Lovingly Restored Townhouse In Central Kyoto Kiyomizu/Gion

Machiya Momiji has a certified history stretching back to the late 1800s and underwent a complete renovation in 2013 by local craftsmen. Officially recognized by Kyoto local government as an authentic Kyoto machiya, this property offers visitors to the city a unique opportunity to enjoy a combination of Japanese design and modern convenience during their stay.
The house itself is situated on two floors and access is gained through a stunning ‘genkan’ or entrance hall that has a wealth of historical features including flagstones and a traditional cabinet. This leads into the kitchen and dining area which features a full kitchen (twin electric hob, sink, fridge-freezer, dining service and cooking utensils), wooden dining table and chairs for 4, recessed washing machine and sofa.
Immediately beyond this is the ‘washitsu’/ tatami room which features a ‘horigotatsu’/sunken seating area, sliding paper screens and a view of the ‘tsuboniwa’/courtyard garden. This was designed and laid out by a local expert from a local family of gardeners. The garden features a Japanese maple tree, moss and a striking stone water feature – perfect to contemplate over a cup of tea after a busy day visiting Kyoto’s attractions such as the nearby Kennin-ji Zen temple! The downstairs WC and luxurious bathroom, which itself has a private view of the garden, completes the first floor.
On the second floor, both western and Japanese bedrooms are connected by a mezzanine floor that overlooks the dining area. The western bedroom has twin beds (that can be pushed together), closet and en-suite WC while the Japanese room provides flexible futon sleeping arrangements. The intricate roof beams, which are an important aspect of machiyas, have been exposed on the second floor giving a sense of space and light throughout.
Machiya Momiji is located right on the doorstep of some of Kyoto’s key attractions including the UNESCO World Heritage designated Kiyomizu-dera, the Gion entertainment district renowned for ‘Geisha’ and Kabuki and the Kamogawa river, famous for summer dining platforms. With a huge range of restaurants, bars, supermarkets, traditional craft shops and excellent transport links to the rest of the city and beyond (including direct trains to Nara and Osaka), Momiji is superbly located.
Yet Momiji also offers an opportunity for clam, rest and relaxation as it is located in a quiet neighborhood just off the bustling streets. In summary, this Machiya will not disappoint the discerning visitor to the beautiful and enchanting cultural capital of Japan.

We really enjoyed our stay at this traditional Japanese house. It was cosy, quiet and full of charm. The rooms were clean and tidy, the duvets were very fluffy (although we could have done with an extra frying pan ). The Metro station was a short walk away and there were a few convenience stores in the vicinity. Highly recommended to anyone wanting to experience the real Japan with modern amenities.

Great location with an attentive host

Our stay at Naoko and Andy’s Machiya was perfect. We were with our 3 kids and the place made our travels so much easier as we could come back to a place that felt like home. The location is central and easy to walk to places from. There are great cafes and restaurants near by and Naoko and Andy were nothing but the perfect hosts - so attentive to every question. Thanks again guys!

Beautiful house in a wonderful location.

Stayed for a week with my family and we loved the place. It was very comfortable for 4 adults. Beds and pillows were the best we had in all our stay in Japan. Location was excellent with easy walk to bus and subway. Lots of great restaurants in walking distance. Would definitely stay there again.

Charming traditional Japanese house lovingly restored and perfectly located

We spent a week in this charming home. The house has been restored with exquisite craftmanship and is beautifully decorated. It is located within a 5-minute walk of Gion, the traditional area of Kyoto, and near many excellent restaurants and other attractions. The host is extremely helpful, with recommendations for restaurants and activities, including an up-to-the-minute listing of current nearby shows and exhibitions. We followed several suggestions and could not have been more pleased. One of the best vacations that we have ever had.

