Sleepover Studio w Heated Indoor Pool in Rural WNY - Up to 10 Guests - Go Bills!

Enjoy a private heated indoor pool year round. Perfect for birthdays, ladies night / gentleman's retreat getaways, engagements, holiday celebration sleepovers as well!

If you want to have Guests join you to use the pool who are not staying overnight, please reach out to me and let me know how many people and how many hours they will stay. There is a $5 per person/per hour fee for people that are not included in your overnight reservation. I'll price these extra guests for you as an additional charge that will be billed to your reservation. This is a hard requirement and we cannot waive this.

We have a one room studio sleepover space. It is up an outdoor flight of stairs. Note: the bathroom is in the pool house - it is not in the studio suite, so you'll need to go outside and down a flight of stairs to go to the restroom. No sleeping in the pool house.

Ms. Pacman and Pinball machines in the suite as decoration only. They are all old and cranky; please consider them decorative only and non functional. There are 3 real twin beds, 1 real queen bed, 1 real double bed, plus 2 queen and 2 twin AIR MATTRESSES in the space.

You will have exclusive use of the pool and pool house during your stay. The pool is open to Guests from 10AM - 10PM. If you are night owls or early risers who want to use it earlier or later, we will accomodate your timing as best we can! There are night lights for fabulous evening swim experiences, and two decks off of the pool house; one for eating and one for lounging with a gas fire pit and gas heater. There is a sitting room within the pool house with a table that seats 10, a couch and two chairs, a Smart Roku TV, mini-fridge, and sink. This vacation rental does not have a true full kitchen - most people order pizza, bring crock-pots with their own delicious food, use the grills, have bagels or donuts for breakfast. Several places to order takeout about 8 min away in the Town of Eden.

Reminder - If you want to have additional guests come to visit to use the pool, great! We can make that happen - please reach out to me to price out an add-on amenity for those guests before booking so you know what the all in cost will be. A sleepover booking only covers up to 10 guests, visitors/additional guests are not included in that fee.

Please note, the Hot Tub has been decomissioned and not available for use.

No sleeping overnight in the poolhouse. The space is not set up for it.

This property was a wonderful overnight stay. The pool was huge, warm, and full of fun toys, lights and music. The sleeping area was cozy and we enjoyed playing pinball and arcade games. The host was lovely and very accommodating and helpful. I hope to return - it was a magical getaway.

Ultimate sleepover

We were greeted by Melissa the property manager and she gave us a grand tour! There were snacks, water, and more pool floats and toy than one could imagine.. the place was warm, clean, and super cozy. The beds were comfy, and plenty of pillows and blankets provided. The speaker and fun nighttime pool lights were a great touch. Suggest this for a vaca or a staycation to anyone!

Weekend Winter Swimming

This was so much fun for everyone in our group- young and old! The pool was clean and so warm. We loved all the pool toys and especially the diving board. The hot tub was great for the adults to relax as the kids played in the pool. The hang out room was the perfect place to take a swim break, sit and eat and chill out in front of the tv for a bit. The loft was super clean and cozy! This was the perfect little winter weekend get away!

Such a fun place to stay!

First of all Sadie is such a delight, just the nicest most welcoming host we could have imagined. The property is so beautiful and accommodating. Sadie greeted us and showed us around and told us everything we needed to know. The pool and hang out area are clean and stocked with everything you’d need to have a great time! The upstairs sleep over room was also clean, decorated nicely, and perfect for the sweet 16 sleepover we planned. I couldn’t Have asked for a better experience, I highly Recommend staying at the emerald barn or just renting for a couple hours. We will be back!

An absolute hidden gem!

I am so glad we picked Sadie’s property to celebrate my best friends bachelorette party at. We stayed Friday - Sunday and it was easily one of the most fun filled weekends we’ve all had in a while. The property is absolutely beautiful, you are in a very private area with lots and lots of outdoor space to sit, play lawn games, or chase your toddlers around. The pool was amazing, with all the pool supplies you could possibly need, provided on the spot! The host was extremely quick to respond to any question or request we had and was always a pleasure to talk to. I will definitely be recommending this place to my family & friends. Sweet 16 pool party

I booked this property for my daughters sweet 16 party with her friends and it exceeded expectations! Sadie left a gift basket for my daughter and her friends for her birthday which was the sweetest gesture! The pool was amazing and super clean. The pool house had everything we needed to store any food or drinks as well as a hang out spot in between swims. The sleeping area is a loft like room with video games and plenty of space for 8 teenage girls! I would absolutely recommend!

Property is just as advertised. Owners are so nice. Everything was clean and comfortable. The pool was huge, clean and comfortable temperature. Loved the hot tub. Plenty of floats and pool toys for our group of 7. Alexa playing kids favorite songs was a hit. Table fits at least 10. Everyone slept well. 11th Birthday Party sleep over

Our stay was absolutely wonderful! This is definitely a hidden gem in our rural area. Everything was very clean and well maintained. Lots of pool floats and toys available for the kiddos. Clean loft sleeping area. Sleeping area was comfortable! Property manager was so welcoming and surprised the kiddos with extra treats. Overall great place. The kiddos broke the float line that separates the deep end and shallow end… we felt terrible and offered to cover cost. They did not make me feel bad about it at all. We’ll definitely be back for another adventure!

Eden's best kept secret!

This property is truly one of a kind! I held my nieces Sweet 16 sleepover here and we couldn't be more glad we did! It is decorated so beautifully and the layout of the poolhouse is perfect for hosting a party. Everything was spic and span clean and the beds in the loft were super comfy. The host and property manager were quick to respond and very friendly. From fresh pool towels, toiletries in the bathroom, cell phone chargers galore, so many fun pool floats, many blue tooth speakers (we all know that's important to teenage girls- no detail went unplanned. This place is truly Eden's best kept secret. We will certainly be back!

This is a beautiful property highlighted by a lovely emerald colored barn surrounded by acres of land, a pond, tennis courts, and a fabulous indoor pool! This is a great place for family friendly events - birthday party sleepovers, family getaways, overnights with with friends. A great option for fall/winter western New York birthdays - as it can be so hard to find a neat option when it is snowing - especially swimming!

Easily parks 6-8 cars. 12 miles from Bills Stadium in Orchard Park.

What makes this property unique

A fun, relaxed environment reminiscent of a childhood sleepover! We can host engagement parties, small intimate wedding weekends, brunches and more. A private chef is available to cook custom meals as well - just ask! Access to a heated indoor pool, acres of grounds to roam, tennis courts on site optional to book.
