Charming Garden Suite Steps From Historic Old Charlottetown
*Please Note Our Garden Suite Is Available For Stays Of 28 Days Or Longer*
Located centrally, just steps from the heart of old Charlottetown, our legal luxury triplex is a former traditional centre-hall shingled house (originally built circa 1880) nestled on a professionally designed recently landscaped lot gently shaded by a stately century-old white ash tree.
Lovingly renovated, our main-floor 'Garden Suite' has a secluded 'get-away-from-it-all' feel that's rare to find in proximity to downtown. Inside, our freshly re-imagined airy and open-concept space features it's own private marble-tiled entrance, private cedar decked garden, two comfortable bedrooms (with one queen and one full beds, featuring fresh, quality linens) + our comfy home office, each with it's own access to full bath or water closet. The suite features an L-shaped Great Room with a handsomely furnished dining and living area featuring hand-hewn beams, wide-plank flooring, art work by noted island artists, and a light-filled vaulted ceiling with skylight. The fully-fitted and equipped contemporary kitchen has 4 quality stainless steel appliances and a butcher block island. There is a separate laundry/storage room, a two-piece and an indulgent four-piece washroom with rain shower and deep soaking tub.
The property is situated on Upper Hillsborough Street, and is a brief ten-minute walk to Charlottetown Harbour, and the shops and restaurants of Water Street, Peakes Quay, Queen Street and Victoria Row. It's a few blocks to historic Great George Street and Province House, and an easy stroll to the waterfront boardwalk of 100+ acre Victoria Park with it's walking trails, sport fields, tennis courts and outdoor swimming pool. And we can't resist recommending our favorite independent coffee location, Receiver Coffee, on Water Street!
Care to read more about the transformation of our century-old island triplex? It's been an adventure! We'll be happy to send you the link to our engaging blog on the matter - send us a quick email!

We were very happy to stay at the garden suite at the Black House. It was a great place to unwind and relax after days of visiting the province.

Perfect Place in PEI
We really enjoyed our stay in the Garden Suite of The Black House. Four of us comfortably stayed in this house for a week and found it an ideal location for touring central Charlottetown and the rest of the island. The home has been thoroughly remodeled with great attention to detail, and the little touches provided by the owners and caretaker such as the fresh-baked biscuits and bottles of wine, extra fridge provisions, the beach bag loaded with towels and pails, etc, were very welcoming and much appreciated. The information and recommendations provided by James just prior to our arrival were also very useful. I'm sure we would have loved our time on the island no matter where we stayed, but The Black House was really the icing on the cake and we hope to return there sometime soon.

I can’t say enough great things about this home. I agree with the other reviewers in that the pictures don’t do it justice. It is a gorgeously renovated home and there is nothing that we needed. We had a couple of “blips” during our stay (our own doing), and April and James were both so friendly, quick and easy to deal when they helped out. We had our nightly beverages and morning coffees on the deck with the friendly neighbourhood cat as well. The property also came with a National Park pass which was helpful for our treks to the beach. The only 4 in my star rating was for the neighbourhood. The location was close to everything you needed, however the neighbourhood itself got a bit loud some nights with fighting. Nothing that can be helped, but good to know so you aren’t surprised! Also one of the bedrooms didn’t have any storage. We shared the other closet, so not a big deal.

Classy and Comfortable
Attractive, very clean, modern, well appointed suite. The deck is accessible and roomy. Lots of chairs available. Kitchen had everything we needed. Bedrooms were a good size and the beds were comfortable. Extras such as wine and cheese, coffee, cookies, bath salts and soap were appreciated. We could easily walk to every place that we wanted to go in Charlottetown. I would stay here again.

A Great Find!
We loved the garden suite in the Black House! We were lucky enough to get the reservation at the last minute and it was everything we wanted. The suite was spotlessly clean, beautifully designed and decorated and equipped with everything we might need and more. We spent about half our time eating in (preparing dinner on a good quality grill) and the other half eating in great restaurants in the historic district of Charlottetown. The suite is in a great location--about a 10/15 minute walk to many great restaurants and the wharf area. A nice touch was discovering all the welcoming gifts when we arrived; cookies, wine, bottled water, cheese and fruit along with fresh flowers throughout the suite. We loved PEI and were so happy to experience the Black House.