Delightful family stay in Kyoto

My family of 5 adored our stay at this beautifully furnished machiya. The home is spacious and in the perfect location for exploring Kyoto. The area is quiet and lovely and we felt safe always at night when walking. We loved that there were so many beautiful places to go that were just a short walk away. Our check-in process was smooth and communication with the owner we interacted with was excellent. We greatly appreciated that Naoko offered to call cabs for us (to take us to Kyoto train station) when we were departing, which was convenient and a reasonable price. We loved the comfortable beds and slept well. We appreciated being able to do laundry there and also that there was a vending machine across the quiet street outside. Recommendations were provided for activities and dining and we simply adored all of our time in Kyoto. We would highly recommend this home to other travelers. You will love it!

Loved our stay

This house is located on a narrow quiet street right off a main boulevard. The first thing we noticed when we walked into the house was the sweet smell of wood. Then we saw the lovely little garden straight ahead and knew we had chosen the right place. Thought the house is small by western standards, it felt plenty spacious for our family of 3 adults. My 70 year old husband and I slept on the comfortable western style beds, while our adult son was very happy with a futon on the floor. It was nice to have a commode upstairs as well as a full bath downstairs. The washer/dryer was labeled in English with easy to follow instructions. We all got hooked on the Toto washlet commode; so much so that we bought one for us when we got home! We appreciated having a couch to relax on (rather than the floor) after a long day of site seeing. We would definitely stay here again if we come back to Kyoto.

Loved our stay in Machiya Momiji!

My family and I absolutely loved staying in Machiya Momiji! The home is beautifully kept and well-suited for a family of four. The soaking tub was a wonderful way to relax at the end of the day, and the beds and bedding were very comfortable. Having a washer and dryer in the house came in handy. We loved the Japanese details on the home, such as the washi screens and tatami floor. We found the location of the home to be ideal, too. It's within walking distance to Kiyomizudera, as well as a number of bus lines and a subway line, and close to the Kamo River. Even with its easy accessibility, the street that it's located on, however, remains quiet and calm. Naoko was a fantastic host--she was kind and patient with my questions leading up to our stay, and provided lots of helpful information regarding sites, restaurants, etc. She also gave us pointers for attending the sumo tournament in Nagoya, and helped us arrange a taxi to the train station prior to our departure. I would recommend this home without hesitation!

Authentically Japanese, wonderful retreat

Our family thoroughly enjoyed staying at this Machiya in Kyoto. We did a whirlwind trip to Japan and Taiwan in Nov and the 3 nights we stayed here were so peaceful and comfortable. Everything that we needed was provided. The access to a washing machine/dryer was also very convenient. Naoko provided plenty of recommendations and was so responsive prior and during our stay. Our booking and checkin process was seamless. We visited plenty of places on foot as Gion is central to a lot of sites. However, multiple train stations and bus stops were also within a 15mins walk. I appreciated Naomi’s help is reserving a taxi to take us to the house once we arrived at the Kyoto station after the bullet train ride from Tokyo. It took ~15mins and was really affordable and convenient to not have to take luggage on the bus. She also took care of the reservation when we checked out and provided comprehensive instructions on the easiest way to get to the airport in Osaka. Overall, our host was a dream to work with. The house was cute and gave an authentic feel of living in Japan. We highly recommend this listing and wouldn’t have changed a thing other than wishing we could have stayed longer!

Fantastic Stay with Great Hosts

We had an absolutely amazing stay in Kyoto and completely fell in love with this house. It perfectly blends traditional charm with modern comforts—every detail felt thoughtfully curated. The neighborhood itself was peaceful and full of character, offering a truly authentic Kyoto experience.Using the GO app to hail cabs was seamless, and every driver found the house without any issues. We especially appreciated having a 7-Eleven and a grocery store just a short walk away for added convenience. Amazing property!

