Welcome to Villa Zen Zen, our Caribbean family villa where a private Sanctuary awaits you and we want you to experience 5 Star service whilst feeling at home. Light, air and space are the principles in the design of this beautiful home. We think you will fall in love with Villa Zen Zen and Jamaica. Although not as large as more ostentatious villas, the well thought out open plan and flow of the townhome allows the perfect combination of indoor/outdoor tropical living. We hope that on entering our beautiful home that you instantly get the feeling of peace and oneness with your surroundings - Zen at Villa Zen Zen.

Our Villa is located on a private narrow peninsula surrounded by the ocean (a designated Marine Sanctuary) in an exclusive quiet family orientated gated community with 24 Hour Security and yet is only at a 20-minute drive from the Airport.
This modern luxurious Jamaican Waterfront Villa in Montego Bay is further enhanced by the highest quality in fittings and luxury furnishings. We have a full time Chef, Butler and Housekeeping to complete your luxury vacation. No small detail has been overlooked to ensure you have the most wonderful and comfortable stay. Please note that this is not a party house and guests are requested to be respectful to our neighbors with regards to noise levels.

Perhaps take a day trip to visit our wonderful Island which has so much to offer such as river rafting, fishing, snorkeling, glass bottom boat rides, sunset cruises, feeding the hummingbirds, amazing waterfalls to name a few.

As part of the HOA Agreement, guests will be asked to provide a form of photo ID prior to arrival. We take a note of this information and keep it on record for the duration of the guests stay, upon departure this information will be destroyed according to the Data Protection regulations.

This was honestly one of the vacations I’ve had and staying on this property played a huge part in my amazing experience in Jamaica. The host was very helpful and always responded in a timely manner. The butler Fabian was the most caring and attentive person I’ve ever met. He made great drinks, if I were to book again it would definitely be because of him. The housekeeper was also a delightful individual. Still feel like groceries should be included in the costly price of the villa but that’s neither here nor there. Chef begs for tips, as tips are optional and given at free will but his constant hounding made it seem as if it were another bill. Food was good. Relaxing week in beautiful ZenZen Villa

We were welcomed warmly by the staff who were on hand and ready to facilitate anything we had in mind. We kayaked, fished, played tennis, lounged and ate delicious and healthy(ish) meals. The rooms were lovely and well maintained. We enjoyed the stay at ZenZen - five star stay!! Thank you!

This villa was AMAZING! The only disappointing thing about my stay was that I had to leave! My family thoroughly enjoyed themselves and I have no words about the service. Julie was very responsive and kept everything streamlined. She gave recommendations on travel which shortened the wait time at the airport. The staff (Fabian, Damian, and Sheryl) were awesome. They were very accommodating and helpful. The food was to die for. Chef Damian is very talented and catered to your food preferences. Fabian needs to be a bartender. He made the best drinks as well as took us out kayaking. This was the best vacation!! We will be back!!

The most comforting vacation ever

Words cannot express how wonderful this vacation was. We were a family of 5 which included a teenager and 2 seniors, one which was experiencing some serious health challenges. The entire staff was so extremely accommodating. Chef Damien and Fabian (the butler) accommodated diet changes and were able to arrange last minute activity when we finally decided to enjoy the island. I was sad to leave because despite our ailing family member, they looked after us like family. We will definitely return.

Amazing stay the staff exceeded expectations

Seamless from booking to arrival, the staff were amazing attention to detail impeccable, the chef Damien you can see he has bags of experience all meals were excellent Fabians memory for names and drinks just perfect. Only downside no provisions for late flight departures villa manager Julie didn’t handle this in the best way in the beginning but it was sorted out eventually hopefully this will be looked in to for future guests and do not really agree paying such a high service charge to Vtbo AND gratuities to the staff in my opinion vrbo should not charge the holiday makers commission it’s just wrong. Overall an amazing stay and we will definitely be back hopefully on an earlier return flight.

This villa is absolutely amazing! From the beginning Julie the property manager was immediately in contact with me about all the details. Very responsive! This villa decor is beautiful! It’s a new villa and everything is very very very nice. It also comes with Damien the amazing chef, Fabian the amazing butler (who is also a great mixologist), Sheryl the housekeeper and a private van and driver . We never went out to eat because Damien’s cooking was sooooo good we didn’t want to miss a meal at the house! Fabian takes care of your every need and Sheryl cleans daily but will also wash clothes. The pool is very nice but if want to go to the beach there is a private beach just a few minutes down the street and driver can take you. There were no disappointments. We had a fabulous time and will definitely be back!

