About the host
Hosted by Josh Berman
I’m a filmmaker based in Denver, and together with my wife, we spent six years bringing this modern mountain retreat to life. With much of my work in the outdoor and action-sports world, the mountains have always been central to our family. We wanted to create a home that felt immersive - a peaceful escape where the scenery is part of the experience.
Perched high above a forested slope, the property feels like it’s floating above the valley. Every space was carefully designed to showcase the panoramic mountain views, with clean architecture, custom furnishings, and natural materials sourced from around the world. Our goal was to create something luxurious yet welcoming - a place where guests can enjoy high-end comfort without losing the warmth and simplicity that make a mountain home feel real.
We’re proud of what we built and honored to share it with guests looking for a truly special stay. We hope you enjoy the space as much as we do.
Why they chose this property
We were drawn to Winter Park Highlands because it offers the best of both worlds. It’s close to everything we love — Winter Park to the south, Grand Lake to the north — yet the moment you arrive, it feels peaceful, private, and connected to nature.
The spacious lots, dirt roads, and surrounding forest make the neighborhood feel like a true mountain hideaway. Wildlife visits are a regular part of life here, and that constant interaction with nature is a big part of why this place means so much to us.
What makes this property unique
What makes this property truly unique is the feeling it gives you the moment you arrive. After years of searching for the perfect mountain setting, this land stood out instantly - for its sweeping views, its quiet, its natural beauty, and the sense of peace it offered. With aspen groves, pine forests, dramatic rock features, and complete privacy, it felt like a piece of untouched Colorado wilderness.
The lot - once owned by Denver Nuggets great Chauncey Billups - sits high above the valley, and the land drops away on all sides. Because of this, the home feels like it’s floating above the Fraser Valley with panoramic views of the Indian Peaks, the Never Summer Range, and Rocky Mountain National Park. Watching sunrise and alpenglow from here is an experience you never forget.
The 8.5 acres provide space to explore, wander, and play, with trails right out the door. We were even able to create a large patio and small yard, which is rarely possible on steep mountain sites.
It’s a one-of-a-kind setting, and it’s the reason this home feels so magical.