I cannot say enough about this gem of a home! Our family of four felt like we were staying in a piece of Kyoto history. It has been restored to a T and filled with all modern amenities.The home was more than big enough for my husband and our two teenage kids. The bedrooms were large and beautifully decorated. It was great to have two bathrooms, a fully functional kitchen, a washer and dryer as well as the beautiful zen garden with a soothing water feature. I took advantage of the deep soaking tub - like having your private spa. The location is ideal - on a quiet street just a short walk to supermarkets, restaurants, the subway and the river. Naoko was so easy to communicate with and gave us many suggestions of things to do around the city. She made the check in and check out process a snap. Machiya Momiji is really a special place. I would stay there again in a heartbeat.

Traditional Kyoto Townhouse Perfection

Wonderful 3 week stay in the authentic, lovely and well appointed Machiya Momiji. From start to finish; Naoko, an owner and our host extended exceptional support and hospitality. Their Kyoto townhome is situated in a great location close to public transportation, beautiful temples and gardens, an excellent bakery and well stocked grocery store. Gorgeous kyomachiya!

We stayed in Naoko and Andy’s traditional home for 3 nights, and it is fantastic to spread out in the 2 stories. The tatami rooms are beautiful, along with many shoji screens. The home is well worth what we paid! The small courtyard garden water feature adds to the ambience. You can tell the home was lovingly restored. There is a convenient supermarket nearby (we walked to almost daily), and we did a few loads of laundry. The hosts provide great recommendations of things to do, and regularly check in with guests by email/message. If we return, we would definitely stay at Machiya Momiji again, and we highly recommend the inexpensive Homemade Ramen Aoba a stone’s throw away. Next time we hope to stay longer in Kyoto!

Staying in this charming machiya is like stepping back into an earlier time. Sensible yet thorough modernization also makes for a comfortable stay. Great Location in Peaceful and Authentic Kyoto Neighborhood

Ideal location for walking and exploring. Our short walk to Kiyomizu-dera for sunrise was amazing. This is the perfect, peaceful place to rest and relax, while visiting the many beautiful sights of Kyoto. The place is tidy, functional and comfortable for our American family of five. The hosts could not have been more welcoming. We would absolutely recommend to anyone. This was much more comfortable and enjoyable than a hotel, with the benefit of a kitchen and laundry. This gave us an authentic experience in a lovely neighborhood.

Beautiful home, great location.

Loved staying here. Great home in a great location. If we were not walking somewhere, taxis were available within a block walk. We packed a lot in 5 days and used host many recommended spots for eating and touring.

Restoring a Kyoto machiya (which translates as ‘town house’) was a long standing dream which we finally realized in 2013. As a professor at a local university, I originally purchased this property to be our family home but a new position has led to relocation away from Kyoto meaning that we can now offer our home as a vacation rental.

Why they chose this property

We searched long and hard for the right sized property in the right place, and this it. Machiya Momiji (momiji translates as ‘Japanese Maple’ and we have one in our garden!) is located in the heart of a traditional neighborhood on the doorstep of some of Kyoto’s most famous and stunning cultural treasures such as Kiyomizu-dera which is just a ten minute walk away. A short walk along the Kamogawa river brings you to the bustling heart of Kyoto around Shijo Kawaramachi and the Gion entertainment district, famed for Geisha and Kabuki. On purchase, the property needed complete renovation and we worked with a local company, Hachise, that specializes in the renovation of traditional Kyoto machiya. They are also renowned for their high standards of craftsmanship which comes from working exclusively with local specialists.

What makes this property unique

Kyoto machiya offer an excellent alternative to hotels and a chance to experience the Japanese lifestyle. We have combined traditional Japanese design, such as the main tatami room complete with horikotatsu (sunken seating area) and shoji (sliding paper screens) with contemporary comforts such as luxury bathroom, heated floors, the latest in Japanese toilet technology and a fully fitted kitchen. Externally, the house reflects traditional machiya design and the greatest of compliments have come from our neighbours who are delighted with how the place looks. Calm and quiet, Machiya Momiji presents an opportunity to relax and enjoy the design and space of your own house during a stay in beautiful Kyoto.