The Black House - All That It Promised To Be
The Black House is a 10 minute walk to downtown Charlottetown. This property is well designed maximizing space and giving great attention to detail. The use of indoor and outdoor space ensures that every member of your party has privacy and space to gather as a group. From the fresh cut flowers to the local sampling of treats this was a true 5 star experience. Thank-you to our hosts who also ensured that all our needs were met and were available at a moments notice.

Immaculate home convenient to downtown Charlottetown
My sisters, mom and I stayed in the Garden Suite at The Black House for three nights this June, and were highly impressed by the beautiful furnishings and finishes in the immaculately clean space. The beds were comfortable, the living/kitchen area was spacious, and the back deck was the perfect spot to enjoy our morning coffee/evening cocktails. The owners also left a delightful and delicious selection of local treats (snack mixes, cheeses, fruit) for our consumption upon our arrival, which was a thoughtful and welcoming touch. The home is an easy walk to downtown Charlottetown and to Sobey's grocery store and Upstreet Brewing Co., which made dining and shopping a breeze. The only downside to our stay - and this obviously is beyond the owners' control - was the constant noise (talking, shouting, fighting), late into the night (2-4 a.m.), from rude/oblivious neighbors, which prevented us from truly restful, uninterrupted sleep during our stay.

Molly, thank you for your very kind words! We're so sorry about the out of the ordinary middle of the night disturbances - we've since taken up the issue with the authorities as this type of behaviour is clearly unacceptable - even when taking into account our downtown setting and the usual increase in noise during the summers from concerts, festivals and general outdoor merry-making. Your patience and understanding was very much appreciated! Best to you!

The Black House exceeded all expectations for us!!
Our experience with The Black House began long before check-in, at the time of booking. James was more than available when deciding which of their three suites best suited our needs. We decided on The Garden Suite ~ with 4 adults and two children under two, we had more than enough room.
Upon arrival to the island, we had no difficulty finding or settling into The Black House thanks to a well-written and detailed email sent a week previous. This email included driving directions to the property, entry info to enter the property, as well as information on what could be discovered nearby.
We were more than happy to walk into The Black House & discover it truly is as stunning and tastefully decorated as the online photographs and descriptions would suggest. Everything we could have needed was available to us from a pleasant welcome package including local food and beverage, a beach bag of toys for the children, light toiletries, extra linens, a fully stocked and operational kitchen, a beautiful space for hosting family to dinner and drinks, and a first aid kit. Truly, every detail of our vacation demands were thought of and met at The Black House.
Once settled in, we took to the streets of Charlottetown to explore and were pleasantly surprised to find we were merely 1 km from the downtown core and all of its amenities. With two children and a stroller it took us less than 15 min to make the hike. Sidebar: we highly recommend Receiver for brunch and caffeinated beverages!
The only difficult part of the stay was having to leave after only 3 nights. We would highly recommend this location to single travellers, couples and families, alike!
Finally, a special thanks to the hospitality/custodial staff who were graciously kind as we attempted to scurry out the door for check-out (15 min late) with our two little ones in tote.
Overall, an incredible experience of island hospitality!

Beautiful home
My party of four stayed in Charlottetown recently for five days. The Blackhouse is truly magnificent. We found the home well appointed and centrally located. The home was perfect for four adults - we found the kitchen perfectly appointed. As well the location made touring central Charlottetown easy and served as a terrific base for our day trips across the island. The neighbourhood is colourful but not noisy. The neighbours were very respectful of our party. We loved it - had a great trip.

Beautiful and very charming house
When we saw the Black House on Home Away, we knew that it will be perfect for us. We were a party of 4 adults and 3 children planning to stay 1 week in Charlottetown, PEI, in August. When we arrived and saw the house, it was ``WOW`` for everyone! The house was exactly like in the pictures, beautifully decorated and very clean. The rooms are spacious enough, very cozy, and there was plenty of sunlight in the house because of the big windows. We found everything we needed and the kitchen is very well equipped. We just wish to have a couple of towel hangers in the powder room.
We particularly appreciated the special attentions from the owners when we arrived: there were 2 bottles of wine, jam and biscuits, grapes and cheese, bottles of water, milk and cream in the fridge. It was extras that we didn't expected!
The house is so comfortable and relaxing that even on a rainy day, it was pleasant to just stay home. The house is very close to Downtown Charlottetown and to all the shops and supermarkets so it's perfect if you want to stay close to the city. You can walk to Downtown. We also appreciated very much to have the pass to National Parks that we could use.
We had the chance to meet and talk to the owners, James and Steven. They are very nice.
We had a great vacation in PEI and we are sure that the Black House made it more enjoyable. We surely recommend this house to our friends and family. We will for sure come back to PEI in the future and will definitely consider to stay again at the Black House.

