A fully restored 2-bedroom historic cottage set on three acres of rewilded land above the Grand Valley, with sweeping views of the Grand Mesa and Book Cliff Mountains. The home is solar-powered, thoughtfully updated for modern comfort, and located just minutes from downtown Grand Junction, Lunch Loop trails, and the Colorado National Monument. It offers privacy, quiet, and exceptional access to outdoor recreation.

LOCATION & ACCESS
Despite its peaceful setting, the cottage is conveniently located. Downtown Grand Junction is 2.5 miles and about a 6-minute drive. The Lunch Loop Trailhead is 2.1 miles away. The East Entrance to Colorado National Monument is 3.9 miles from the property. Guests enjoy the feeling of being immersed in nature without long drives to trails, town amenities, or dining.

THE HOME
This standalone cottage is over 100 years old and was carefully restored rather than replaced, preserving its original character while adapting it for comfortable modern living. The home has two bedrooms, efficient mini-split heating and air conditioning, all new appliances, reverse osmosis water filtration, and low and no-VOC furnishings and finishes. The entire property is powered by solar energy.

Many of the original windows were restored to maintain the home’s historic integrity and allow full-spectrum natural light. Throughout the day, the interiors feel bright, warm, and closely connected to the surrounding landscape.

LAND, MEADOW & WILDLIFE
Behind the house lies approximately 11,000 square feet of rewilded meadow planted with more than 50 species of native plants and grasses. Many of these plants were started from locally collected seed as part of a larger effort to restore native habitat rather than conventional landscaping. The property borders protected green space and wildlife sanctuary land. Birds are a constant presence here. Hawks, eagles, osprey, and owls frequently soar overhead, while Gambel’s quail move through the meadow below. Bird imagery and artwork throughout the home reflect this close connection to the surrounding environment. Just outside the front of the house stands an 80-plus-year-old apricot tree, a living link to the property’s agricultural and ecological history.

The restoration of this home was shaped by a strong family connection to history and conservation. One of my favorite stays ever. It’s so cute and clean, and the location with the yard and views are fabulous. Super easy to get to town or the national monument park or the hwy. I’d live here for a while. Met the owner and he’s also great. Parking; kitchen is stocked with the necessities to prepare meals (plus a few essentials); water is warm; oh and the lighting and art in the yard are all perfect.

I'm a Colorado native and moved to Grand Junction in 2002 from Vail, Colorado. I love outdoor adventure and quiet time in nature with my family. My wife and I live just a couple min away from this property where we enjoy our urban homestead with chickens, bees, gardening and our two dogs. This year I'm running four ultra marathons including the Ouray 100. I started hosting four years ago and even if I don't meet our quests I enjoy the opportunity to add dimension and nuance to their stay here in the Grand Valley.

We chose this neighborhood because it offers an uncommon balance of access and quiet. The home sits above the Grand Valley, bordering protected green space and wildlife sanctuary land, yet remains just minutes from downtown Grand Junction, the Lunch Loop trail system, and the Colorado National Monument. From here, it’s easy to spend full days biking, hiking, or exploring town, then return to a setting that feels removed and calm.

What we enjoy most is the sense of perspective the location provides. The open views, abundant birdlife, and rewilded landscape create a strong connection to the land, while the proximity to trails and town keeps everything practical and accessible. It’s a place where outdoor activity, rest, and reflection naturally coexist.
