This spacious penthouse apartment is on the top floor of the much sought-after Boka Heights development in Dobrota. It is bright and airy with high ceilings, wonderful uninterrupted panoramic views and is not overlooked from any angle. It has its own large west-facing balcony with outdoor dining furniture and has stunning unobstructed views of the Fjord. Please note that, as it is on the top floor with many steps and no elevator, the apartment is not suitable for young children or those with mobility issues.

Recently repainted, the apartment has full air conditioning/heating and is managed locally by English speaking staff. There are 2 bedrooms, a double and a twin, and a sofa-bed in the living room. It has its own private parking space and access to the Boka Heights shared outdoor swimming pool (12m x 5m). The apartment has been furnished and fully equipped to a high specification. Internet access (wifi) is also included. Boka Heights is a small and very well-maintained complex, with the grounds and swimming pool inspected daily.

Dobrota has the most hours of sun on the bay, making it ideal for evening swims in the pool and refreshing drinks on the balcony as you watch the sunset! Those extra hours of sunshine can make a huge difference and, as this is one of the highest apartments in the bay, you can enjoy the beautiful view from the balcony for longer.

The apartment is within 5 minutes walking distance of a local supermarket, bakery, the waterfront and several cafes and restaurants. The walled medieval town of Kotor, a UNESCO World Heritage Site, is a 5 min drive away or a 45 min walk along the waterfront. This pedestrianised town boasts a variety of restaurants, bars, churches, galleries and boutiques. A 10 minute drive in the opposite direction takes you to the ancient town of Perast, once part of the Venetian empire. From here you can take a trip to the island or walk around the old stone buildings, relax in the waterfront restaurants and cafes, or visit the museum. The recently-opened Kotor Cable Car to Lovcen National Park offers stunning views over the Bay.

The fjord also provides numerous opportunities including kayaking, boat trips, water-skiing, wake boarding, Mussel & Oyster tours etc. There are daily boat tours to ‘The Lady of the Rocks’ , Perast and The Blue Cave. Local beaches (Zanjice Beach, Jaz Beach and Blue Horizon) offer a chance to relax and sun-bathe, whilst the Tara Canyon offers white-water rafting, hiking and horse-riding in a stunning setting.

Unfortunately, due to its height & the number of steps involved, this penthouse apartment is not suitable for children under 8 years old or those with mobility issues. Montenegro charges a tourist tax which is payable by guests.

Excellent apartment with amazing views over the bay. Swift response from host who also helped us book a ride to and from the airport. Only downside are the amount of steps you need to climb to get there. Definitely not for anyone who has problems walking.

Fantastic views from the balcony, pool was nice. Apartment overall very good, just few things starting to look a bit tired. TV could do with updating to a Smart TV and a Bluetooth speaker would be better than the hifi system. This is not a criticism, just a suggestion to keep it up to date. Double bed just a little uncomfortable for our taste and creaked quite a lot. Overall a lovely stay, thank you.

Outstanding Apartment

We enjoyed every minute of our two-week stay in the apartment with an outstanding view of the Bay of Kotor. The apartment was perfect for our needs and had everything we could possibly need for a comfortable stay. We would definitely recommend it to anyone looking for a place to stay in Kotor. The host was also very nice and helpful.

Spectacular Views

Fantastic location with spectacular views. Within walking distance of Dobrota, and lots of bars, restaurants and cafes. The Old Town is a short drive away, or for those who enjoy walking, take the route along the bay. Takes about an hour on foot, but lots of places to enjoy a drink, or some lovely food. There is a supermarket very close to the accommodation. We will miss the view!

Fantastic views, wonderful apartment

We absolutely loved it here! The balcony affords the most fantastic views from both lounge and bedroom and adds so much value to the stay. The pool is a great option to have and we found it really nice in the evening after long days hiking and cycling to cool down and recover. Short walk to beach to enjoy the water, plenty of shops and restaraunts nearvy but we enjoyed the pleasurable 30 min walk into Kotor each day/night. Brilliant place to stay, highly recommend it

Room with a view

Great location with fantastic views, 121 steps up to the apartment but without the climb you don’t get the view which is the real highlight. Shared pool was good and not too busy. Apartment had all amenities we needed including washing machine, cable tv, beach towels and a great veranda. Give yourself plenty of time to navigate the awful traffic in the Kotor region.

