The property is in a quiet residential area. The neighboring families have young children and are sensitive with noise. If you're looking for a place to party, book elsewhere. Neighbors will call the authorities and shut the party down along with our business.

•We have a strict no party / loud music rule. There is a minimum fine of $500.
•No Shoes inside the property.
•No Smoking of ANY KIND in the unit. Only permitted outside the house.
•No parties, events, birthdays, bachelor or bachelorette stays
Check-in time is 5 - 2am (fees apply after 10pm)
•No Extra/ Overnight Guests (Have more guests than stated in your reservation or if the number doesn't match we reserve the right to cancel your reservation)
•No Mail Delivered here (unless personally arranged with me ahead of time)
•No Moving / Rearranging of the furniture (unless otherwise specified)
•No unplugging of the electronics like Tvs, cable boxes, lamps, Roku sticks etc No Pre-Check in
•Bag Storage (Only possible when available, upon request, and for a fee)
•No Disrespecting/ disturbing neighbors
•No parking anywhere other than assigned spaces we show you
•No loud noise or music past 10 pm
•A matching photo ID will be requested before sending out the check-in information.

Excellent property! Perfect distance to the city and HEB, so we were able to go to and from quickly. Great large living space to fit a lot of people. 3 big bathrooms were perfect for a lot of people getting ready in the morning. Would recommend for large groups looking for a sweet getaway in the Austin center. Has garage space and spaces for 2 cars in the driveway.

The house needed some cleaning, the hot tub was dirty and we had to purchase kitchen items in order to cook plus most of the glasses for drinking had chips in them. The pans provided were not clean and scratched terribly. Overall, this rental could use some care.

The host was not attentive and the property was misrepresented. There were concerns I brought up immediately such as a broken toilet seat that injured several guests and it was never fixed the entire time we were there. Completely unacceptable. The listed stated it sleeps 15 and there was not enough beds for 12. This listing stated there were 2 twins and there weren’t any twin bed which the host finally acknowledged and then changed the online listing. I had to ask for air mattresses so we didn’t have to sleep on couches or the floor. The jacuzzi also did not work right and no one ever came to check on that either. Check is is very late (5pm) and check out is 10am which is not typical. There weren’t adequate kitchen supplies and lacked a lot of items like blender, mixing bowl, etc. There weren’t trash cans in bathrooms or bedrooms either. The house is nice though with a big kitchen but the listing was completely inaccurate as there weren’t enough beds for even 12 people.