P.S.A🗣 u won't be disappointed. This trip is gonna be almost impossible to top. I will say I would have liked to meet Julie but, it doesn't take away from my stay at this amazing villa. OMG the staff , I don't think I have ever felt such a strong connection with ppl that I have only known for such a short period of time. We were literally in tears leaving ,the staff came out and bid us farewell omg I have never experienced anything like it . Amazing!!! If I ever do jamaica again the only place I would stay is villa zen zen. I love u guys I'm pretty sure I will c u guys again. Last thing DO NOT BOOK TOURS ONLINE wait til u get to ur destination and go from there . Too many gray areas. K Quinn.

Luxurious villa, first-class staff

Our family enjoyed every minute of our stay at Villa Zen Zen. It is immaculately decorated with luxury furnishings just as shown in the pictures and had many amenities besides. We took full advantage of the kayaks, tennis court, and PlayStation. The true vacation-maker though was the superlative staff who were a delight at all times and went above and beyond to make sure we were well taken care of. Chef Damian cooked 4-course, 5-star dinners that we will not forget — and all the Jamaican favorites our family enjoys. Our butler Fabian treated everyone royally, magically appearing with the special treat each adult/child in our party liked most at just the right time. Housekeepers Cheryl and Keneisha effortlessly made sure the villa was tidy and comfortable and clothes were always clean and pressed. And our hostess, Julie, answered all questions and helped us make arrangements for everything from covid tests to in-villa spa treatments. If you’re up for leaving the villa, make sure to visit Harmony Beach Park for a beach day — it’s a short drive to a beautiful, well-maintained and free public beach with changing facilities and food options. As for Villa Zen Zen, thanks to all who made our stay so lovely. We hope we have the opportunity to visit again soon!

Fabulous Trip to Montego Bay

We had a fantastic stay at this home, and the property is awesome. We were there with our 2 adult children, and we all had a wonderful time. We loved the layout of the house and the furnishings. The master bedroom and bathroom in particular are spectacular, but there is no bad bedroom in the house. The tennis court was very nice and always available. There was also a small workout facility, which was a pleasant surprise. The house is on a marine sanctuary, so we were able to use the kayaks directly from the backyard. We can't say enough good things about the staff. Fabian was cheerful and helpful in every way. He took great care of us, and made sure that all of our requests were handled promptly. Damian's cooking is to die for. We requested authentic Jamaican food and loved every bit of every meal. Cheryl kept everything clean and tidy and did a great job with all of our laundry. We didn't use our driver Robert much as we took advantage of the home-cooked meals, but he was great whenever we needed him. They are all delightful people, and were the highlight of the trip. The only downside to this property is that it is a 10-minute walk/ short drive to a fairly small beach, and a longer drive to Doctor’s Cave Beach.

BEST TRIP EVER!!!

We had the most amazing time at Villa Zen Zen!! It is absolute paradise! From the moment we walked in, we were treated like royalty. The only thing that tops this incredible home is the staff. Fabian, Chef Kent (who was filling in for the regular chef), and Sheryl are family to us now. Our conversations with them were truly enlightening and full of positive energy. The warm breezes greet you as you walk in as does an amazing drink made my Fabian. Julie was there to meet us and was so kind to answer any questions we had. Don’t worry if you feel like the bedrooms are too hot to sleep. They ask that you keep the AC’s off in during the day since all of the doors are open, but those AC units WORK…and fast!!! You will be freezing in about 10 minutes. Yes, you can control the temperature in every bedroom. They are great systems. The small beach is just a short walk away, but Fabian drove us everywhere we wanted to go. Chef Kent’s meals were absolutely delicious. Every single one of them. Sheryl somehow cleans every room and bathroom every single day and does your laundry without ever being seen. It’s like she was invisible. Fabian takes care of your every need. Truly. He is SO full of positivity that you just him around all day. Don’t look anywhere else. BOOK THIS VILLA!! It’s the only rental in this particular community and it is HEAVEN.

