We provide 9 river tubes and 4 kayaks with several life vests available to choose from. There are a few sets of class 1 rapids and small section of class 2. We strongly suggest you wear "closed toe water shoes" E-bikes are seasonal PLEASE NOTE: if you're booking on expedia some of the amenities and photo descriptions are inaccurate . We don't know why? Tennis court is 2 minutes away, There is no spa. The waterfalls are 15 minutes away not on property grounds

Stayed here while visiting family in the area. It was nice to have plenty of space for our family of 4 plus our dog. We hiked in peoples forest and ate dinner in Avon. Kyle was very responsive to questions. Would stay again.
Very comfortable and relaxing. Close to so many activities - tubing, kayaking, hiking, pick-your-own vegetables, mini golf. Kyle was very available and helpful from start to finish. Thoroughly enjoyed our summer vacation here and highly recommend.
I had family members visiting for a reunion/bday celebration and needed more room. We had 9 young adults stay here and they went to ski sundown one day. The location was great and the home was very comfortable, just as listed. Kyle was great to work with, plenty of off street parking, quiet area, we were very happy. I’m sure it would be nice in the warmer weather also.
The property was clean and comfortable. There were lots of games for the teens and smaller kids to play. We had nine people for 3 out of the 5 nights that we stayed and it accommodated us comfortably. Kyle, the property manager was proactive and quick to get back with me when I had a question.
The property is on a quiet cul-de-sac in suburban group of houses. The place was clean....spotless in fact, and comfortable, everything worked, wi-fi, TV all very nice. Big comfy chairs in the sitting room, with fun books and games around. The kitchen was stocked with condiments, a very nice touch, and there is a lovely deck right off the kitchen...we enjoyed a meal looking out over the woods. House is very close to the Farmington River, but its a bit of a walk to get down there and back. We did not use any of the inner tubes, bikes or any other sporting equipment but it looked amazing and would really add to ones enjoyment of the area. House is also near People's State Park, Sundown Ski Area is very close...a great spot if you want to enjoy the outdoors. Owners were super easy to deal with. New Hartford is a great part of Litchfield County, highly recommend,
We were one couple and 3 single adults (all family) gathered to attend a memorial service and other family events with other relatives who came from all corners of the country. The location was good for our events, we could come and go late at night without disturbing anyone when planes schedules demanded that, the beds were comfortable (the sheets felt very nice), the kitchen was very well equipped with cookware and everything we needed including condiments in the refrigerator (great!) and those who had to check in at work had stools at a good kitchen counter to put their laptops on, be part of the group and not be in the way. There were games and puzzles we might have played had we had more free time, which is always a plus. We did not use the TVs at all so can't comment on those. One shower for all of us getting ready for an event on Saturday after a hike in the morning was difficult, but we made it on time in the end. It felt crowded with five adults each doing their own thing in the kitchen, but it would likely work better for a family with children. Overall, we enjoyed our stay in an area that we were not very familiar with. We did not have time to explore much, unfortunately, but we walked to the tower at the reservoir that is pictured in the listing instead of the house itself, which then made that picture make more sense to us! It was a good stay.
