Check in was simple, the kitchen was full of items for use, the bathroom was clean, the beds were clean. We did not spend a ton of time at the house but it was clean and comfortable. For my first VRBO rental, it was pleasant!
The duplex is clean, quiet, close to a park where we walked our dog, and close to downtown. The host is easy to communicate with and helpful. We enjoyed our stay!
Convenient Place to Stay for a Wedding in North Spokane
This spot was clean and had everything 5 adults needed for a quick stay in Spokane. It was conveniently located for attending a wedding in North Spokane and everything was as described in the listing.

Thanks Alexandra! It was a pleasure to host you, and I'm glad you had a good stay!
The location was within 15min of everywhere we wanted go. The host was quick to respond and was attentive to any questions we had. We were visiting family and it was a great home away from home for the weekend!
The house was near our family so it was just the perfect location. Nice neighborhood. The house was exactly what we needed for the weekend. The owner was super responsive and wonderful to work with.
House was located in close proximity to shopping and eating which was nice. Air conditioning was sufficient. We felt safe in the area we stayed. The houses definitely needs repairs. Some spots on the floor in the kitchen and hallway were soft and parts of the flooring are moved and coming apart. Using the washer and dryer was a little treacherous as the water comes out of a hole in the floor and spills around then goes back in. There’s a mildew smell to the entire house. We won’t stay there again.
Joe gave me all the details and check in information well before check in time. The house was clean and had plenty of space for the three of us so would be perfect for a larger group too. Parking on the street was never an issue and there’s a park two blocks away that has great space to walk the dog or bring kids to.

Thanks Rene! I am glad you had a good stay. I hope you will choose my place again if you are back in Spokane!
We appreciated the comfortable accommodations and quiet neighborhood for a family girls' birthday getaway (mom and adult daughters). Mom has difficulty with tubs, so she loved the walk-in shower. The kitchen amenities and stocked coffee, etc., were nice. Joe was very responsive to questions.

The host was communicative. There were few issues with fire alarm chirping through the night that the host fixed next day after I informed. The flush had some minor issue with running all the time perhaps needs some tweaking. It would be great to have printed instructions to operate the TV and Netflix though there is Roku box service attached to TV. Overall good experience.
We were hesitant not really knowing the area of Spokane, but this location worked out quite well! The property owner was very kind and helpful with all questions. It was a smooth and easy check in, the beds were comfortable, and it was an adorable kitchen set up with coffee for us. The only issues we had were: the lower floor bedroom TV didn’t have a remote and we couldn’t turn it in with the upstairs remotes, and the garbage down there wasn’t changed from past visitors. But other than those two things the updates of the house look very nice, the AC unit cools THE WHOLE HOUSE DOWN! And the house was very very clean and cozy. Will definitely be in the look out for this rental when in the area again!
We stayed at this property during Memorial day weekend. It seems to be a mix in the neighborhood where we saw young families, adults and seniors out and about. The rooms were spacious enough for my family and the living room was where my family hung out most of the time. We especially liked having access to the laundry facilities since we were there with young kids as well.
We were also in town to check out a couple of universities and there all within close proximity as well as the downtown area which we explored.
The owner was quick to respond about inquiries and kept in contact to make sure things are well.
To help improve the quality of stay, we suggest having a couple of extra towels and blankets and bed linen in the closet. Some of my kids found it a little chilly staying in the bedroom in the basement. An additional couple of bowls will be nice too.
All in all, we had a nice time staying at Joe's place. We recommend this place for it's location and affordability.

I'm glad you had a good stay Koby! I appreciate the feedback as well. Safe travels!
Poor condition of the flooring throughout, especially the shower and the stair edging. Its unconscionable that vinyl flooring was used to overlay obviously sagging, rotten subfloor. The shower floor has proud edges and obvious mold. The aluminum edging on the stairs is sharp and a tripping hazard. Upstairs floors are creaky so downstairs guests are subjected to a loud cacophony of noise from people upstairs. There's a weird locked door that leads to another unit in the downstairs laundry room, and we heard indiscernible thumps.Stocked with dollar store amenities (cheap soap, no sponge in kitchen) and fixtures (hand towel ring that kept falling off its base, a glass shelf that is tilted so items fall off into the sink)No extra blankets, especially for the downstairs where it was cold.

