This unique home has lots to offer! Cold Branch features 2 Park Models, ( similar concept as Tiny Homes ) Each side has a spacious eat in kitchen, small desk area, full shower bath and bedroom with built in furniture. This really offers a unique level of privacy so great for couples, couples with kids or golfing buddies. Both sides can be left open by the sliding doors that go into the Great Room or close the doors to separate one unit from the rest of the house! Both sides have separate as well as brand new HVAC systems . Between the 2 living quarters, there is a nice Great room addition . It has the main entrance to the house, 2 deck areas that overlook the babbling Syrup Mill Branch ( Creek ) Grill out and eat on the deck. Small fence area for pets. There is also a separate step down den with a sofa and a card table.
The laundry room has full size washer and dryer for your use. Covered carport and room to bring your boat ! Cold Branch ( what we have always called this place.. we have had it for about 15 years as our getaway and vacation spot when we lived in Atlanta ) is 5 minutes to grocery shopping, add a minute or two for restaurants and Square events. There is a ton of things to do in the surrounding area. Known for some great trout streams, horseback riding, boating and fishing on Lake Chatuge, Fires Creek Recreation area, hiking, mountain bike trails, the list is extensive. We love this place and we know that you will fall in love with it as well.

Located in Hayesville, this cabin is in a rural area and on the waterfront. Cherokee Homestead Exhibit and Chatuge Dam are local landmarks, and some of the area's attractions include Georgia Mountain Fairgrounds and Hamilton Gardens. Kat is from Winston-Salem, NC. but migrated to Atlanta back in the 1980's.
Gary and Kat are in the real estate field and own their own real estate firm. Initially started out in regular resales but then found their niche market in REOs ( foreclosures.. working for banks and asset management companies back in the early 2000's. ) Not realizing that they are getting themselves set up to handle a massive amount of inventory that came through our Atlanta area after the real estate collapse back in 2008.

Why they chose this property
There was a time that we were working all the time.. we very seldom could get away beyond a day or two. Gary went to school at Young Harris College back in the 1970's so it was always an area that he loved. We looked for a long time to find the perfect get away place in the area, nixing houses that needed a lot of work, too isolated, bad lots, too costly etc. We ran across this little place about 15 years ago. Its location and access to grocery stores and amenities, overall condition and uniqueness sold us . We have owned it all these years.. We have since moved up here but needed something that would accommodate my Mom who was moving in with us. We are just about 2.5 miles from Cold Branch and decided to keep this property
What makes this property unique
Being 2 Park Models ( similar to Tiny House concept ... but larger ) with some added on rooms makes this a very unique but highly functional living arrangement. I remember when we were looking at properties, I wrote on the FMLS sheet.. ( hmm.. interesting! )
