3 acres with private Guadalupe River frontage in Center Point Tx. This 3 bedroom, 2 bath house is under ten miles to historic Comfort and Kerrville and in close proximity to several wineries and distilleries, making and a perfect getaway for adults or families. Fully equipped kitchen and all bathroom necessities and bed linens are provided. Cool off by either taking a dip in the river, relaxing on a float or kayaking one-mile down the Guadalupe River to the dam. Experience the crystal-clear water under the enormous cypress trees and fish the deeper pools along the way. From the dam, you can either work your way back in the river or arrange for a quick shuttle back to the house. There are floats, tubes and kayaks available to you on the property. For the less adventurous, just relax under the cypress trees by the huge pond next to the house and watch the kiddos fish. (Bring your fishing tackle along- catch & release, please) In the evenings watch the deer and occasional turkeys wondering around the property as the stars fill the sky above. The river is located at the bottom of the rock driveway to the right of the pond. You can walk down to the river or if you prefer to drive, we recommend having a 4X4 SUV or truck. See layout of the property in the pictures section. Located next to the house is a game room equipped with basketball, shuffleboard, ping pong, darts, foosball, air hockey, cards and a smart TV.

The property was great. We enjoyed the game room and the kayaks and the game room. Watching the deer was relaxing. Overall, we had a great mini vacation.
We had an amazing weekend with kids- we fished the pond, swam and kayaked in the river, and played in the game room when it rained. Our host was communicative and we would definitely book the property again.

This is a great property for any type of sta. My family enjoyed the fishing and pond by the house, the short walk to the beautiful River, and the quick drive to everything you could need in Kerrville if not available in CenterPoint. The house was perfect and had everything you could need. The game room was fun and the host provided great communication. We would love to come back in warmer weather to enjoy the river more.
The property was beautiful, the home was comfy and cozy and had all the needed supplies for our stay. We also enjoyed the game room and fishing in the pond! We will definitely be returning for another stay in the hill country.

Beautiful home and property. Spacious, secluded, scenic and very relaxing. The home has all the expected amenities as well as the property featuring an indoor game room and a huge pond outside the back door and great river access just down the short walking path. Great place to stay.

Better than the photos! A comfortable and private home with something fun for the whole family. The game room, trampoline, and kayaks were a huge hit for everyone ages 2-44. The owners are communicative, kind, and focused on providing the perfect environment for making vacation memories. We will absolutely stay again!
The location is beautiful, and the host very attentive and care for us, unfortunately we were in the middle of the 4 July flood that occurred, we were safe , but needed to interrupt the stay and return home cause by this emergency, prayers for the families affected.
Very clean property and has been recently remodeled. We used for overflow of family in town for graduation. Unfortunately we did not get to enjoy all it had to offer since activities at another location. Is great place to stay and enjoy including nice river access and game room. Owners very good communicators entire time.

We stayed for 3 nights and had a blast. The communication with the owner was superb. The grounds including the pond are beautiful. My son caught a 2 lb bass (and of course released it back)! The river swim area was very secluded and wasn’t particularly deep (like 2 feet) at the time but deeper water was very close. My favorite was using the kayaks to explore this beautiful stretch of river. The home is cozy and our kids loved the game room and trampoline. I also thought the price was very reasonable. We would stay again!

We enjoyed cooling off in the river and the provided tubes and kayaks made that easy and fun. The game room was a nice distraction and the house was comfortable and cool on hot summer days. The kitchen was equipped with everything we needed to enjoy relaxing meals together. A great stay and great hosts!

We truly enjoyed our stay here. The property had everything we needed to enjoy our stay. The kids and ourselves enjoyed the playroom and the pond for fishing. We enjoyed kayaking down the river and back and the walk to river was not bad. ( about a 5 minute walk down) . John was amazing to work with and ensured we were set to enjoy our vacation.
Will definitely stay here again.

Fantastic place to stay! Location is great and not far from anywhere you want to go. House and grounds are fabulous. Very clean and well stocked. Penny is a great host and very accommodating. We go to the hill country at least twice per year because we ride motorcycles and ride all the fun twists and turns. The pond is exceptionally nice and we like to fish. We will be going back. Great place to stay!
We had a wonderful time! We really enjoyed the game room! We had fun playing darts, ping pong, foosball, basketball and air hockey with our son and granddaughter!