The amazing BLACK HOUSE
At first glance, I wasn't sure of this listing. The outside picture doesn't seem to capture the identity of the house. Once inside however, all the pleasures of home surround you. Well stocked kitchen and open area. Bedrooms and bathrooms were great as well. Proximity to the downtown was also very nice. Our travelling companions are already talking about booking it again, in the near future. Thanks James for making it home.

Just the retreat I needed
I needed to spend a week working on a project and booking the Captain's Quarters at the Black House was perfect. As soon as I walked in I was blown away by my surroundings. The attention to detail was inspiring. After making dinner on my first night I delved into the record collection (yes records!), just savouring those gems. I wrote on the deck, ate the best sea food of my life and was thoroughly inspired. If you need a get away from the everyday this is perfect. Your bathroom had such an effect on me, I went home and painted mine. Thank you James & Steve for your amazing hospitality.

Amazing week in an amazing rental!!
For our July vacation week in PEI (2 couples), we were hesitant between staying remotely by the beach for the calm or stay in Charlottetown closer to the action. As the weather in PEI can be unpredictable, we opted for the city. After exploring various locations on the web, we were lucky enough to find the Garden Suites at the Black House property which happened to be available for the exact week we were going.
The pictures, web reviews and reassuring email exchanges with one of the owners, James, were enough to convince us to book this property. Let me tell you that we were not disappointed! The minute we entered the apartment after driving 12 hours, our jaws just dropped. The decoration, furniture and all of the attention to details was amazing. As we arrived late, the owners were nice enough to welcome us with little bakery treats, fresh raisins and a nice bottle of wine which was waiting for us on the kitchen counter!
We found everything we needed to cook nice meals (pots, pans and all kind of utensils) in the amazing kitchen and we also used the big BBQ outside (by the way there is a big Sobeys grocery store not even 5 minutes away by car). The beds were really comfortable and this apartment is just within 10 minutes of walking distance to the waterside of Charlottetown which is full of great restaurants, parks, cute stores and amazing architecture to explore.
We highly recommend the rental of this property for a small family or 2 couples who want to be within reasonable driving distance to beautiful national parks, beaches and fisherman’s’ villages, walking distances to everything a beautiful city has to offer and at the same time enjoy being surrounded by stunning modern comfort and coziness.

The perfect home away from home
From the moment we walked into the Garden Suite at The Black House, it was obvious that this luxury apartment was special. To say that the suite has been built and decorated with an attention to detail, would be a serious understatement. Exposed beams, skylight, huge windows, and gorgeous wooden floors make the space cozy and bright. The kitchen has every gadget/tool you could ever want - all high end products too. The owners really thought of the details when finishing this house. The "new-school" radiators keep you warm in every area of the suite, and the warm lighting really makes the space glow at night. Both bathrooms are stunning. The decor of the suite really is breath taking. My wife and I were greeted by a lovely welcome on the chalkboard and a bottle of wine and card. The owner (James) and local host (April) and property manager (Paul) all went above and beyond to make our stay a special experience. We never wanted to leave.

