The Space
THE SKINNY: This 4 bedroom home is situated a block from A1A, steps from the sand, water and boat ramp! The garage has been converted to an insane UV light reactive game room with vintage arcade games, pool/ping-pong table/lawn games, ring darts and Smart TV! Amazing morning sun is available in gobs on the pool patio. At the end of the block is the public boat launch into the intracoastal waterway, where you can glide up and down the main channel for picturesque views of St. Augustine, go fishing, or drop your anchor and take it all in!
The pool is heated and so is the attached spa. (Heat is $60/day or $350/wk) There are two raised patio areas facing the intracoastal, 1 covered and 1 uncovered. An electric grill is on site for grilling and the 3rd floor patio has lots of space for dining outdoors with water views! The 2nd floor covered patio is decked out with comfy patio furniture in the shade. Our brand new lounge furniture on the pool patio is perfect for the whole group to enjoy, plus a propane fire pit to boot for evening hang outs! 3 sun lounge chairs are perfectly positioned to soak up the rays. Enjoy your coffee in the shade or a drink in the sun! We can't wait to host you.

THE PROXIMITY: Steps to the beach and the boat ramp and a 17 minute drive north to historic downtown St. Augustine or south Palm Coast, which has much to offer with Washington Oaks State Park, Marineland, Hammock Beach Resort (golf and club), etc. To the north of St. Augustine is Ponte Vedra, where you can enjoy luxury shopping, spas and high end golfing.

THE SPACE: The home sleeps 10 in 1 King, 1 Queen, 1 Full, 1 Queen futon and 1 extra tall Queen air mattress. The kitchen is equipped to service 10 people and cook together for a great night in! The TV in the living room has cable and the rest of the TVs in the house are Smart TVs, so simply login to your Netflix, Hulu or HBO account to enjoy your favorite movies and shows. You can access Live TV with channels via the TV main menu.

AMENITIES: Linens and towels included. Heated pool and spa. Some beach gear is included - beach towels, 4 chairs and a rolling beach wagon. 2 adult kayaks and oars included. Laundry machines are on the 2nd floor. Cable in living room, other TV's have Roku with Netflix, Hulu, etc.

THE LAYOUT- This home has a solid 3/4 layout:
FIRST FLOOR: Pull out queen size sofa bed. Queen size air mattress with pillows and bedding provided. Bathroom with walk in shower with double shower head on this first floor near back door access to the pool.
2ND FLOOR MASTER BEDROOM: King bed with en suite bathroom with walk in shower and patio access.
2ND FLOOR 2ND BEDROOM: Queen bed with patio access.
2ND FLOOR 3RD BEDROOM: 1 Full bed.
2ND FLOOR GUEST BATHROOM: In main hallway with shower tub combo.
3RD FLOOR: Kitchen and living area + bathroom with walk in shower and patio access with outdoor dining.

OPEN LIVING: The kitchen is situated adjacent to the living and dining area so everyone can be together whether lounging, dining or cooking! We outfit the kitchen with one roll of paper towels, a few starter trash bags and dishwasher pods for your first couple of days.

PARKING: There is a very large driveway that can accommodate up to 4 cars. 3 cars can pull in straight side by side and a 4th car can be parked parallel to the street in the driveway behind the 3 cars. NO parking in grass or on street. You will be towed.

LAUNDRY: We offer a laundry closet with washer and dryer, starter laundry pods, iron and ironing board and some basic cleaning supplies for your convenience.

HISTORIC DOWNTOWN ST. AUGUSTINE: Just a 17 minute drive north is historic downtown St. Augustine! Take a tour, enjoy the rich Spanish history, the architecture, the food and craft cocktails and all that our pleasant waterfront town has to offer. BEACHSIDE FUN IN THE SUN: Our beaches are unparalleled! We really know how to enjoy what nature has blessed us with here in our quaint little St. Augustine. This home is situated very nearby a beach access walkover across A1A! We are a block away! You can also drive to one of the public beach accesses on St. Augustine Beach or Crescent Beach to park and walk on.

TURN IT UP: Want to live on the edge? There are a couple of rental shops nearby where you can rent surfboards, paddle boards, snorkeling gear, you name it! Deep sea fishing charters and boat rentals are also available in multiple places throughout town. Delivery bike rentals available via a local company. Contact me for recommendations.

LAUNDRY SERVICE: We have laundry machines in the house but on vacation, it's up to you if you want to do laundry at all! If you would like to partake, our brand new commercial laundromat The Queen's Laundry is offering pick up and drop off wash-dry-fold service to the St. Augustine area. The cost is per pound and they will work out payment with you directly. They simply ask for 1 day's advanced notice for a pickup request and a 24 hour turnaround time for completing and returning your laundry.

SECURITY DEPOSIT: In lieu of a traditional security deposit charge or authorization hold for a large sum, we will instead charge a one-time non-refundable incidentals fee to your stay of $149. This fee acts as insurance for minor damages and covers you up to a max of $1500 of damage. You may elect to increase your incidentals fee for more coverage ($99 for $1000, $149 for $1500, $199 for $2000 and so on and so forth). *IMPORTANT: Guests must report to us any damage that has taken place during their stay before checkout, otherwise the incidental fee coverage is null and void. In this case, we reserve the right to charge the full amount of repairing or replacing the damaged items to you. Your insurance coverage amount ($500, $1000, $1500, etc) is not the max that you are responsible for. If damages exist beyond your coverage amount we will document this with photos and professional estimates of repair, and bill you for the repairs or replacements.

Entire space is included in this rental. Please, make yourself at home. Please be sure to abide by parking rules notated in the above section.

Neighborhood
Crescent Beach is a very eclectic local neighborhood! Feel like you are a true part of the St. Augustine community.

The boat ramp is right at the end of the street. Bring your boat and jet ski's along and drop them in just half a block away!!

Locally, we have several rental places where you can stock up on beach and water sports gear. Additionally, there is a service called Drifters that will come to the house to drop off bikes that you can rent at a daily rate.

A close and convenience restaurant a few minutes drive north is one of my all time favorites! - Back 40 A1A! You have to try the Chimmichurri Steak Quesadilla and Jerk Chicken Tacos!

Interaction
I am here for you during your stay, but our level of interaction is up to you. I'm only a phone call/message away. You will be able to self checkin upon arrival.

Other things to note
Please remember that you're staying in a house, not a hotel. Please treat the space with respect. If any problems arise, we will do our best to take action ASAP, but there is no one living on site 24/7.

For your security and the security of the property, there are cameras located throughout the exterior only areas of the home. There are no interior cameras on the property.

Dog friendly ONLY other pets will not be considered due to allergies. 2 dogs max weight 45lbs each! **WITH FEE** If you are bringing a dog, please reach out to us directly about our policy and fees!

Pool/spa heat is an additional fee of $60/day or $350/wk.

We charge a $50 minimum to ship forgotten items, which must be paid in advance. For heavier items, we ask that you pre-pay the $50 and we will acquire any additional shipping cost and bill this to you accordingly + 25% service fee.