The house was completely stocked with everything needed on a vacation trip. Penny & John gave us updates on the river levels as well the conditions of the road leading to the river leading up to our stay.
The pond is stocked with fish, that we enjoyed fishing daily. The river area was perfect and private. We only had a few tubers and kayakers pass through.
We definitely recommend this location and will be back.

This place is awesome. We were here for a wedding at a venue not even five minutes from the house. I loved the ability to use the kayaks. The seating area out front to watch the deer was wonderful. We had two adults, and four kids ranging in age from 18-21, and a little 2 year old, and there were things to entertain everyone. Love that the game room was separate from the rest of the house so if the kids wanted to stay late playing games they could without waking the little. We plan on booking again. Really outstanding!

We absolutely loved everything about this beautiful property! The grounds were stunning with large trees blowing in the wind, a lovely stocked pond to relax by on the patio, great fishing in the small private lake next to the home, incredible sunsets, a very large and clean house with numerous bedrooms, modern updates and beautiful decor that had everything we needed AND all the acreage that included private access to the Gaudalupe River was truly icing on the cake to enjoy hiking and exploring as well as kayaking up and down the river. This location was great near Flatrock Ranch for mountain biking, near Comfort,TX for that small town vibe and incredible pizza joint, near Bandera for unique shopping in the Cowboy Capital and close by the Hill Country State Park for incredible hiking and views! The owners were quick in communication and made us feel so welcomed and at home during our stay. We highly recommend this VRBO for a peaceful getaway from city life and for all that it offers. We will never forget the memories we made while here.

We weren't familiar with Flat Rock ranch, we'll have to check it out!
We stayed here with our teenagers for a tournament going on in Kerrville. The distance to Kerrville is about 20 minutes to where we needed to go so that was perfect. The house is located in Centerpoint, which is extremely small that has enough good places to eat for the link that you will be there. The Dollar General is a minute away and was really all we needed for little things.The house is fully stocked with everything you need to enjoy the weekend. It is spacious yet cozy and it’s great for hanging out both inside and outside.You’re going to wanna stay here for the river and the pond exclamation I have Florida of the river multiple times in my life and I know that people pay good money to have a private float experience like we did. Whether you want a kayak or tube, you get a private access down to the river and can float or kayak to the dam. Our teenagers went back-and-forth to the dam on the kayaks multiple times and we’re safe and enjoyed it immensely. When they didn’t wanna make the truck to the river, they thoroughly enjoyed kayaking and swimming in the pond as well as hanging out in the game room with all it had to offer.The house went above and beyond to welcome us and communicate with us throughout the trip. The place is obviously loved and well cared for and makes it feel like a home away from home. Our only advice, and it is not a complaint, as if you were not used to extremely firm mattresses, bring a Mattress topper with you to make it a little softer.

Property:
Cute place on the Guadalupe River . House is well- equipped with just about everything you need. Game room is great fun! The pond by the house is wonderful and stocked with small fish - catch and release! Kayaks there are fun.
The river is almost half a mile down a very steep hill - take good shoes. The river is also very low, so check info before you go. Kayaks there were great fun. Also tubes provided by owners were nice. Fire pit is there (at River) but should be up by house IMO so accessible to use .
House:
Cute river house. Comfortable and open floor plan. Large TV and assorted videos. Could use a few things to bring it up to the price they are charging.
A/c in far north side bedroom doesn’t cool down room.
Lights in two south side bedrooms are weird - one bedroom light comes on when the other bedroom switch is turned on.
Could use luggage racks in each bedroom
Need window shade or curtain on back bedroom door . (Nothing there )
The best feature of the house is the pond by the house, just steps out the door. The kids had a blast fishing out minnows and the guys and girls enjoyed fishing the big fish in the pond. Everything went back in!

Thank you so much for the positive feedback and suggestions. We have already fixed the multiple light issue. Covering the window in the end bedroom is a great idea and we plan to do that. We have had multiple AC companies out to investigate why the room by the kitchen doesnt get as cool as the rest of the house and unfortunately they are not seeing any issues. But we are looking into getting a separate AC unit for that room. As for the river being 1/2 mile away from the house.....I know it may seem that far but it's actually only about 150 yards. I will be happy to get the exact distance next time I'm there and let you know.
