This fantastic 3 bedroom, 2.5 bathroom single-story detached pool home boasts a full-size south-east facing private pool and has been updated throughout! It is situated on the popular Calabay Parc community in Davenport and is conveniently located for a variety of restaurants, golf and shops, plus it is just 12 miles from Disney!

This home has been restyled and upgraded throughout and offers 3 stylish bedrooms – a king room, a queen room and a twin room – as well as 2 full bathrooms, a half bathroom on the pool deck, a spacious pool deck with a large private pool and a games room in the garage featuring a pool table, table football, two stand-up arcade machines with classic Space Invader and arcade games plus bar seating. The home sleeps a maximum of 6 people plus a baby.

Enter the attractive open-plan living space with wooden floors throughout that features a family room with leather sofas, a large flat screen SMART TV, DVD player, ceiling fan and views out to the pool deck.

The kitchen has new granite counters and comes with everything you need for at-home dining including all-new stainless steel appliances with fridge freezer, dishwasher, oven and hob, microwave, jug coffee maker and pod coffee maker, kettle, toaster, blender, cooking utensils, crockery etc. The dining area seats 6 and has views from the sliding doors out to the beautiful private pool.

Step through to the stylish master bedroom suite with a king bed, a flat screen SMART TV, ceiling fan and a spacious en suite bathroom with granite counters, shower, tub, twin sinks, WC and a walk-in wardrobe.

Bedroom 2 is an attractive beach-themed queen room with a flat screen SMART TV.

Bedroom 3 has twin beds.

Located between bedrooms 2 and 3 is the family bathroom with a bath/shower, granite counters, sink and WC.

After a long day visiting the Orlando attractions, you will love heading home to your private full-sized pool! It also has a shaded dining area with a table and chairs set for 6, plus 4 sun loungers on the pool deck. The pool can be heated (optional extra) and a pool security fence is provided for families with small children. There is a half bath on the pool deck.

The fun games room includes pool table, table football table and two stand-up arcade machines with classic Space Invader and arcade games. Plus bar top table with two stools.

At the front of the home is a private driveway with parking for two cars. The home has a laundry room with a washer, dryer and ironing equipment. It has air conditioning throughout, free Wifi and free local calls. There is also complimentary use of a highchair, stroller and travel cot (pack and play).

The Calabay Parc community is in a great location on the US Hwy 27 and is 12 miles from Disney. You have golf, shopping and restaurants very close by with Champions Gate golf course and dining area just a few minutes’ drive from your door, plus the supermarkets and restaurants in Berry Town Center conveniently located a few minutes away on the US27. Orlando International Airport is an easy 30-minute drive. This beautiful home has everything you need for a truly memorable Orlando vacation!

IMPORTANT BOOKING TERMS:
1. The max. occupancy of the home is 6 guests plus 1 baby (under 2 years). This limit MUST NOT be exceeded at ANY TIME and is strictly enforced due to the home insurance and fire regulations. Breaking this limit cancels the reservation, all guests must leave immediately, no refund of any remaining nights given.
2. Only Guests included on the reservation are authorized to be in the home. No external visits from friends or family are permitted, even if this is below the maximum occupancy, unless confirmed in advance with us.
3. Strictly no parties, events or gatherings. The Sheriff has powers to evict all guests from the home for breaking this rule, there will be no refund of any remaining nights.
4. The homeowner does not accept young adult/student groups under the average age of 25.
5. No smoking, vaping or cannabis on the property including the pool deck.
6. No EV charging from the home supply.
7. This is a quiet residential community. Please always keep noise at a considerate level, the HOA enforces quiet hours from 10pm - 7am.
8. We do not accept reservations that check-in on December 25th.


CANCELLATION POLICY:
The VRBO cancellation policy applies to all reservations with no exceptions. We strongly recommend that you take out trip insurance. We do not offer refunds for illness, weather, travel issues, bereavement etc, so please take out your own trip coverage.

SUPPLIES PROVIDED:
The home is self-catering. We provide an initial starter pack free of charge to help you on your first night that includes 2 rolls of toilet paper and 1 small soap per bathroom, 1 kitchen paper roll, 3 dishwasher tabs, 1 kitchen sponge, 3 kitchen trash bags and 1 laundry detergent tab. All provisions beyond this are the guest’s responsibility to bring with you/purchase locally. We do not supply additional/unlimited toilet paper, toiletries or cleaning products.

POOL HEAT:
The pool can be heated and is an additional $45 plus tax per day for the minimum of 3 consecutive nights, please book pool heat in advance. If you book after your arrival, the pool takes around 24 hours to get to temperature and there is a $25 call out to come and switch it on for you.

Pool heat is set to 87 degrees (this is not warm to the touch, it is set to keep the chill off the water and raise it from its natural temperature in the 60s). Temperatures cannot be set higher due to sanitary regulations.

We cannot be held responsible for failure of the pool heating equipment or issues caused by weather conditions. During the winter months when temperatures are in the 50s and below, this will affect the ability of the pool heaters to keep the pool to temperature.

Guests will still be charged for the pool heat, as the pool heater will be running, so it is down to the guest to decide if they then wish to cancel their remaining days of pool heat – we must be notified if they wish for us to switch it off. Refunds will be given on any unused days of pool heat. By booking pool heat the guests agree that no compensation will be given due to faulty pool heaters or bad/cold weather.

We suggest guests check the weather forecast for temperatures before their upcoming stay and then cancel pool heat accordingly if they feel it will be too cold.

GRILL HIRE
Due to insurance limitations, the home is not listed as having a grill. If you need a grill, please ask us for the details of a local company where you can book a grill online with them. If you do bring/hire a grill, we ask that it is used at the side of the home on the grass and not on the pool deck as the pool screens are a fire hazard.
