This beautiful home is surrounded by wooded area, yet very close to town and directly across from the free shuttle. Enjoy the mountain feel, while sitting in your large private hot tub with great views in the back or hop on the free shuttle and be downtown or at the resort in minutes. This beautiful mountain home is just minutes away from world class downhill skiing, cross country skiing, snowmobiling, as well as the Fraser tubing hills. Summer activities offer hiking, mountain biking, rafting, golf, fishing, boating, as well as activities at the base of Winter Park Ski resort.
This house also offers high end amenities you would expect in a perfect vacation home: flat screen TV in Rec room and main living room game console, king bedroom with its own flat screen TV, a gas fireplace, games for everyone to enjoy, or challenge someone to a game in ping pong.
All of the bedrooms are well appointed (with 5 king beds!). The bedroom layout is as follows: * Main floor King bedroom with private bathroom. * Top floor King bedroom with shared bath. * Top floor King bedroom with shared bath. * Bottom floor King bedroom with shared bath. * Bottom floor bunk room with 4 Full Sized bunks (very large and can easily sleep two adults). * Bottom floor king bedroom 2 of 2 on this level
Additionally, there are two sleeping areas with sofa sleepers.
The kitchen is fully stocked with all the appliances, dishes, and amenities you need to cook large meals for your group. There are also plenty of dishes and utensils for two meals so one set can be in the dishwasher while you have enough for your next meal. We have included high quality pots and pans as well as additional small appliances that you would not normally have available in a rental home. These would include a crock pot, waffle maker, and even an electric griddle. Creating a huge meal like a Thanksgiving meal with all the fixings is not a problem at our home!
Entertainment: The home has all the entertainment amenities that you want. Both living areas feature High-Definition TVs with an HD satellite TV. We also have a small collection of games for use. For the adults, we have a Poker game table that we have equipped with poker chips - so no need to bring your own. The house is also stocked with new games to enjoy a family night of fun.
High speed internet with Wi-Fi connection of course is a must!
We have a large outdoor hot tub that is tucked back behind the house with a great sense of privacy, just very close to the backdoor.
General Amenities: All Winter Park House properties come stocked with a basic starter package of paper towels, toilet paper, facial tissue, hand/body soap, conditioning shampoo, dish soap, sponge and dishwasher detergent (this is a 3–4-night supply, guests may purchase additional products locally). Each home is equipped with high-end bed linens and towels. Kitchens are stocked with a coffee maker (Keurig and standard), cookware, bakeware, dishes, glasses, utensils and small appliances (griddle, crock pot, blender, food processor, rice cooker and waffle maker).
We also have a heated garage for your enjoyment for those times of the year when it gets a little cold out, as well as a large capacity washer and dryer for your use.

House Rules 1.) Please respect our county wide quiet time hours are 9pm to 7am. Our county does fine for violations and that will be at your expense. 2.) No events of any kind permitted at any time. Violations will result in immediate eviction and $1500 fine. 3.) No outdoor fires are permitted at any time. 4.) We can allow up to 4 vehicles at this home. There is one space in garage and two spaces in the driveway and one at the top of cul de sac. Any vehicles parked on the street will be towed and fined at your expense. 5.) All of our rentals are non-smoking. By renting this home, you are stating that you will not smoke in our vacation rentals. You will lose your deposit if evidence of smoke is found once you check out. 6.) You and your guest are using our home at your own risk. We nor the owner of the property will be held responsible for any injuries that occur at the vacation rental or for any lost or stolen items. 7.) No boats or trailers are to be parked at our rental properties. Any fines as a result of this broken rule will be charged to the refundable deposit.
Important to note- Our home is equipped with noise/smoke sensors. Exterior cameras are also present.

We have 4 adult children with partners and 2 of the couples have kids. The home was PERFECTLY suited for our needs. The families with kids got the lower level, the couples without kids got the 2 upper rooms and Nana and Papa took the main floor suite. King beds for all the couples and the grandkids had the bunk room. The kitchen was perfect for big family meals and the tables were perfect for gaming and puzzles.

We had 4 family groups totaling16 staying at this house and it worked so well for our family. There was room for the kids to play. The kitchen was well stocked and worked great for meal prep. Big house with enough space for 8 men to gather from all over the country to explore Colorado. The house has most everything that might be needed but nothing extra or fancy, (e.g., no cloth napkins, and no spatula for grill). Some maintenance is needed because not all windows open and when updating the property we recommend dimmer switches for lighting in common areas. Good mattresses.

