There are several specific concerns with the review: ● Retaliation / attempted leverage for a refund: The timing is significant. The guest completed her stay without reporting these alleged issues, requested a refund afterward, and then posted the negative review after we declined. This strongly indicates that the review was retaliatory and connected to the denied refund. ● Unsubstantiated allegations: The review makes serious claims about the condition and cleanliness of the property, yet there is not a single photograph showing evidence of the alleged filth or conditions described. There is also no documentation or other evidence supporting these claims. ● Speculation and hearsay: The guest makes assertions regarding matters such as air quality that she could not substantiate. These appear to be assumptions or conclusions rather than objectively verifiable facts, particularly where the alleged condition is outside of our control. ● Contradiction with the guest’s conduct during the stay: If the conditions described in the review were genuinely present and materially affected her stay, it is reasonable to expect that she would have reported them while she was occupying the property and given us an opportunity to investigate and address them. She did not. This is especially an issue if the air conditioning truly was not working for two nights, in July, in Nevada. It is just too hot to complete a stay without air conditioning. Upon our arrival & inspection - the air conditioner was working fine and we have not had complaints about the air conditioner from any booking prior or since. ● Condition of the property after departure: We personally traveled approximately four hours to the property immediately after her departure and found no evidence consistent with the conditions described in her review. Had there been significant cleanliness or property-condition issues as alleged, we would expect there to have been some observable evidence when we arrived. ● Our conduct toward the guest: At no point were we belligerent, hostile, or disrespectful toward her. We communicated with her respectfully and made every reasonable effort to be kind and professional. The only dispute arose because we declined her request for a refund after she had completed her stay. For these reasons, we believe this review warrants another review under Vrbo’s guidelines. A guest should not be able to complete an entire stay without reporting an alleged problem, request a refund afterward, and then publish an unsupported negative review when that refund is denied.