Hi Suzanne,
I am bummed to hear that my place did not meet your expectations.
I do want to quickly respond to a few points you brought up in your review. While the pad under the floors is softer than I expected, the floors are not dry rotting or sagging, and you can clearly see that the floors are sturdy when looking at them from the basement. I understand that the grout color that was chosen for the shower may not be everyone's favorite, I can also attest that the shower is thoroughly cleaned before each stay. As for the stair nose tread, I chose the metal as a sturdier option as well as a safer option given the grip to help minimize the risk of slipping. Unfortunately, there is not much I can to prevent creaking as my place was constructed in the 1970s and has been redone. The locked door in the basement is a storage area for cleaning supplies and sheets and towels for my cleaner. I do provide hand soap, dish soap, body wash, shampoo, and conditioner. However, these items are not salon quality, and I recommend any guests with specific preferences on these products to bring their own, but I can guarantee that nothing in my place is from the dollar store.
I wish you would have contacted me about these concerns. I ask multiple times before and during your stay to let me know if there are any issues or if anything is not up to your expectations, and unfortunately, you did not contact me at all after you made your booking. I would have been happy to work with you to make things right had you contacted me.
Thanks,
Joe

Joe is amazing but
Joe was amazing and did his very best to be a great host. He was super responsive and was willing to try to make our stay the best possible. That being said, the property is old and run down. The renovations that have been made, are not done well. The floor in the kitchen has several “soft” spots like the floor board is rotten. The tile in the shower is all lose and if you’re not steady footed, you need to use caution. The place smells like an old house. The bed linens were fine but not what is shown in the pictures. The dishwasher was full of dishes when we got there and there were hand prints in the fridge. I did a complete kitchen clean when I arrived and wiped up tons of bugs off the door threshold. Joe did clean up the remaining bugs but they were back the next day. This shows much much better in pictures than in real life. The neighbourhood is sketchy and I definitely didn’t feel super safe there. We made the best of it, but as someone who stay in these all the time, this has been my worst experience by far. Way overpriced. I feel duped for sure.

Hi Brandi. I am bummed to hear that my place didn't live up to your expectations. I do ask all of my guests to bring up anything that isn't up to their expectations during their stay so that I can work to make things right. Unfortunately, you did not bring any of these concerns up with me so I was not able to work with you to resolve the issue. I am also bummed that you feel duped. Your nightly rate for 8 people for 4 nights was $790 before taxes and fees, which I can't control those amounts. Ultimately though you paid less than $200 per night for 8 people over one of the busiest holiday travel weekends. I'd argue that you received a great value for your money as a similar accommodation in a hotel would have likely been at least $200 per night per room which with 8 people would be at least 2 double queen rooms or about $400 night. So it seems like you really saved about 50% by staying at my place. Regarding the "soft" spots you mention, I can assure you that there is no rot of the floor board or under the board, but I will look into it along with the shower tile you are talking about. With respect to the soft floor in the kitchen. I do know what you're talking about. There is a thin layer of insulation under the flooring to keep it cool in the summer and warm in the winter. You did let me know about the bugs, and I let you know that a few days prior I had my quarterly exterminator out to spray the property, but again you said it was no problem when we chatted about it.
Lastly about the neighborhood, I clearly express in my listing that the neighborhood, Bemiss, is a traditionally blue collar neighborhood in Spokane, but the neighborhood is quiet and off of main streets. In my two years of hosting, I have never had a guest have any issues in the neighborhood or safety in the area.
For guests looking to book in the future, between VRBO and other rental platforms, I have over 100 reviews with only 4 reviews below 4-stars.
I rented this property because I was visiting my daughter who attends college at Whitworth. The location was about 15 minutes to Whitworth and close to a lot of things. It is an older home so just one small bathroom. It suited my needs fine but if a larger group, it could be cramped. There are two queen beds on the main floor. The one I slept in was very comfortable. There is also a king bed in the basement. The living room has a nice sectional couch and Roku tv.. The kitchen is large and well stocked. Parking is out front and I never had any problem parking right in front of the house. Our host provided excellent communication. This I greatly appreciated. Super clear instructions on check in and out. Checked on me during the stay. Very nice touch. It's a great value and would definitely stay here again.
