This beautiful, villa is nestled in the popular Highlands Reserve community, less than 9 miles from Disney's doorstep in Kissimmee, Florida and is perfectly placed for the shops, restaurants, fun and attractions that Orlando has to offer. With 4 bedrooms and 3 bathrooms, this fully air-conditioned, all tile floors, family friendly vacation home is perfect for extended families, friends traveling together or for those that just need a little extra room, sleeping up to 10 people (even more if there are babies!). This safari themed home has a bright, spacious family room to relax in during the day or evening, with a sofa, a loveseat, two cozy chairs, extended cable TV, VCR, DVD,stereo and WiFI for your comfort and enjoyment . The family room, breakfast nook and kitchen are all open to each other. There is also a living room and a formal dining room. This home has plenty of space for everyone to spread out and enjoy. There's even more fun and entertainment in the private games room with a pool table.

Step out from the family room under the shaded lanai, have a barbque and eat al-fresco at the the shaded dining table as you enjoy your meal. Step on to the huge sun-baked screen enclosed pool deck, and dip in to the cooling and sparkling waters of your own private pool ( with optional pool heating)! When you need more of that beautiful Florida shunshine, head out to your huge deck and soak up the sun while the kids play in the massive yard! When you are done in the pool, additional doors off the deck lead directly to the master ensuites. For extra added protection for young children the pool is completely enclosed by a safety fence.

The kitchen has been equipped with everything that you could need to provide a family feast to enjoy together either at the dining area off the front entry hall, at the breakfast nook, at the kitchen counter bar or out by the pool.

Luxurious sleeping accommodation awaits you with 1 King Bed, 1 Double/full Beds, and 4 single beds. There is also a queen sized sleeper sofa in the master bedroom sitting room.

The master suite takes up one side of the house. It has a king size bed, a TV and a sitting room (with sofabed) with patio doors that lead directly out to the pool. The lighted filled ensuite has a jetted spa tub, a separate shower and double sinks.

The second 'mini master' suite is on the other side of the house. It has a unique bamboo canopy style full bed, a TV and VCR and its own bath. The full bath has a tub/shower combination and a door out to the pool.

There are two more fun, safari rooms, each with two twin beds and a TV. These two rooms are separated by a hall bath with a full tub/shower combination.

Host Angie was awesome. Attended to any requests with haste. The home is comfortable but could use a lot if upgrades. Has some structural issues but nothing to make you turn away. If you just want a place to sleep and take a dip in the heated pool inexpensively, this would be a good choice.

Didn't know that the street behind the house was very loud in the morning when the big trucks went by at 4:30 in the morning and the ice maker didn't work and water pressure was weak and tv could be bigger and in the right cabinet. other than that is was good to ok. Still had a great time but will probably not rent that house again. unless it is super cheap.

Orlando trip

Villa was very spacious. We enjoyed our stay. Villa is in need of some refreshing but met our needs. The pool area was pretty grubby but we contacted property manager who came out the same day to clean it up. Location was good but the noise from all the trucks passing was somewhat disappointing. These started very early in the morning (4.30 am) until late in the afternoon.

Great house for multiple families

We stayed with another family and there was plenty of space. We were there for Summit Championships. Only things was that it was a little bit of a drive to ESPN center each day. The property was great and the pool helped the kids get out some extra energy.

Great spot for Family Disney vacation

Beautiful and comfortable home with plenty of space for our party of 7. Equipped with everything we needed for our 10 day stay. Property management was fantastic, responded to questions almost immediately and very helpful. It is a bit farther from the parks than it looks on a map - about 25 mins to each of them with normal morning traffic, but it's an easy drive and well worth it for the neighborhood, home, and close by grocery store and CVS (within 2 blocks). Thank you so much for making our stay fantastic!

We fly to Florida twice a year and always rent a vacation home, but I've never in my life seen such a disgusting pool deck. If you sat on the chairs, your clothes would be dirty afterward door frame , floor so dirthy ! ! I complained about this, and on the third evening, a woman came ( in the darkness) with a flashlight simply walked in through the back door in the dark. I've got a email 20 minutes before she came, but I was not in house, so I couldn't tell my hubby about that. My husband was very frightened and complained. The woman told him to call and that she would come with a pressure washer if no one was in the home, but she never responded to my calls or messages. The cleanliness inside the house was okay not very good but okay , but some of the furniture is very worn and needs replacing. Because of the proximity to the busy road, you're woken up at 3 a.m. in the morning. During the day, it's impossible to have a conversation on the pool deck, one truck after another drives right past the house—this, of course, isn't the homeowner's fault. To top it all off, the pool heater was broken on 11 out of 14 days. After several inquiries, I at least got my money back.

Charming Home for great price!!!

