Park-Studio Franconian Lake District

The Park Studio is part of a spacious country-style villa and is located in a very quiet and idyllic setting on the outskirts of 91166 Georgensgmünd, in the heart of a beautiful residential area surrounded by mature trees and park-like gardens.
Parking is easily available on the quiet residential street (dead-end).

With its well-thought-out floor plan, the Park Suite meets all expectations and needs.
The entrance door on the covered balcony on the ground floor is accessed via an exterior steel spiral staircase, which is used exclusively by the tenant. Bicycles can be stored easily and securely in the dry under the balcony. The balcony has a child-proof railing that can be locked to prevent access to the spiral staircase. The spacious balcony is furnished with comfortable rocking chairs for relaxing, as well as a round, cosy dining set and a lounge chair. Access to the studio is keyless and is granted by entering a code, which you will receive from us before your arrival.

Inside, you can appreciate the size of the space, which is divided into different areas. The studio is furnished with high-quality solid wood furniture. For cosy evenings, there’s a comfortable two-person sofa with adjustable back and footrests. Of course, a large flat-screen TV is also included.

The dining table, with its inviting corner bench by the window—through which plenty of light streams in—is not only perfect for enjoying delicious meals but can also be used for other activities, such as working on a laptop, playing board games, or card games, etc.

Amateur chefs can get creative in the small but well-appointed kitchen, which is fully equipped (stove with oven, refrigerator with freezer) and leaves almost nothing to be desired.

The sleeping area features a closet and a large double bed (180 cm wide and 200 cm long), which offers plenty of space for two people and ensures a restful night’s sleep thanks to new, high-quality brand-name mattresses. There is also an additional sofa in the room that can be converted into a sleeper sofa (with a back-friendly slatted frame) for two extra guests.

The separate bathroom is very spacious and features a large bathtub, a shower, a toilet, a bidet, and a large vanity with a mirror cabinet offering ample storage space.
Of course, bed linens (high-quality hotel-grade 100% cotton, fully washable pillows and blankets) and towels are provided.

The view from the windows and the spacious private balcony onto the mature garden and the pond is wonderfully inviting for relaxation.

LEISURE AND CULTURE

Harmoniously nestled in the gentle hills of the countryside, the lakes—
Brombach, Altmühl, and Rothsee—exude a southern flair right in the heart of Franconia. Beaches invite
you to sunbathe, and the fine sand slopes gently into the water. The Franconian
Lake District has long since become a popular sailing destination, attracting skippers from all over
Germany. Conditions are also ideal for windsurfing and the trendy sports of kitesurfing and SUP. And the unique trimaran “MS Brombachsee” and the excursion ship “MS Altmühlsee” provide that cruise ship vibe.
From the Park-Studio, you can reach the Allmannsdorf lakefront centre on Lake Brombach (at the dam in the east) by bike in about 30 minutes (approx. 11 km).
Lake Rothsee (Gasthaus Rothsee, to the south) is about a 53-minute bike ride away (approx. 17 km). The major annual triathlon event “Challenge Roth” starts here every July.
Hiking and biking trails begin right at the accommodation.

TRANSPORTATION CONNECTIONS
Georgensgmünd has approximately 7,000 residents and is easily accessible via Federal Highway B2, which runs north-south, and is part of the Nuremberg metropolitan region. The Franconian metropolis and second-largest city in Bavaria can be reached by car in about 40 minutes or by regional train in about 25 minutes from the Georgensgmünd train station. The state capital, Munich, is also accessible by car in 1.5 hours or by train from Georgensgmünd in about 2 hours. A bus stop, which is a 2-minute walk away, takes you directly to the Georgensgmünd train station. If needed, we offer a shuttle service.
