With half a mile of river frontage at the foot of our property, Adams Hill House has some of the most beautiful foliage anywhere in the North East. I personally have traveled the entire state during foliage season, only to come home and find the best foliage right outside the window.
While you may be longing for Italy or the South of France, you can have your cake and eat it too. Adams HIll House gives you an old world feel and elegance, but you don't have to take the time to travel. Look no further than this estate in Southern Vermont. In the time it would take you to board a plane, you can be here in beautiful South Newfane!
This magical, very private luxury home is secluded, yet located close to everything Southern Vermont has to offer: hiking, swimming, skiing, kayaking, bike trails, music, art galleries and restaurants.
f you love to cook, the organic farms and well supplied grocery stores and French gourmet stove will entrance you. There are herbs growing in the kitchen garden.
Architecturally stunning Southern European style, artistically crafted using reclaimed architectural elements and wood and stone taken from the property, Adams Hill House is decorated in an eclectic, timeless style, as you can see from the photos. Furnished with custom made, modern and antique furnishings, a large contemporary art collection and oriental rugs, the interior of the house is a visual feast. Outside, several terraces and decks provide many spots to sit and read or just take in the view.
The house has exceptional light, views and privacy, suitable for a family, group of friends or colleagues who wish an exclusive retreat without crowds. The drive to the property can be gated if the guests require extra security. With long West (sunset) and sunny South views, you are surrounded by nature and can enjoy the ever-changing clouds and weather.
The first and second floors of the house comprise 5,500 square feet/five hundred square meters. The upper floor has 2 master bedroom suites with sitting areas and two smaller “family” bedrooms, each with a queen or king bed. Each bedroom has its own en-suite luxury marble bath or half bath - a 4 or 6 piece bath adjoining the two master suites, and a half bath dedicated to each family bedroom.
The entry-level main floor is comprised of a suite of flowing, open rooms - a gracious 30’ entryway full of art, a huge gourmet kitchen filled with light with table space for 10 to enjoy breakfast together or prepare a meal as a group. The cooking arrangements include a wide range of gourmet cookware, a La Canche French professional stove, two prep sinks and two dishwashers. There is a fireplace in the kitchen, which makes winter nights a joy.
In summer, dine outside on the pergola and watch the sunset, or sit in the shaded back yard off the kitchen to beat the heat.
The formal dining room is connected to the kitchen and the two large living rooms. It has a small terrace outside French doors where the hot tub invites you to watch the sunset or enjoy a starry night.
The living rooms consist of a 32’ west facing sitting room with several sofas and chairs and the large TV. The sunsets from this room are spectacular.
The adjoining interior living room has a magnificent stone fireplace, huge coffee table for playing games or putting together a puzzle and 28’ ceilings, open to the 2nd floor balcony-art gallery-hallway above.
The house is situated on twenty-five private acres with a view to the ridge 4 miles beyond. Nearby neighbors - a quarter mile away - are completely screened by trees. Many days, you feel that you are alone in the world! Birdsong and the wind in the trees are your constant companions.
The entire estate has a timeless quality that usually comes only from generations of family and many renovations. The property borders a twenty-foot wide, crystal clear river for half a mile, which you can hear from most rooms until hard-freeze in winter. There is a swimmable pool area under one of the two waterfalls, directly below the house.
As with old-world estates, a family member generally lives in a caretaker's apartment on the ground floor, providing you with property management in the style of 5-star hotels and luxury properties around the world. Your privacy and peaceful enjoyment of the estate is our paramount concern.

Great spot. The house was beautiful and we made full use of the professional kitchen, hot tub and two available fireplaces. Beautiful home with a fully stocked kitchen - great for those who love to cook. A great relaxing getaway for our family and the homeowner Nancy is very friendly, responsive and helpful. Our only criticism is that there are many fees out of the ordinary.

We had a large family group looking for different daytime activities. Some were able to ski with ease, as the mountains were a short 15 min ride, and some were able to enjoy the beauty of the home and it’s serene surroundings.
Sleeping accommodates 2 per room, plus plenty of floor space in most rooms for additional air mattresses for kids. A large kitchen with an extremely cozy fireplace was an ideal setting for family style cooking!
Property Owner was extremely communicative and helpful, offering additional services of private chef and masseuse if needed!
Great stay in a stunning property. I’m sure it would be just as lovely in the summer with hiking capabilities.

We absolutely loved our stay. This house is a gem and made me feel like I was in Tuscany or the south of France again. Large arched doorways, strong French doors, beautiful tile that is pleasant to walk on, soft water, amazing bathtubs with excellent water pressure, very comfortable seating areas, a stove and kitchen that makes serious moments out of family meals.. just Fabulous! The surroundings are idyllic and you can’t lose with that fresh Vermont air up in the mountains - AC is barely needed when you’re able to get so much breeze and most of the windows can be opened with a screen. My favorite times were early morning during the summer for cool breeze while in bed or lounging around the house, followed by a nice breakfast under the pergola; as well as watching the sunset while in the hot tub or under the pergola. The view, smells, and sounds are spectacular.
This was my dog’s first vacation and he loved everything (this is a great retreat for dogs with anxiety as well as dogs that like light -moderate to heavy activity - there is much to do and explore)!
We hope to come back for a family gathering soon!

We stayed at Adams Hill in late November and were treated to a fresh snow and strong winds that transformed this magnificent place into a living snow globe. The house is commodious and the furniture and appliances are all excellent. we particularly enjoyed the commodious kitchen complete with anything a chef would need to make a great meal. The hosts were warm, accommodating and helpful in making suggestions for excursions during our stay. Highly recommend!

The location is lovely. Very private and peaceful. Inside, the house is elegant and comfortable.
The house and views are amazing with long vistas of the mountains making you feel like you are on top of the world and very quiet, private place to get away from it all.
The house overall is very comfortable, decorated to make you feel right at home. The bedrooms are lovely, elegant havens for lounging. Beds are extremely comfortable.
The private chef services worth every penny. We spent lots of time hanging around the ‘unkitchen’.
This is the perfect place to use as a base to take advantage of all that Vermont (and New England) have to offer. Using this as our home away from home, we went to some great local shops, (there’s a very good carpet store in Burlington), the local farmers markets, and a general store - who can resist that? We stopped to see some talented local craftsman - I started my holiday shopping. There is also good hiking and skiing for those that are more active.
I highly recommend this location to get away from it all. Beautiful, relaxing and good base for exploring.
