A fantastic, rustic, large, beautiful home to come together with family. Huge kitchen with lots of accessories for making meals plus 2 fridges to hold enough food and drink for a small army. The counter top ice maker was a plus. We enjoyed our time and would love to stay again.
We came for a bike weekend and could not have been happier! The yard was a huge bonus as we had plenty of space to play games and enjoy the wonderful weather while we were there. The kitchen is also amazing, plenty of space to make great meals!
This property worked out great for us! Our large group had plenty of room for sleeping and hanging out. The kitchen is big and very well stocked- (it has two fridges- loved this) and with 2 dining areas AND the patio, we had plenty of room! We had young children and the patio and yard were a lifesaver as they had another place to go. We took family pictures and were able to do them in the yard by the trees.
We stayed for a family gathering. The property had plenty of room for 12 of us. The rooms were comfortable and accommodating. Very nice space! We would definitely stay again!
A fabulous location for our group of friends. We (11 women) have been getting together in various locations around the country. This house was one of our favorites!!

Great Stay
We went out to Grand Junction for my daughter's college graduation and needed a big house to hold all of our family and friends to help us celebrate my daughters special day. This Victorian house was perfect for all of us! The house was well equipped and spacious for everyone with plenty of parking. The owner was very accommodating and quick with communication. I highly recommend!
Not a single issue! Clean, comfy, well stocked with daily living needs. All 13 of us loved it and would book again.

Charming Retreat
We had the most wonderful time staying at this charming home. It has everything you need, the kitchen has every dish, plate, pot, pan, knives, etc., that you would ever need. There is a coffee station with coffee and tea. The bedrooms and bathrooms are all updated. The bed are very comfortable. The hot tub is clean and the firepit is great.This home is just so comfortable, we highly recommend it!
The place would be perfect if it wasn’t for the mouse problem. There was mouse droppings even on the toilet paper.

No TP
The main reason I rated a 4 and not 5 was no TP when we arrived had to go to store immediately. Also some rooms very hot and some very cold H/C very hard to figure out. Other than that it was a very nice home and enjoyed the stay.
Overall we enjoyed our stay, the house had plenty of space for all 17 of us. Location was good for hiking, skiing and site seeing.
We had a large group of adults, young adults and teenagers, it would have been nice to have more single bed options and not all double beds.
The hot tub needed a lot of work for balancing chemicals and cleaning when we arrived, it took a good day of work, but enjoyed it after that.
There was only enough complimentary laundry detergent for 3 loads of laundry, and we ran out of toilet paper after a couple of days. We also had to switch batteries around in remotes for the TV's, several of the batteries in them were dead.
Love this area of Colorado!

Too many drawbacks
The exterior of the property looks great and the fun yard was a hit with the kids. There is plenty of nice woodwork throughout the inside and some fun examples of old time craftsmanship. We had a good time at the fire pit with the party lights strung around.
But this rental’s interior is so tired and sad and showed so many examples of neglect, it all just added up to a deal dealbreaker for us.
The main floor sectional where we wanted to gather as family is old, dirty and snagged with a torn lining hanging down from the underneath. A mass of unsightly wires hang from a wall mounted tv. The fireplace had a hole in it. There are multiple pieces of furniture with evidence of dog chewing. The balcony is a mess of broken and chipped concrete. A bathroom towel rack pulled off a wall with ordinary use. We had a hanging heat register from the ceiling and broken side table in one room. One bedroom closet was full of owners property and unusable for those in the room. Hangers for the closets were scarce. We found a pile of owners things in one of the loft areas. Some drapes were hung crooked and some were mismatched. The kitchen sink window was dirty and several walls had unpainted patches. Some patio furniture upholstery was torn and stained. The bar stool seats were pealing. The flatware is assorted and mismatched with some cracked dinner plates.
We enjoyed being together for our weekend away but I would not recommend this home. It’s the first VRBO that has disappointed.

Beautiful Home
Beautiful and cozy house. We were able to rent this place for New Year’s, and have a great time in the hot tub and by the fire pit.
This spacious house (as my nephew described it) was insane. It was perfect and the double convection ovens were a lifesaver. Perfect house for a large family!! Plus, the owners were so helpful! Couldn’t have asked for more.

Great property with plenty of green grass!
Great house for our group of guys. Plenty of room for cooking and the yard is great for playing cornhole and other games! Close to town but feels "away from it all" which allowed for a very relaxing atmosphere. The house has an old time feel but with updated features. Overall, we'd recommend this house and would stay here again if we're back in Fruita.

From our arrival to our departure, all of the comforts of home were found in this well-maintained, very spacious, multi-level, home. Beautiful house! Close to everything! Highly recommend!
We went to Colorado for a memorial service for the family patriarch. We had 3 families with adult children staying in the house. It was extremely comfortable and so well appointed!! The views from every window were exquisite, and there's just no describing sitting on the front porch watching the sunset. We had one small problem with the AC, and the owner was easy to contact and very helpful. We've stayed in a few different houses in the Grand Junction area, and none can even remotely compare to this one!! Thank you for the wonderful experience!
Simply put- this is one of the nicest houses we've stayed in anywhere during our travels. This old farmhouse (?) is absolutely beautiful and was a HUGE hit with our entire group. The house is very well cared for, and the finishes inside do it justice to a thoughtful renovation to keep the integrity of the original house's character. The lot is beautiful and has views in every direction!
The owners were incredible with replying to any of our needs, and were in direct communication before the rental period as well. Anything we had questions about, they were there to help with.
The location is perfect for Fruita- only minutes from downtown, and SO close to the 18 Road trails! We will definitely be renting this house again in the future- thanks so much Ann!

Nice VRBO house in Fruita
The House was perfect for us. We had 3 families staying (6 adults, 6 kids age 6-9) and there was lots of space for us to be together or have our own space. Two dining room tables let us have a "kids table" and an "adult table" for meals which was really nice. The deck off the master bedroom is awesome and the yard was great for the kids to play in. One thing that isn't clear when you read about the house is that the "loft" space is IN the master bedroom. Two things I would note are that the house is near other houses (working farms)...it says 7 acres which gives you the impression that you don't have neighbours near you, but you do. The 3 big dogs at the house beside this house are supposed to stay on their property but they are not fenced in. If your kids get to close to the property line ( the creek) they will (they did) come on to this property and chase your kids.
We had a great stay. I would suggest that the owner give a little information about how to use a few things in the house. There were no directions on how to use the TV's and the bed in the master bedroom is a special bed with air that allows different settings of firmness...but there were no directions on how to use this. (I only realized this when my side started leaking and my half of the bed totally collapsed...the house manager was very helpful).
We would stay here again if we came to Fruita.