We enjoyed our stay at your lovely in Fraser! Your home fit our family well (6 adults, 2 teens, 1 child) with plenty of room for everyone. The scenery around your home is beautiful and we had lots of snow to enjoy! We used the shuttle system almost exclusively during the week and once we figured it out, it worked well for us and we did not miss being without a car. We enjoyed our week in Winter Park / Fraser and your home met the needs of our family well!

We had a group of 13 (children and adults). The home was accommodating, clean, and in a very good location. Very close to the shuttle.
The hot water would not last for more than one shower on the bottom floor, and there is only one bedroom with a TV- but outside of that it was a perfect stay. The kitchen is well stocked. We would absolutely stay here again.

This place was AWESOME! It had tons of beds for everyone to sleep in, the kitchen was stocked with almost everything we need to fix daily meals for our family of 18. Our kids loved it and it wasn’t a bad trip with the shuttle to the ski resort. If we go back to Winterpark we will definitely rent this again. The parking was a little difficult having 5+ vehicles but there was other places to park fairly close so not a deal breaker at all!! 5 stars all the way for this property!!

We had 4 families equally 18 people that stayed at this lovely home in Fraser. The home is beautiful and met our needs greatly! The kitchen is stocked full of pots, pans, dishes....you name it. Great place for a family vacation
The house was just like the photos. The kitchen was well equipped with plenty of dishes, silverware, kitchen utensils, and kitchen gadgets including a small oven to supplement the standard oven.
It snowed 18inches the day before we arrived and the road and driveway was well plowed. The hosts were excellent! There was an issue with the Keurig coffee maker Thanksgiving Day morning. We texted them and they came within an hour with a new coffee maker and were very friendly about it. That was very generous on a holiday especially with the roads still a little icy. We will definitely book this house again.
Our whole family came from near and far…Alaska and Georgia…and some from right there in Colorado. Our Christmas was perfect!! We were pleasantly surprised with a fresh, white Christmas!!
The house was so wonderful!! It was very clean, comfortable beds, well stocked kitchen! The sleds were an added bonus!!
The free shuttle was so nice…just walk to the end of the street..so convenient!
The amenities in the house were plentiful ! The only thing extra we brought were paper towels. I would recommend you bring outlet extenders for charging your USB devices. And extension cords …some outlets are hard to get to.
The hot tub was frequented by our younger family members…they really enjoyed it!
There is NOTHING negative I can say about this house…and believe me…I read every review when looking for just the right place for our family. This one was perfect!!

We were pleased with the location and views. The kitchen was well stocked with appliances but half the outlets didn’t work. Most of the windows upstairs were difficult/impossible to use because they were off the tracks so we couldn’t properly close them all the way. Bathroom rug upstairs smelled like it had never been washed. The most upsetting part was that the bedding in both upstairs bedrooms did not seem to be cleaned. We found candy wrappers in one bed and the quilt/comforter in the other room smelled very strongly of urine. We contacted the owner about this issue and never heard back. Also, there was a strong smell of urine in the carpet in the basement. Needless to say, we were not pleased with the cleanliness.

Prime location--close to grocery stores, restaurants, shopping, activities (Grand Lake, Granby, Winter Park). We even were visited by a mom and baby moose in the back yard!
Loved that 5 bedrooms had king beds, that is uncommon and so necessary when you have multiple adult couples. The bunk room and 2nd family room were perfect for the kids/teenagers.
More than enough dishes and cooking equipment in the kitchen.
The price was affordable for the space and number of guests.
Property management was super responsive (texted while we were there and sent emails). We had an issue with the garage door not opening and they sent someone to fix it immediately.
Really the property couldn't have been better and I would definite stay again (check in/out was a breeze) the remainder of my comments are picky --I did let property management know that the house wasn't as clean as it should have been when we checked in and they said it would be addressed:
*Oven dirty w cleaner, not wiped out
*Some remotes needed batteries
*No sponge in the kitchen
*Rings in the toilet/dried urine, mirrors not wiped
*Washing machine doesn't clear detergent from the drum, even when very little is used.
This house is definitely a rental, as in it's been well loved/beat up. Pantry in the kitchen doesn't close well, plastic drawers in the frig are broken or missing, door sticks. Dings, scratches, water stains/marks on furniture especially bathroom vanities.

We enjoyed our stay here! Great house close to Safeway grocery, and easy drive to Winterpark ski resort. Housed all 14 of us with plenty of room to spare. We did have a few maintenance issues and messaged the property manager and always got a quick response and solved our problem in a timely manner. Would stay again!
