The Space:

As autumn transforms the valley, the landscape bursts into a vibrant tapestry of fiery reds, golden yellows, and deep oranges, with the rolling hills and dense forests showcasing nature’s finest seasonal display.

Unwind on the wrap-around deck, where rocking chairs and cozy blankets invite you to sip hot cider while marveling at the kaleidoscope of fall colors stretching across the valley. At night, gather around the outdoor wood-burning fire pit, its warm glow mirroring the rich hues of the autumn foliage, perfect for stargazing under crisp, clear skies. For an elevated experience, take in the panoramic views of the valley’s radiant fall landscape from the climate-controlled "sky box" observation deck, private balcony, or screened-in porch, where the changing leaves create a stunning backdrop.



Inside, prepare hearty fall meals in the gourmet kitchen or enjoy football games or cozy movies on one of six TVs, including two 65-inch screens, powered by STARLINK satellite. Explore 131 acres of wooded trails, where fallen leaves crunch underfoot and the riverfront sparkles under the autumn sun—perfect for adventures with your dog. After a day of hiking, cool off in the brand-new infinity-like pool, its serene waters reflecting the vibrant fall scenery, or relax in the meticulously maintained hot tub, surrounded by the crisp air and colorful vistas. Stay connected with free STARLINK Wi-Fi (not suited for gaming) or stream autumn-themed movies using your Netflix account. AT&T and Sprint/T-Mobile offer the best mobile service, with other carriers functioning adequately. The lodge provides all body wash, shampoo, conditioner, bed linens, two towels, two washcloths, and hand towels for each bed—though we recommend bringing beach towels for the hot tub and river. Summit Lodge is your autumn escape, where the Shenandoah Valley’s fall splendor and cozy comforts create unforgettable memories. And yes, we planned for warm weather - pool closes on 1 November and is available for an additional fee when you book your stay.



Guest Access:

All spaces are accessible to guests, except separate garage and several owner Closets used for storage of supplies. EVEVATOR is not an option for guests.



The Neighborhood:

House is surrounded by 131 acres; there is a separate cabin on the property; the cabin is distinct but also a rental unit; feel free to book it to add more friends or family to your visit. The cabin sleeps four, rents quickly and can be found for rent on most booking platforms. For security, three exterior motion cameras monitor the front drive, rear door/backyard, and pool area; rest assured, there are NO interior cameras in the lodge.



Getting Around:

There is ample parking in the driveway. Roads to the property are paved and well-maintained by the municipality. The driveway is gravel into the property and plowed by a local contractor. We do not close due to weather i.e. if the government closes, we do not; home is on a generator! The home is a 15 minute drive to Front Royal for your groceries and restaurants; recommend visiting the Front Royal Chamber of Commerce online to get more info about "what to do" in the area.

Happy to accommodate up to 14 guests; Each bedroom had either a king or queen bed. One of the queen bedrooms has an additional single bed, great for one of the kids to sleep with grandma/grandpa. The queen bedroom in the finished basement has a set of bunks and another single bed sleeping a total of five - it is a great bedroom but we typically use it for "the kids." Please note, we do not make up the bunk beds i.e. sheets are provided by guest makes up those bunk beds as needed; if you don't need the bunk beds, simply leave the sheets folded on the bunk beds.



The home is on well water and has a sulfur smell. All water is safe to drink, bathe, and enjoy the hot tub. The faucet on the kitchen island has a water purifier to reduce the sulfur smell. Many guests bring bottled water.



The hot tub is maintained regularly and ready for you to use; please shower before entering the tub and there is no glass allowed near or in the tub. The hot tub is open all year long.



Smoking is not permitted. You may enjoy a smoke on the porches with an ashtray only. Please pick up your cigarette and cigar butts.



Trash is picked up AFTER you depart. There are cans provided outside to put your bagged trash; please save those cans for the trash that may have food in it. Trash with cans, bottles and recyclables should be tied up tight and placed NEXT to the cans when you depart.



The Elevator has been taken out of service and not available to guests. Exceptions are considered with an elevator fee. The great room and kitchen as well as two bedrooms are on the first floor i.e. no stairs to access.



The home's thermometer is fixed at a very comfortable level. Please feel free to use the blankets if you become chilly or open windows to add airflow. Additionally, the great room fan is huge and always available.



The salt-water pool is available during the summer months, typically from late April to mid-October. The pool remains covered, but we are happy to provide access with the requisite pool fee i.e. one fee per stay.



As a reminder, if the hot tub becomes inoperable during your stay, the repair persons will likely not make a service call during your stay. In the event one of them becomes inoperable, we will not consider any refunds. The tub is maintained regularly so we enjoy a consistently operational hot tub.



Many guests will visit the river and some may decide to swim. The owners require you to bring your own life jackets and safety equipment and remind guests that they swim at their own risk. River access is provided and instructions to access the river are in the home and in your check-in/out instructions. You will find the dedicated path a few yards from the driveway - look for the sign high up on the tree by the alternate parking area. The number one river outfitter in Bentonville is about 1.4 miles from the home - check out Down River Canoe Company!



For family reunions, there is another 2-bedroom cabin on the premises that is separately listed on AIRBNB i.e., Common Ground at Riverbend - search for it on AIRBNB.



Yes, WIFI is free via STARLINK; gaming is not recommended. We recommend logging onto your NETFLIX account or bringing movies to play on the blu-ray DVD player in the recreation room (finished basement). The televisions are smart and the great room and game room have DIRECTV for local television. Please do not disconnect any of the television gear or boxes.



The owner has placed three exterior motion cameras on the front drive area and on the rear door/backyard of the home; additionally, there is a camera on the side yard where the pool resides. There are NO interior cameras in the lodge.



Before you arrive, you will receive an AIRBNB message with check-in instructions and directions.



Interaction with Guests:

Guests will have a dedicated online property manager as their point of contact, reachable primarily through the booking platform and occasionally via phone. Check-in and check-out instructions will be provided during your stay. Important information is also posted on the large refrigerators in the lodge’s kitchen.



WIFI is provided by STARLINK without a password. Directions are provided prior to check in with door code (primary and secondary).



There is a pool fee and a liability waiver for all guests to sign before the code to uncover the pool will be distributed.



Please reach out to the online property manager with any questions or concerns. We do provide shampoo, body wash, conditioner as well as all bed linens, two towels, two wash cloths and a hand towel per bed. We do have one pack and play for your use in the foyer closet.



We are on well water so many guests bring bottled water, and we recommend beach towels for the hot tub and river!



For your safety, exterior motion-activated cameras monitor the entrances, exits and exterior high-traffic areas. There are no cameras inside the lodge.
