Located on quiet 1.25 acres this family-oriented residence is conveniently located between Granby and Winter Park and offers breathtaking mountain views, a sprawling deck, a private hot tub, and easy access to skiing, golfing, hiking, mountain and road biking, fishing, and nearby dining and shopping.

NEW ROOF, WINDOWS, HOT TUB COVER, FRONT DOOR, W/D and CARPET in 2023. This property has a great room with the living room, dining room, and fully stocked kitchen having access to the wrap around deck. On the main floor off the great room is the Master Bedroom with a King Size Bed & En-Suite Bathroom. There is a Main Floor Guest Room with a Queen Bed, and a 3/4 bath. In the garden level basement there is a bedroom with a King Bed & Twin Bunks. Also a desk and free wifi for remote workers to get their productive time! This room has access to a full bath. There is a mudroom which you enter into from the heated garage. Guests have access to park 1 car in the garage and plenty of parking in the driveway.
Wood burning stove. Very quiet neighborhood - excellent for time on the deck and hot tub privacy - as well as walks and viewing wildlife like bears, moose, and deer. Bear spray is provided. Could serve as a base camp for hunters in the Fall. Lots of festivals and concerts in the Spring/Summer. We have a no shoes worn in the house policy. We have a smart TV, but do not have cable or satellite service. Bring your login information for your TV apps and/or bring your laptop with an adapter for an HDMI cord (provided) to connect to the TV.
Because this is our home we welcome Non Smoking guests, and prohibit use of marijuana or any illegal drugs. This is a non-smoking property.
The property address is accessible via map apps. Exact directions are given once you book. There is a long, gravel driveway that's easily accessible from a County Road. 10 minutes to Safeway, City Market, Plenty of Restaurants. 15-20 Minutes to WP Ski Lifts.

We absolutely LOVE the views! This location is quiet and peaceful, yet conveniently located near grocery stores, shopping, and restaurants.
What makes this property unique
Our view is the BEST in the neighborhood! You can see the full Continental Divide and the ski runs at Winter Park from our deck. You can see the sunrise and the sunset. On a clear night, the stars from the hot tub give a great show! The wood burning stove is a great way to warm up on a cool day or evening!