A week of taking in that amazing view

Property absolutely faultless, yes the steps are challenging though if you’re relatively fit then no problem and the views most definitely worth it. The pool was of a decent size and a great way to cool down. Local amenities were sufficient but the walk into Kotor was quite a treck especially as the temperature never dropped below 30. Would 100% recommend this property

Great apartment and gorgeous views. Close to some nice restaurants and beach bars. Lucy and Sandra were great throughout our stay and helped us get a taxi back to the airport after we had some trouble booking. Apartment clean and well stocked with kitchen wear if you want to cook for yourself. The steps are a lot though so if you have mobility issues this is something to consider. Also a car is not a must if you're happy to walk or catch a taxi but there are a few steep hills to deal with.

Lovely View

Amazing view! We enjoyed sitting on the balcony each morning listening to church bells and birds. The property IS however at the tip top of the hill and stairs (we didnt have a rental car and walked everywhere), but it was worth it! Also, the mattress/bed is quite firm, along with the AC unit not working the best in the main bedroom. Otherwise the property was perfectly situated for for us, and we are happy it was available. Very pleased.

Its all about the view!

Lovely apartment , much bigger than photos make out. Great air con which was much needed. Bedrooms are large. The steps and hill up to apartment are a killer especially in 38C! So as others have said pls note if not fit. However when you get up the view is outstanding and l cant think of anything better than having breakfast on the balcony.

Great view, but accomodation + domain not well maintained

Really amazing view, good airco, well equiped appartment. But - after 1 minute in the shower, the water remains in the tub. - the shower needs a good cleanup - on most windows, the shutters on the windows cannot be closed or opened anymore - terras could use a paint-job/clean-up. - lot's of junk under the sink cupboard and in the bedroom wardrobe - the whole domain isn't well maintained (dirty stairs, ...) - too few sunbeds at the pool

Stunning View

We loved the view from this apartment - at the very top of a hillside overlooking Bay of Kotor. But as they clearly told us, there are many, many steps and no elevator. The apartment is very modern, simple and spare. Our only problem was that we were not notified of a scheduled power outage so we woke up to no power and no water (because it is on a hill - so without power to pump water - you have no water). They were very gracious about it but it was very inconvenient. Overall it was very nice and we absolutely loved the view! Thank you!!

Our first time to Montenegro

We had a lovely stay here at Boka heights. Communication with host and local agent was great. Our flight was diverted to Albania due to a storm and we arrived after midnight - 8 hours later than planned and Sandra was there to greet us and texting me to tell us not to worry about delay. Even offered to buy us some groceries ! And then the next morning after so much stress, we woke up to the most amazing view ! The access is via a steep hill and lots of steps and was hard when it is so hot. The view is worth it but may be too much for some people. There are a few restaurants along the waterfront. It is a lovely holiday home with the most unforgettable view. Thank you for a lovely stay.

You'll never have a better view

Others have really covered it all: the spectacular view from the balcony makes all the steps required to reach the apartment worthwhile. I would not recommend to anyone over 60, though, no matter how fit you consider yourself to be. Things that would make this apartment even better: more comfortable beds, a coffee maker with more than 1-cup capacity, and window slats that close all the way (some of them get stuck in the open position, which lets the early morning light in). Oh, and banish the rooster that lives next door! Overall, though, the apartment is a gem and we'd love to return someday.

Stunning view the main event

The view from the balcony is superlative - I don't think anyone on the bay has a better one, absolutely stunning. Nice big balcony too. The interior of the apartment is not quite the same standard. It is spacious and the kitchen is well equipped (altho lacking a coffee maker - a cardinal sin!), but the decor feels a little bit tired and the shower is not the best. The hill and steps are perfectly manageable with an average level of fitness. Communication with the agent was quick and easy. Good location for exploring Kotor and the bay. It's about a 45 min walk into Kotor. But everything pales into insignificance when you see the view, that's the key feature of this apartment.