Location is perfect as far as being able to reach any amusement park or attractions. It was literally no more than 20 minutes away (45 with traffic during peak hours). Plenty of stores, restaurants and shopping areas. Check in was very easy. The home was very spacious and easy to get too.The property is a little outdated. The common areas outside like the pool and sitting area was not well tended. There were wires not covered up and the pool filter needed to be replaced. The major drawback is that it is right off the highway and you can hear every car and truck all throughout the night. If you need quietness to sleep then this will bother you but if you can sleep with sound I recommend turning on rain sounds or white noise to block it out. Communication was great, any other minor issues we had was handled expeditiously through management and that was during the holiday season.

We accidentally left a full bag of clothes and went back to the property and it was already gone. I feel like since they had my phone number they should have called us before taking/disposaling of our property!!! LOTS of money lost. 😔

I have been renting homes in Florida since 2003. This was by far the worst one we ever lived in. I never went on vacation and had to do my own cleaning to a home before staying in it, right after traveling 11 hours. Just down right ridiculous.

I was not impressed when paid for pool heating and gad to complain three ti.es pool was cold. I was informed by property manager when attendex first time at property the pool was 84 degrees after dippinga tgermometer quickly in water and had been in sun too long when had only been shops . I was told people say only a couple staying thwn bring family days later. I was told they would have to investigate why the pool was supposidly cold. I raised other issues aaid by propity manager and was then givwn a full refund on heating as advised pump was buent out. The people you initialy email respond very quick but the property manager has not answered phone numerous times or called back. I have left villa clean but did not use entrance by small door due to over run with ants

Beautiful

My family stayed two weeks. Home was comfortable and clean. I was so happy to see a Keurig in the home where I didn’t see in pictures. The master bedroom is luxurious and nice little oasis for mom and dad to escape kids during the day. The pool was wonderful and I was pleasantly surprised to find it was a salt water pool with no harsh chemicals on my family’s skin or eyes. Home is equipped with a tv in every bedroom and has a Roku with Netflix and Disney plus. My family throughly enjoyed gathering together to watch a movie after the end of a long park day. It is true you hear traffic from time to time but that wasn’t an issue for us. We also loved the privacy of the beautiful plants surrounding the pool. Felt like a true oasis. Home is in good neighborhood surrounded by great dining and everything your need within close distance. Disney was 27 min away, universal only 30. Highly recommend and will book again.

Good Budget Stay

House was very clean & spacious. Listing says it will sleep 10, however the sofa bed was broken and they were unable to remedy this while we were there. If you have several small children with you, you could easily have them sleep on couches but we had 10 teens/adults so sleeping arrangements were not the best. The beds do feel very cheap as other reviews state but this was not a big deal for us. Pool cleaner came on Friday morning and then told the teens who were outside we could not use the pool for the next 72 hours. Not sure if this is an every week thing or if the chemicals were just off that week, but it was disappointing to not be able to use the pool on our last day. Despite the hiccups I would still stay again just with only 8 people. Having a TV in every room was nice, especially with a house full of teens.

DO NOT PAY FOR POOL HEAT

The house wasn't very clean when we arrived but that was easily fixed. The main complaint is they are charging extra for pool heat. I happily paid but the water was cold when we arrived, and their binder indicated that the pool blanket must be kept on or the heat would be completely ineffective. When I messaged them to ask where I could find a pool blanket, I was told it was damaged and they didn't replace it. So, they are charging for something they know will be ineffective. A total waste of money. When I pointed that out, I got no further response at all.

The good, the bad and the ugly, ....and the noise.

GOOD Location, plenty nearby, shops, restaurants, bars. Animal kingdom within 25 mins, Universal 40mins. Communication with property manager and resolution of some issues. Great TV choices BAD Floors were dirty on arrival. Kettle and hairdryer needed to be replaced due to condition. Dishwasher door wouldn't close due to loose screws connecting it to the countertop. Waste disposal was dirty and smelled. Hedges to the front and side patio were completely overgrown. Patio to side of pool was dirty, the pool was full of polystyrene bits. Several poor condition towels. Laundry left in the dryer. Games room is not a games room, dumping ground for assorted items. *new kettle, hairdryer and towels were provided. The hedges were trimmed back (although trimmings were left on the floor!) and the dishwasher and waste disposal issues were sorted. However these should all be checked before arrival, new guests should not have to be raising these issues. UGLY Lizard droppings behind and under beds. Lizards constantly in bedrooms and bathrooms. We have never experienced this in any villa in the Orlando area before. NOISE Constant noise, trucks, sirens, engines etc. from the road behind the villa. Bring earplugs. OVERALL Pictures listed on VRBO are not representative of the property at all. Cleaning crew need to be changed. It was 'tidy' rather than clean! Needs a bit of TLC, gardens, pool, garage, big crack in living room ceiling. POOR value for money, esp cleaning fees!!!

Great house, noisy traffic.

Great house. Angie was there for all our needs. The only downfall was the trucks. We knew there was a road in the back of the house but did not know trucks use this road all day. Cement trucks, dump trucks, you name it. To the point where at times the bedroom windows rattled and we're very loud.