Modern Comforts in an Idyllic Setting
Pictures are worth a thousand words; and, in this instance, the pictures don't lie. In fact, I think they may even understate the beauty and charm of this garden suite. James, our host, and April, our local contact, went above and beyond to make us feel welcome, comfortable, and appreciated. There were so many little unexpected extras that made our stay truly memorable. I also never had to worry about the reservation details or directions; because, James sent us all the information we needed exactly when we needed it. We hosted a gathering during our stay; and, all our guests' comments said it all ... they all wished they had found and booked this suite first!!
James, April,
Thank you for your hospitality, your organization and attention to detail. We had the most amazing and relaxing stay. We hope to be back again.
Response from VrboOwner on 21 Mar 2020
Dear Colin and Cheryl,
Thank you for your lovely note and 5 star rating. How delightful you found The Garden Suite ideal for your visit, especially in its capacity to host your social engagement. When James and I decided to renovate and expand the property with two new additions in 2012, we reconfigured The Garden Suite space plan so the bedrooms would be contained in the original house (creating a separate quiet zone for resting), and the new open 'Great Room' (fitted with vintage wood beamed ceilings and rustic barn plank floors) would connect directly to the wrap-around cedar deck with its gas barbecue, seating area, and outdoor dining table for 8 overlooking the rear garden. We did this to ensure it can effortlessly accommodate our love for hosting fetes and feasts for as many as 30 when we're here. And to our delight, many of our guests with ties to Prince Edward Island have also used The Garden Suite as a gathering place for their friends and extended families during their stay. Incidentally, did you know we now offer our 'This Way To Welcome' concierge service? For a modest fee we offer stocking the fridge, pantry and bar with local foods, produce and libations, or with your own favorite items in advance of your arrival. Our island friends can also prepare a romantic gourmet picnic for you and yours, a beach outing for the whole family, or guide you to the island's most cherished, popular and enchanting destinations, making your visit even more easy-breezy. Want to host your own feast at The Black House during your stay, like we do? Consider hiring our team to organize it from start to finish - right down to doing all the dishes and clean-up - so you can relax and enjoy your company. Just as you - dear Colin and Cheryl - kindly noted James and April's exemplary service, I want to acknowledge our entire 'behind the scenes' Black House team are committed to ensuring your stay is comfortable. We also appreciate your comment about our promotional photographs. As accurate as they visually represent The Black House, we agree they don't fully capture the insouciant charm of this 1880s manse, nor our carefully crafted execution in scale, proportion and form that embodies our beloved restoration and renovation. It isn't until you're fully settled and at ease in our custom designed suites that the magic and spirit of The Black House presents itself. It's why every time we visit we pinch ourselves for this 'home away from home'. Sincerely, Steven and James

Dreamy, idyllic, stylish, perfect place to spend time on the island!
We stayed in the Garden Suite with my family (6 adults) for a getaway for my wife's birthday. We all loved it. Steven and James went above and beyond to make us feel welcome and at home in the space from right when we walked in the door (low lights were on, bakery treats were set out to welcome us into the home, a nice note). You walked in and felt at peace. The architecture and design were SO beautiful. The entire trip we'd comment as we noticed the details that create the warm feel. Appliances and décor were top-of-the-line. This was a perfect space to spend the week on PEI. We were able to walk to all the main attractions, restaurants in less than 10 minutes which allowed everyone to wake up and do their own thing with minimal coordination and planning. We rented two vehicles which we were able to park easily on the driveway or street. Great space in the backyard to have a BBQ, picnic, sit and read a book. The house was definitely my wife's favorite part of the trip. Hope to return again!
Response from VrboOwner on 21 Mar 2020
Thank you for your lovely review, Doug.
James and I really appreciate it!
We most certainly share your enthusiasm for the location, in that it's so central no one is bound by the necessity of a car to get essentials (with Sobey's, the Liquor Store, and Shoppers are two blocks away), do a little shopping on Queen Street or nosh at any of the stellar downtown restaurants. Being in the historic district, one can truly enjoy a walking life of leisure - giving everyone the freedom to do their own thing! It's the ultimate easy-breezy place to unwind on your own terms, even when you're part of a group.
We're delighted you enjoyed the design of The Black House and our commitment to quality. When I'm in residence, I love spending time preparing meals in The Garden Suite with everyone gathered round. And I'm a fanatic for barbecuing, so it was important to ensure every suite has one! It pleases us to no end that our place felt like Home to you, which we consider the ultimate measure of success! Please know we welcome your return!
Best to you and your family,
Steve and James