Great Location

The apartment is in a good location in an elevated position that gave excellent views of the Fjord. The only problem would be for anyone with mobility difficulties is the amount of steps to the penthouse from the car park. ( But not us!) It was close to Kotor which is a delightful town with plenty of history and nice places to eat. A tip for travellers.- Traffic going into and out of Kotor is very congested at most times of the day. Also, be prepared for loads of tourists especially when the cruise liners are in port. The villages around the fjord are delightful and the mountain backdrop everywhere is spectacular. There is plenty of road work and traffic leading from Tivat to Budva so go early. Budva was disappointing as it seemed to be full of building sites.

What a fantastic property! We absolutely loved our stay at Lucy's property and everything was exactly as described. The views are out of this world - we couldn't get enough of them over our morning coffee and whilst taking in the sunset in the evening. The apartment is well appointed and quite comfortable. Our 10 year old slept on the pull out bed in the lounge and declared it to be nearly as comfortable as his bed at home. The air conditioning worked really well and was most welcome considering the temperatures were in the mid 30s every day of our stay.The pool was a greatly loved feature from our family's perspective and whilst it was busy at times, it was more than big enough for everyone. We didn't do any cooking at the apartment but it seemed to have all the essentials one would need for preparing simple meals. The stairs were exactly as described - exactly 125 steps from the parking spot to the apartment. They are definitely doable with any reasonable level of mobility and fitness but probably not ideal for the elderly or those with certain health conditions. Access to the parking spot was super easy as well - it's a fairly steep road but not narrow and manageable with our larger vehicle.We found the City supermarket a few blocks away super convenient and it had everything we needed. The bakery/local takeaway across the road from the supermarket, Pekara AS, was an absolutely brilliant find as their food was delicious and very reasonably priced.

Wunderschöner Ausblick vom Balkon auf die Bucht von Kotor. Der Kontakt mit der Besitzerin war sehr freundlich. Diese Aussicht muss jedoch mit ca 130 Stufen vom Parkplatz aus täglich "erarbeitet" werden, was bei der Buchung zu berücksichtigen ist.Leider war bei uns die auf den Bildern zu sehende Überdachung des Balkons nicht mehr vorhanden sondern nur noch ein mehr oder weniger guter Sonnenschirm. Deshalb war es teilweise - aufgrund der Sonneneinstrahlung - schwierig im Schatten zu sitzen.Die Wohnung ist zweckmäßig, jedoch lieblos eingerichtet und sollte mal wieder gründlich geputzt werden. Vor allem die Dusche und auch die Küchengeräte.Die Waschmaschine haben wir nicht benutzt, da auch diese nicht einladen aussah.Auch die Matratzen waren sehr durchgelegen und könnten mal ausgetauscht werden.Aber der Ausblick vom Balkon, auf dem man sich ja bei so einem mega Ausblick hauptsächlich aufhält, entschädigt einziges.

Schöne Ausblick

Lage sehr abgelegen und steil. Pflegeartikel sind nicht im übliche Menge verfügbar! 5 Personen 13 Nächte, wurden nur zwei Klopapier zur Verfügung gestellt... Kühlschrank für die Sommerzeit sehr klein. Wir sollten selber an Tourismusbüro uns anmelden, mit plus Kosten. Trotz das es bei der Buchung inbegriffen ist. Spülmasc

We are so glad we discovered this beautiful place and so enjoy staying at the apartment. Most of all we enjoy sitting on the balcony in the evening with all the lights of the bay spreading out before us. The views are spectacular. Kotor old town is a firm favourite and we love to sit outside at one of the cafes and enjoy a morning coffee or leisurely lunch. Dinner at one of the waterfront restaurants as the sun sets is always a treat. Our children enjoy all the Bay has to offer - boat trips, kayaking and swimming. We all love exploring this stunning part of the world with it's spectacular scenery, great food and wine, fascinating history and architecture, beautiful beaches and crystal clear waters. We're delighted to share it with our guests.
