We are eagerly awaiting seeing our extended family of Winter Snowbird Guests again!

New guidelines for securing extended monthly snowbird reservations have recently been implemented:

1. Time limitations for monthly snowbird reservations apply and are at the discretion of the property owner.

2. A new reservation for an extended monthly winter rental can only be made between the dates of March 1 - October 1. Snowbird guests with current reservations for the months of January and February always have the first rights of refusal for returning the following year.

3. Extended monthly winter rental rates are only available during the months of November, December, January and February.

3. Extended monthly winter rentals are strictly maintained on a calendar monthly basis that begins and concludes on the 1st of the month. No pricing adjustments will be made from the advertised monthly rates.

4. Discounted monthly snowbird rental rates require a minimum of two consecutive months of rental. Singular monthly rentals are not eligible for discounted rental rates and will be calculated using the published daily rates with applicable fees and taxes.

Sadly, the answer is not many. Most property owners are located hundreds or thousands of miles away and they simply rely on the less than stellar performance of a housekeeper to let them know if there are issues with the property. With no real training or oversight, the housekeepers for an absentee owner are often "in and out" taking no real pride in their work or having any real understanding of practices and procedures for ensuring a property is properly cleaned and disinfected.

Regency 403 is professionally managed by a small on-site management company maintaining a physical office presence on the ground floor of the community. Your business support and satisfaction is very important to us.

The on-site rental management company is selective with the properties they will manage and they do not manage all of the properties in this community. This means if a Guest for Regency 403 encounters an issue like AC failure or plumbing - there is no more trying to track down an absentee owner or calling an answering service and hoping someone responds. Your concerns are addressed immediately.

When it comes to property maintenance and cleanliness we encourage you to read the reviews for the properties we manage. As far as we are concerned, property maintenance and cleanliness are two of the "big sticks under the tent".

Once you make an online reservation here is what you can expect:

Within 24 hours - often sooner, you will receive a copy of the Rental Lease Agreement for the property you have reserved online.

Please review the Rental Agreement and complete and return it within 48 hours of making your online reservation. Once you return your executed Rental Agreement it will be reviewed by members of our reservation team. If your reservation is in compliance with the terms and conditions outlined in the Rental Agreement you will receive a Confirmation email within 24 hours. Your confirmation email will contain important information that explains how to check-in.

And yes, all Guests must formerly register and Check-In. We take our responsibility for protecting the integrity of our Owner's property very seriously - and we genuinely want to meet you and hopefully establish a rapport that makes you want to return.

Here are the highlights of the Terms and Conditions you will find in the Rental Lease Agreement:

OCCUPANCY: Navarre Beach Regency 403 permits a maximum occupancy of up to 6 people. Sleeping accommodation include a King size bed in the Master Bedroom and two Queen size beds in the Guest Bedroom. At no time can the occupancy of this property exceed a maximum of 6 people including infants and small children.

AGE RENTAL RESTRICTIONS: Reservations can only be secured by Guests that are at least 25 years of age.

DAMAGES: Guests are not required to purchase Damage Insurance. Guests are required to present a major legally issued US credit card with their name appearing on the card (VISA, MasterCard or Discover) at the time of arrival along with legally issued photo identification. Any damages arising from a Guest's rental use of the property are to be deemed as billable expenses. Any charges for repairs or replacements will be billed to the credit card Guest presents at the time of Check-In.

AMENITIES: Guests' use of community amenity features (Pool & Workout Room) requires all Guests to have wristband identification visibly displayed. Guest failure to visibly display community identification wristbands may result in Management or Security removing and banning Guest from use of the facility. A maximum of 6 wristbands will be made available for this property.

PARKING: Guests must display an authorised parking pass in all vehicles when present on the grounds of the community. Guest failure to display an authorised parking pass may result in the impounding of a Guest's vehicle at the vehicle owner's expense.

PETS: Guests are NOT permitted to have pet animals present while in this community. Guest violations will result in the immediate termination of rental use of the property and Guest's forfeiture of all monies paid. Guest violations of the NO PET policy may be subject to additional charges. Repairs, replacements, pet remediation efforts or Fines, if any, issued by the Homeowner's Association will be deemed as billable charges and will be applied to the credit card presented at the time of Check-In. This community carefully monitors for the presence of all animals.

SERVICE ANIMALS: Guests needing the assistance of a Service Animal must present this need in writing at least 21 days prior to Check-In. A charge of $275.00 will be collected for the purpose of having legal counsel review and determine if a Guest's need for a service animal are compliant with all federal and state requirements. If a Guest is approved for a Service Animal this charge will be refunded. Should a Guest not meet all of the legal requirements the fee is non-refundable.

PROPERTY SUBSTITUTIONS: In instances when a reservation is displaced or interrupted due to unforeseen circumstances, Guests will be relocated into comparable accommodation. If comparable accommodation is not available the Guest will be entitled to receive a full refund of all monies paid.

SMOKING: Smoking of any substance is expressly Prohibited on the balcony or within any interior areas of this property. Smoking is only permitted in the designated outdoor grilling areas of the community. Any Guest violation of the NO SMOKING policy will result in the immediate termination of Guest's rental use of the property and Guest forfeiture of all monies paid. Additional charges may be applied to the credit card presented at the time of Check In for any needed repairs, property replacements or smoke remediation efforts arising from the violation of the No Smoking policy herein stated.
