It is the ideal spot for sporting events, concerts, or a home away from home for traveling nurses or contractors working on the new stadium. This house is designed with your comfort in mind with 2 1st floor bedrooms and bathroom and open-concept living and kitchen area. The upstairs feature 2 additional bedrooms and 2 bathrooms one being an on-suite.

The other has 2 twin beds, Both Bedrooms have firm mattresses with pillow tops and bedding, full closets with hangers for storage, extra pillows and blankets and luggage racks. The full bathroom has a low step shower. you will find towels, shampoo, body soap and a hair dryer for your convenience.

Upstairs you will find a private On-suite with a king sized bed the attached private bathroom with a large walk-in shower, the other bedroom has a queen bed and sitting area. Both Bedrooms have plush mattresses and bedding, full closets with hangers for storage, extra pillows and blankets, and luggage racks. The 3rd full bathroom has tub/shower if you desire a warm bath.

Leading from the kitchen, you will find a garage for your outdoor gatherings. Feel free to smoke in the garage.
Parking is available with 3-4 cars in the driveway, No parking on the street.

A code for the front door is required. You will receive one prior to check-in, the lick is a one-touch lock. Parking is allowed in the driveway only, it is best if you back in the driveway to make ot easier to leave. The basment is currently under construction so there is no access. Although you have use of the back yard, it is usually very wet and muddy during the spring and fall, just beyond the trees is Smoke Creek. Smoking is permitted in the garage or outside

Located on the main road just outside the village of Orchard Park. A few hundred yards away for the thruway ramp and just a little over a mile away from Highmark stadium.

The house is located just outside of the village of Orchard Park and just a short walk away for Tim Hortons Coffee Shop and Bakery.

Please note, I do not have on-site washer and dryer at this time, there is no smoking in the house but feel free to smoke in the garage or outside.

Although this is conveniently located near Bills/Highmark Stadium, it is not walkable. you can drive and park in one of the many private lots on Rt 20a or Abbott road. depending on the time you travel to the game, its can be a 10-30 minute drive. typical cost to park is $40-60. Parking on the Stadium property is reserved and can be very costly.

The basement has limited access at this time due to construction materials.
No smoking or vaping in the house you can either smoked outside or in the garage.

Upon departure, please empty all trash and perishables in the garbage can.

Please wipe snow or mud from your shoes when entering or remove your shoes entirely.