The Villa was absolutely beautiful. It made for an amazing birthday trip. The staff was so helpful with everything we needed. Chef Damion was top notch he can literally make anything, and every meal was delicious. He even made me a Oreo cheesecake rum cake for my birthday, which was delicious good. Fabian the butler was so tentative to our every need and very helpful through out our stay. Also if planning to buy alcohol wait til you get to the Villa and allow Damion or Fabian to assist you. Julie was very nice and accommodating when I reached out. They pretty much can do anything you ask for, she never said no lol. It gave all the luxury I wanted for my birthday. Do yourself a favor, and book this villa!

This villa is beautiful! It’s in a secure location with gated access, it’s clean, nicely decorated, and just as pictured. But those aren’t really the main selling points of this villa…the main selling point is the staff! Chef Damian is simply amazing. Not only is his food superb, but he’s just all around a great person. He surprised me with a beautifully delicious rum-flavored Oreo cheesecake for my birthday! It almost brought tears to my eyes 🥺. He’s also just great to chat with…my friends and I kept him at the villa way past hours every night just talking. Fabian, the butler was also superb. He tended to our every need and had his special rum punch always ready upon request. By the way, it was the best rum punch any of us had ever had! At the end of each day of my vacation, I actually looked forward to coming back to the villa and eating one of Chef Damian’s meals and chatting with the staff. The only thing that needs a little improvement was the communication with the host, Julie. She was nice and professional, I was just expecting more proactive communication leading up to my stay. There was also some issues with the hot water. But since this is a newer villa, I’m sure they are still working out some of the kinks. But either way, I would book this villa over and over and over again. Absolutely LOVED it!

So many great things can be said about our time at Zen Zen Villa! We’ll start with the people – Fabian, Damien, and Cheryl were amazing. They were attentive to our needs, picking up on our small quirks throughout the week, especially Fabian. He was attuned to our habits very quickly and always available. He went above and beyond to ensure that our time was enjoyable. He knew our names and was extremely personable and helpful. Cheryl was great as well - we’d come back to the villa, and our beds would be made and rooms clean, and every night we had turn down service. The food was terrific. We have a vegan in our group, and Chef Damian was able to accommodate her. We ate out a couple of times throughout our stay, but Chef Damian’s food was by far the best thing we had. Henry, our driver, was also very accommodating. He drove us to Ocho Rios to Dunn’s River Falls and connected us to various activities such as jet skiing, horseback riding, and zip-lining. Next, the villa was spectacular. The home was gorgeous and clean. The lush greenery, infinity pool, and views of mountains and the water were breathtaking. We felt like we were in paradise as soon as we pulled into the driveway. Overall, this was absolutely a fantastic experience with amazing people. We cannot wait to return!

OMG Exceptional Indeed

You will fall in love with everything about this villa. The photos don't do justice. It's absolutely spectacular - paradise. That said, Chef Damian and Fabian are amazing. I can't say enough about their hospitality. The meals were wonderful so be prepared to return home 5 pounds heavier. :) The villa was special enough but the service and attention to detail made it all the more special. We traveled with two other couples and stayed for six days. There was plenty of space for six adults. The pool was great. The only thing is the villa isn't located on the beach. There is a private beach 5 minutes away. The water is wonderful but there isn't much else to do on the "private" beach. Otherwise, I have nothing bad to say about our stay. It will be hard to top the hospitality and genuineness of Chef Damian and Fabian. I miss them already. Much love to the team at Zen Zen Villa. We will be back!

Wow, wow, wow. I am literally speechless. This property and staff EXCEEDED my expectations. The entire experience was incredibly beautiful. The house was gorgeous!! The pictures don’t do it justice! Fabien, the butler, was absolutely delightful! He made sure our every need was met and always did it with the most sincere desire and genuine smile. Did I mention his cocktails were amazing?!? Chef Damien completely wowed us!!!! We ate dinner every night of our stay at the house, except for one. We certainly regretted that one night. We wished we had stayed in and enjoyed one of Chef Damien’s gourmet meals! I’ve eaten and worked at several 5-star restaurants and his food competes with and out does many of them! Cheryl kept our rooms nice and tidy. She REALLY cleans. I caught her a few times scrubbing the shower floors. I was VERY impressed. I was shocked that she was putting in that much effort and we were only there a few days. She could’ve just rinsed them and I would’ve been happy. However, she went above and beyond WITHOUT knowing I was looking. True definition of a hard worker. Give this lady a raise! Julie the host, was awesome!!!! She took care of every request, arranged all of our transportation (we all came at different times), made changes at the last minute for us, and even blessed me with a complimentary neck and shoulder massage from the local masseuse for my birthday -who was AMAZING by the way. If you need a massage, BOOK HER!!!! Thank you Julie and staff for making my 40th the most delightful and memorable birthday yet! You all were truly amazing!

