids had an absolute blast swimming in the lake, playing games, and bouncing on the trampoline. It was the ideal setup for a fun and relaxing family getaway. We will definitely be staying again!

If I could give more than 5 stars for how much my grandchildren loved this place. From the vintage mini arcade game, to the back yard beach perfect for digging and burying things, to the in-ground trampoline. They loved it!We cooked all our meals and weren’t far from parks, lakes, a roller skating rink and grocery and other stores.I’d definitely stay again.
5 stars, wish I could give more. This was spring break for my grandbabies (ages 12, 3,2) and when I tell you everything was so accommodating. Board games, video games, cards, books even outside they had trampoline, fishing pole, darts, sand pit. Too bad the weather was on the cooler side or we would have had a chance to take a dip and enjoy the water also. There was a hot tub but we just ran out of time to fit into the itinerary. The host made sure to provide all the amenities to make us feel comfortable..each room was stocked for the ever changing weather and we were very comfortable on the chilly nights and warmer days. I had to do some work while there and the wifi was outstanding no complaints at all. When I come back to visit, I certainly will look up Philip again for another no worry stay. Thank you for being a exceptional host!!!!!
We were in Colorado for a baseball tournament. We only spent two days at the house, but it was perfect. The boys caught lots of fish, which was the highlight for them. Great quiet location. Wish we could have stayed longer!
The property was perfect for our family! We fished, kayaked, and enjoyed the hot tub. The kids jumped their hearts out on the trampoline and mastered Pac-Man.

My kids had a fantastic time! They spent the whole day outdoors, swimming in the lake, paddle boarding, playing in the sand, and relaxing in the hot tub. They didn't even touch their electronic devices! It was so peaceful; it didn't feel like we were in the city. We'll be returning!
We really enjoyed this stay! It felt remote, even though it's right in Denver. Looking out on the lake was so relaxing. We kayaked, paddle boarded, swam, soaked in the hot tub, and enjoyed the time away. The beach setting was very enjoyable. It was nice having a full kitchen to feed the kids. The VRBO is in a private gated community on a narrow street. The parking spot available was short, so we were glad we had our minivan. It would be tight to fit a big truck, passenger van, or SUV. It is the lower floor of a two story home, but it felt very private and has a completely separate entrance. We never had any run ins or interactions with the folks upstairs. We thought it was great!