Charlottetown up-scale
Three of us came to PEI for a week long bicycling vacation.
First, there is a good bike shop, Outer-Limit Sports, nearby if you want to rent bikes, which we did for the week. Also, they will rent you a car rack. Charlottetown is good for poking around on a bike as there is not much traffic. The area by Victoria Park is especially appealing, and there are some good road rides throughout PEI, not even counting the Confederation Trail, which runs nearby. The house has a place to lock bikes up over night. In short, this house is a good base camp for a biking vacation, but you will have to drive out and bike from various locations if you really want to explore PEI.
This is the ground floor of a 3 level house and is within walking distance of the part of town you will want to explore (the old part),where there are many restaurants. We walked out to dinner every night, so can't say much about using the kitchen, but it appears to have everything you would need for eating at home. The refrigerator does keep beer cold. There is a nice grill outside, but we never used it.
The interior is very up-scale and you will be impressed. It all looks new. There were three of us, so we each took one bedroom. Two bedrooms share a half-bath (Jack and Jill) and the third has a full bath. The doors are situated so the full bath can be made en suite to the third bedroom, or kept separate. One of the two bedrooms is pretty small so I am not sure how this house would work for three couples; for three guys, it was fine.
There is an air conditioner in the living room/kitchen, which is one big room, but it does not quite reach into the bedrooms, but the temperature was such that sleeping was comfortable; two of the bedrooms had ceiling fans; can't remember about the third.
There is a full-size washer and dryer in the basement, which is accessed directly from the apartment.
The house has off-street parking that is very convenient for loading/unloading.
James, an owner, lives right upstairs for easy pestering if something does not work. However, the only things that happened were the wi-fi went out (power failure) so we had to re-boot the router and the AC broke, which James took care of in a day. There is a nice big TV if you can figure out the remote (we did, somewhat).
Both owners, James and Stephen, could not have been nicer, and James was jolly on the spot if we had any questions.
Our $500 damage deposit was promptly returned.
So enjoy your stay; we enjoyed ours.

Charming Home in Charlottetown
The Black House was a wonderful place to stay while exploring the delights of Prince Edward Island. The Garden Suite is beautifully designed and equipped. Whenever I fly in from Toronto for a breezy hiatus I indulge my appetite at Sims Corner Steakhouse and Oyster Bar or Terre Rouge, which are both on Queen Street, or at Lot 30 Restaurant on Kent Street. They're our top picks right now, and just a short stroll from the house!
And we thank you for recommending a trip to Point Prim Chowder House... we had an amazing meal there!
We would love you to return!
Sincerely and With Thanks

Enjoying Summer Holiday in Charlottetown
If you stay in Black House, you will feel like back to home. I stayed in Black House for 2 weeks with my family; it's such a wonderful experience. You got everything you need in the house with very good facilities. The house is very nice and my kids enjoyed very much to play outdoor in the private garden. If you want to enjoy a wonderful holiday in Charlottetown, "Black House" is your first and only choice.

How fantastic that you came from Hong Kong for 2 weeks to explore PEI and your family felt at home in The Black House!
One of our most memorable moments to date at The Black House was hearing your children playing in the garden. Very little compares to the joy in children's laughter. It breathed some new life into our newly renovated house, bringing it one step closer to embodying the charm of a well-loved Home.
It was a pleasure knowing your family were enjoying themselves leading an everyday life on a summer's day. Thank you for staying at The Black House, and please know we'd love to welcome you and your family again!

About the host
Hosted by James Ormston
I own Upper Hillsborough with my long-time friend and business associate, Steven. We're both Realtors with Bosley Real Estate Brokerage in Toronto, Ontario. Steven, who operates his urbaneer division, has been with Bosley for many years, and myself, many fewer! We've been fast and fabulous friends since meeting while attending the University of Victoria.
I'm originally from Summerland, British Columbia, having moved to Toronto in 1988 to pursue my education and my career as an orchestral musician. In the time since, I've performed with many of Canada's finest ensembles including the Toronto Symphony, the National Ballet of Canada and the Canadian Opera Company, and played music in places as far flung and varied as Charlottetown, New York City, Hong Kong, and Edinburgh.
Since 1999, I've been lucky enough to call Charlottetown home during the summer months thanks to my long involvement as a musician at the Charlottetown Festival.
Why they chose this property
12 Upper Hillsborough at time of purchase in 2008 was a true diamond-in-the-rough: solid, tons of character, and well-situated to Old Charlottetown on a wonderful street shared with many fellow artists and artisans! We fell in love with it's quirkiness, it's history, and it's outstanding potential. The Black House boasts close proximity to all the things nearby that make Charlottetown a truly wonderful place to visit. It's our hope your stay with us will be one of your most memorable!
