Walnut Tree House is a beautiful and extremely spacious 16th Century Cotswold Manor House (nearly 5000 square feet) with a large, enclosed private garden, separate games barn and gym located in the pretty village of Nether Westcote, a short walk from an award winning pub (The Feathered Nest Inn).
The house is located in its own private grounds offering peace and privacy. It is the perfect house for a family gathering and an excellent location to explore the Cotswolds. Located within 6 miles of Kingham, Stow-on-the-Wold, Bourton on the Water and Burford. (Kingham has a train station with regular, direct trains to Oxford and London). The popular Daylesford Organic farm shop is within 15 minutes drive.

The house has many wonderful original features dating back to the 16th Century including a fabulous Elizabethan fire place. There are spacious rooms throughout to easily accommodate 12-14 guests and a separate sports barn with a full-size pool table, table tennis table, treadmill and Peloton exercise bike (weights available on request).

2ND FLOOR Bedroom 6 - 2 Single Beds Bedroom 7 - Super King Bed Bathroom - PLEASE NOTE the bathroom in the attic has a shower which has been built into the roof space. It works perfectly well but there is limited head height on access to it so it may not be suitable for very tall or elderly guests. The loo and basin can be accessed without any trouble.

It is a lovely old house, great location and excellent pub - laundry & dishwasher need an upgrade
We loved the house and it was in a great location with an excellent local Gastro pub- we just felt at this price the laundry and dishwasher need an upgrade as on Christmas Day the dishwasher broke down a second time and tumble dryer never worked.

Note to future guests - after a 3 year break, we are pleased to announce that Walnut Tree House is available to rent again from January 2026. The house has undergone considerable refurbishment. Please note - a new dishwasher, washing machine and tumble dryer have now been fitted.
A perfectly charming and comfortable property, full of period character and more than ample accommodation for our family (8 adults and 4 children). The children loved the garden where they could run around or play on the trampoline to their hearts' content whilst the adults were able to relax in a tranquil setting that is still within easy reach of other tourist attractions in the Cotswolds. Many thanks for a lovely holiday.
The property really exceeded our expectations, it was very clean, beautifully decorated and quiet and secluded. The kitchen had everything we needed, and the bedrooms and bathrooms were great, especially for our 4 granddaughters. They were thrilled with the family room and the toys and games and enjoyed the trampoline and spacious safe garden. It is well located for local attractions, and we enjoyed visiting Crocodile World and Adam Henson's Cotswold Farm Park - we were very lucky with the weather. We would highly recommend it for a family group of our size.

We rented this property for a three generation family holiday (11 people altogether with ages from 1 to 73) and Walnut Tree House was ideal with plenty of space and opportunity for hide and seek! The youngsters made good use of the games barn which was an ideal added facility. The House was well equipped and everything worked well. The House is in an extremely peaceful location and well situated for visiting the many Cotswold beauty spots. We thoroughly enjoyed staying at Walnut Tree House
We had a lovey stay at Walnut Tree House. This was a family vacation with kids and grandparents. There was plenty of space for everyone to spread out and enjoy. The kids loved the big garden, trampoline and playroom and the kitchen and outdoor areas were big enough to seat everyone comfortably. We had amazing weather and enjoyed some lovely walks in the surrounding countryside, also a great dinner at the pub in the village which was very easy to walk to. Simon was very easy to communicate with and helpful. Highly recommend.
The experience was top notch. The property is expansive and perfect for a larger family with teens. The village and surrounding towns were idyllic. The older children were able to cycle around the nearby towns without concern and the Feathered Nest Country Inn and Michelin star restaurant just down the street made this an absolutely perfect location for wandering and cycling the Costswolds. as a family.
Walnut tree house was a beautiful property with large rooms that were all very nicely decorated. Two living rooms were handy, as one was used for fun and the other for quiet time. The kitchen was big enough to fit the whole family of 10 comfortably. The garden was large, well kept. The garden also had two trampolines that kept the children entertained, along with a games barn. We felt close to many Cotswold villages in this location, we were able to visit many during our weeks stay. The host Simon was a great communicator who answered all our questions promptly. We had a fantastic time and thank the hosts for renting their beautiful house.
We chose this beautiful property for a family Christmas gathering, wanting somewhere spacious and well-equipped, especially after the separations of the previous Christmas. Walnut Tree House did not disappoint - in fact it exceeded all our expectations in every respect! The house was beautifully dressed for Christmas, really well appointed, cosy but spacious enough to easily accommodate our large family group. This property has the WOW factor, and our only regret was having to leave at the end of the week! Thank you Simon and Rebecca for allowing us to make such happy memories.

A beautiful country manor home, made modern! Large, comfortable bedrooms, enormous kitchen and dining area with all the amenities, fantastic garden, and easy commute (25 minutes or less) to the Cotswolds villages. A few minor issues on day one were quickly resolved (thank you, Simon!). Be sure to visit the Cotswolds Brewing Company for a tour!
From the moment I found this home online, everything about our experience was wonderful. From Simons quick and very helpful communication, to the incredible feeling it felt to check in…and that moment you realized you picked the perfect home! Watching the children enjoy the spacious, pretty garden and trampoline to the walks to the nearby stables and breathtaking pub. This house become our home immediately. The bedrooms are gorgeously decorated, and large and airy. Same with the bathrooms, resplendent with sumptuous whiten linens and stunning views. The kitchen became our gathering spot for meals, around the lovely island and large wooden table - warming our hands by the Aga when needed. There’s a wonderful cozy tv room that my four children claimed, while my mum and I retired to the quieter living room each afternoon and evening. If I sound all over the place in my description, it’s because I’m thinking of all my memories there all at once and can’t choose any aspect as a favorite. I left there wishing the house was mine :) . I cannot thank Simon and Rebecca enough for opening their beautiful house up for families like ours to stay in. I plan on returning as soon as we are able
We were delighted with the property. It complied with all our requirements plus being very quirky and quaint! The large garden (including a massive trampoline) was perfect for the kids and the table tennis/snooker in the barn was great for the older kids and adults!
Spacious, fully modernised listed building and garden mainly set to lawn that suited our three generational family get together, with easy access to the beauty spots of the Cotswolds.

Lovely house in a very beautiful part of England. Great base to tour the Cotswolds, with Oxford in easy reach.
Accommodation spacious, well laid out and Simon very welcoming. Just be wary of the 2nd floor bathroom - we didn’t need it due to the number in our party but the shower isn’t really suitable for anyone other than children. Barn with table tennis and pool table most useful for teenagers, the house is stacked with toys for younger children and there’s a trampoline in the garden.
The Feathered Next Inn is a couple of minutes walk away and is absolutely excellent. Daylesford & Diddly Squat Farm Shops each a short drive away, and both Burford and Stow provide great dining and retail options.

We had a great week enjoying this beautiful home. Owner was super responsive and helpful prior to our stay. Kids enjoyed the garden, especially the football net and the trampoline. There are plenty of bedrooms and spaces to spread out. We made full use of the bbq and were even able to bake a birthday cake as the kitchen is very well stocked. Loved the Feathered Nest Inn which is a very short walk from the house. A real home from home in a beautiful Cotswold location.
