Summary: Guests feel relaxed and secluded on the waterfront peninsula on Downing Pond. Water views from every room and the oversized screened in porch with hot tub. This home was updated in 2023 with a new kitchen, bathrooms, flooring and lighting. The kitchen has a coffee station and the space and equipment to cook as little or as much as you'd like! Relax on the giant comfy sectional inside or by the pondside firepit or patio outside. Fast Wi-Fi. 10 minutes to Lake Winnipesaukee!
The Space: This 4 bed, 2 bath mobile home is situated on a wooded peninsula on Downing Pond. You will not see any neighbors nearby or across the pond from most of the property. The front patio has a small seating area with rocking chairs. The front door brings you to the living area / kitchen with giant sectional, 52" TV, bar seating as well as a table with four chairs. Next to this is the addition with dining area, futon, game space, 3/4 bath and laundry area. There is a queen bedroom in the addition as well. In the back of the house there is a full bath with double vanity, additional queen bedroom, another bedroom with twin bunks and another bedroom with the larger full mattress on bottom and twin on top.
The screened in patio has a cushioned seating area, patio table and chairs and a hot tub which operates year round!
Adjacent to the patio is your private beach and access to the pond. The pond has something to enjoy just about any time of year. We have two kayaks and two paddleboats. You are welcome to bring your own watercraft as well but please note there is a 5 HP limit on the pond and it is only 5 feet deep. Since it is only 5 feet deep the pond tends to freeze over thick most of the winter making it ideal for ice skating, fishing and even snowmobiling. Please check with local safety guidelines before making your way onto the ice. Oversized garage for your snowmobiles or other toys. The property also boasts a firepit area, propane BBQ, basketball hoop and other outdoor games!
Guest Access: Guests have full access to all parts of the property inside and out, including the garage with the exception of owners closets in hallway and back of garage.
Getting Around: Off street parking for up to 4 cars.
Other Things to Note: The home is heated and cooled with minisplits. These offer adequate heat when outdoor temps are above -13F. In the event that weather drops below -13 guests will be given the option of free cancellation or given a discount and using space heaters which may or may not provide sufficient heat.
Some of the floors in the home are not entirely even. If you have balance issues you may want to find a more suitable property.
The small bedroom with twin bunks is only 7'x7' and has the minisplit condenser mounted to the outside which may disturb some light sleepers although some find it serves as white noise as well! The top bunks have a weight limit of 160 lbs.
If a feature of the home is not working properly a credit of $20/day will be issued. In the event of a cancellation, the credit card processing fee (approx 3%) cannot be refunded.

Needs a little more TLC but everything was clean and worked. Beautiful secluded property.. Responded to Steve’s welcome email but never got a response.
Owner of the property was very responsive. Property is accurately listed and stocked well. Peaceful location. Ice fishing was active with bait shop a few miles away.

Quiet weekend
Overall we had a pleasant stay. Our host, Steve, was great at communicating promptly to make sure all was good. We were a little disappointed that the house wasn’t as secluded as the description led you to believe. The house is at the end of a populated group of trailers and prefab houses. Inside the minisplits kept the house toasty and the hot tub was especially refreshing. Both inside and out could use some major TLC.
Overall, we had a very nice time here for 4 nights.
- The house is on a dead end Street on a very quiet pond, the pond is only 5 feet deep so it’s not really considered a lake and you can swim in it (but it’s rocky/lot of grass as the bottom so not just sand just a heads up)
- Area is very quiet you will only hear/see 1 neighbors house
- AC works great
- House inside was very clean (looks better inside than outside)
- There are paddle boat/canoe/kayaks
- Firepit with chairs outside
- Very buggy at night (but to be expected)
- 4 bedrooms (2 queen) and 1 bunk bed room with a full size at the bottom and another bunk bed room with both twin sizes
- 2 bathrooms (1 tub) one on each side of the house
- 1 TV and it’s logged in to all streaming services
- Pac-Man/other games arcade games
- Not far from Hannafords for groceries
- Basketball hoop outside
- Took around 30 minutes to get to Weirs Beach on Lake Winnipesaukee
One small con was that all the games seem to be missing a piece such as twister/other family games it was almost comical that something was missing to actually play the game lol so maybe bring your own games
Overall, we had a very enjoyable stay, and I do recommend you looking for a peaceful vacation!
Steve went above and beyond helping get the hot tub fixed for us and was very communicative during the process. He answered all questions and helped our stay be as easy and relaxing as possible. Highly recommend this property for a summer getaway! Great for water activities as well like kayaking and pedal boating

This property was a labor of love. We saw a very special place that had been seriously neglected. There aren't many waterfront homes situated on peninsulas that offer the privacy and natural beauty that this one does.
What makes this property unique
This property is on the southern tip of the lakes region so it is easily accessible from the Boston area. The property thrives in summer and has excellent views of foliage in the fall before it becomes a winter wonderland.