Exceptional Family Vacation

Villa Zen Zen is a true gem. The property itself is beautiful and relaxing but the staff take it to the next level. Fabian, Damian and Sheryl truly have perfected the art of service. Fabian is always around for any request and the perfect cocktail at the end of the day. Damian prepares five star meals that taste as wonderful as they look. Sheryl quietly keeps the place in perfect order. All of this is done with a genuine smile from all three of them. Julie the owner was always quick to respond. It’s a wonderful property and we can’t wait to return. Thank you for hosting us!

Gorgeous property, fantastic staff! A perfect family vacation!

From the moment you walk through the doors, just a 15-minute drive from MBJ, you feel the weight of the world lifted off your shoulders. We were greeted at the door by the most amazing staff! Damian's culinary skills are off the charts! Trust me you won't want to eat anywhere else. Fabian is readily available to help you with anything you need and will make you the most amazing cocktails! Damian and Fabian were very accomodating with the children, always going the extra mile with food choices and mocktails! Shirlye the housekeeper, kept our spaces and clothes clean and organized. The villa itself is simply gorgeous!!!! A modern, chic, open-air design was serene and family-friendly. The rooms are tastefully decorated and the bedding is super comfortable! The master bathroom has the most amazing bathtub overlooking the water. The kids made the most of the activities offered; tennis, kayaks & paddleboard were readily available. Amazingly the house comes with a driver for the week, and we took advantage to go exploring one day to YS Falls, Rick's Cafe (the kids wanted to jump off the cliff). We also stopped at Connie's Country & Western Roadside Pub, the former spot of Jenny's Favourite Cakes (which they still make and sell 😊). The staff became family and as my little one said goodbye, tears rolled down her cheeks all the way to the airport! We had a wonderful time and highly recommend this villa for your stay in MoBay!

The property was beautiful! The staff was amazing! Shoutout to Chef Damian for preparing all the delicious meals, Butler Fabian for his wonderful hospitality/mixologist skills, Housekeeper Sheryl for keeping everything spotless and Driver Henry for getting us we're we needed to go safely. Beautiful house and Amazing service.

We spent our holidays from Christmas to NewYear at Villa Zen Zen and our experience exceeded way beyond our expectations. The villa was beautiful; it was spacious, well decorated, and always kept tidy and clean by the staff. It has an outdoor pool overlooking a lagoon and it’s a few minutes walk from a private beach that is only accessible to the residents. Though the villa was beyond amazing, it was the staff that really made our stay memorable and have us wanting to go back again. Damian, the chef, prepared delicious and mouthwatering meals. The food was on par with what you get at some of the best restaurants in NYC. He treated us to a 4-course fine dining experience every single night and never disappointed us. You could clearly tell Damian is an experienced chef from his presentation skills, which was the cherry on the top. Fabian, our butler, was always on his feet looking after us and making sure we had everything we needed. He surprised us every evening with some amazing cocktails and mock-tails. He was also very jovial and fun to have around. Cheryl and Keneisha made sure that the place was always kept tidy and did our laundry every single day. They were both very sweet and friendly. And our hostess, Julie, was always there for us for any questions and took care of local transport and covid tests. Overall, every single member of the staff went above and beyond to make sure we had a comfortable and unforgettable stay. It’s only been a day since we got back and we miss the place and staff already.

I have been married for 35 years, we have two grown up children and our family home is nestled in the hills above Montego Bay. I am an interior stylist working mainly in the vacation villa industry and so I was delighted when friends asked me to help manage their beautiful homes. My husband and I love exploring places off the beaten track, we like to sit and chat, drink some good wine and enjoy the company of good friends and family. We love sailing, snorkeling, walking and watching old movies.
