Ground Floor: master bedroom with fireplace and en suite bathroom with tub and shower, bedroom with en suite bathroom with shower and overlooking the garden overlooking the valley, another bedroom with en suite bathroom with access to the garden and view overlooking the valley, sitting room with fireplace, room used as a laundry room with sink and closet. Also on the same floor there is another bedroom with access from the outside (depandance) which is accessed from the garden with en suite bathroom with tub and wardrobe. The rooms are all equipped with telephone, intercom from which it is possible to call the other rooms. Furthermore, the villa is equipped with a video intercom, four fireplaces, independent heating and all the comforts and luxury appliances. The advantage of the farmhouse, in addition to the construction features, is that it is located a few steps from the historic center and therefore in a non-isolated position in one of the most beautiful areas of the town with about 2000 square meters of perfectly maintained land of exclusive property equipped with lighting and automatic irrigation system with cistern/well for rainwater recovery, orchard area, wooden shed for tool shed and another relaxation area with wooden pergola with rain cover as well as a cistern/well. The Casale was built according to the recent anti-seismic legislation and has two entrances, one for vehicles and the other for pedestrians which give direct access to the ancient village of the town. This is a rare property due to its position and valuable construction features. Amelia is only 75 km from Rome, 50 km from Orvieto, 50 km from Spoleto, 95 km from Perugia, 150 km from Arezzo, 200 km from Florence.

Had a great stay at The Villa on the Ancient Walls. The home is beautifully furnished and well cared for. The outdoor spaces are as enjoyable as the indoor spaces are comfortable. The pool and views made our time there extra special, and the host was very helpful and responsive.

We loved the house, its location and our time in Amelia. Both Gaia and Giulia were very responsive and also Gianfillipo checked in from his holiday. It is a beautiful property, very comfortable with lots of attention to detail. Also, normally these types of houses are in the countryside, but this was the best of both worlds, right next to the lovely village of Amelia, but also with wonderful views of the surrounding countryside. We had a fantastic time there.
A fantastic property situated just outside the walls of Amelia. Comfortable and very well equipped. Pool is fantastic and we very much enjoyed our stay. Great to be within walking distance of bars, restaurants etc and easy to get to Perugia, Assisi etc. Communication with the host was very easy and would highly recommend. We would love to return in the future.

Villa l*Ameria was everything we were hoping for - and more. We had 4 large bedrooms, all clean, nicely decorated and with own bathroom and good air conditioning. Kitchen and living room were perfectly equipped with everything needed (including good air conditioning). Lots of room to spend time together etc.The garden and pool were also amazing. Lots of room on the garden and yard to play with kids. Both sides of the house sitting areas to enjoy drinks or breakfast or meals. And the Pool: clean with refreshing water and room to play and swim. Chairs to enjoy sun, and shady areas to avoid sun.The Villa is nicely situated quite on the side of the old city so we had just a tiny walking to the beautiful narrow cobbled streets of the city, and to it's restaurants, bars, pasticcerias and shops. The city is small but the area surrounding offers all services. The city restaurants offered us friendly and informal hospitality, amazing food, friendly service, beautiful views and generally fine atmosphere.And the hosts Giulia (at the Villa) and Gianfilippo (the owner) were very very nice and helpful during our visit. Everything worked the way it was promised.Perfect holiday in beautiful and atmospheric Amelia, and the Villa where we certainly hope to come back.

La villa si trova a pochi passi da una delle porte storiche di Amelia, è ben arredata e spaziosa. Ottima anche la posizione con la vista sulle colline antistanti che le offrono un paesaggio magnifico e le conferiscono un'atmosfera molto particolare. Il proprietario è stato molto disponibile e cordiale, buona anche l'accoglienza con il personale in loco.
