The Cocoonr agency is offering this charming house for rent in Chenac-Saint-Seurin-d’Uzet. It has a floor area of 200 m² and can accommodate up to 8 guests. It comprises a 50 m² living room (with a fireplace), a fully fitted kitchen, three bedrooms (one of which is on the mezzanine), two bathrooms, and you can enjoy a shared garden of approximately 2,000 m². Wi-Fi is included – we’re just waiting for you!

The accommodation is laid out as follows:
On the ground floor:
- A 50 m² living room with a TV, sofa bed and open fireplace
- A fully fitted kitchen including: electric kettle, oven, microwave, toaster, dishwasher, hob, filter coffee machine, Tassimo coffee machine…
- Bedroom 1: one queen-size bed (160×200)
- Bedroom 2: one queen-size bed (160×200)
- A bathroom with a bath and vanity unit
- A separate toilet
- A shower room with shower, vanity unit, heated towel rail and toilet

Upstairs, you’ll find a large mezzanine equipped with children’s toys:
- Bedroom 3: one double bed (140×190)
- A sleeping area with a double bed (140×190)

For even greater comfort, the owners have decided to invest in the following additional facilities: barbecue, high chair, washing machine, cot, fan, iron and ironing board.

Outdoors:
- A private terrace of approximately 30 m², with a barbecue situated under a covered area, along with a large table and garden furniture.

A shared area with the accommodation ‘Le Chalet des Vignes’, comprising:
- A shared above-ground swimming pool measuring 3.80 × 5.80 m and 1.20 m deep. The steps must be removed after each use. It is open from May to September (opening dates are subject to change).
- A shared 2,000 m² garden, equipped with garden furniture to enjoy the fine weather. There is a pétanque court and various fruit trees.

The house is ideally situated in Chenac-Saint-Seurin-d’Uzet, in a very quiet neighbourhood at the foot of the hiking trails. You’ll find all the essential shops nearby in Mortagne-sur-Gironde. Furthermore, there’s a hypermarket just 12 km away. A car is essential for getting around.

Activities:
- Visit Talmont
- Explore Mortagne-sur-Gironde and its harbour
- Leisure centre in Meschers (go-karting, bowling, cinema, climbing, etc.)

Transport:
If you choose to come by car, you can park directly in the property’s private car park (2 to 3 vehicles).

Other notes:
- The fireplace is in working order; wood is provided for the first fire.
- Pets are welcome free of charge. Only one pet is permitted per stay.
- Bed linen and towels are not included but can be provided on request at an additional cost (to be arranged and paid for with our on-site partner). The prices quoted are for guidance only and are subject to change by our partner.
- Parents are responsible for supervising children whilst swimming. The swimming pool opening dates are not binding and are subject to change. Subject to favourable weather conditions.
- End-of-stay cleaning includes preparing the accommodation for future guests. Please leave it in a reasonably clean condition and clean any kitchen appliances after use.
- Board games available
