About this property
The Bailiff's House - Perfect for multiple dogs and their family.
Bailiff's is a detached, single storey property which sleeps six people. It has a Rayburn in the kitchen as well as a conventional cooker and a wood burning stove in the sitting room the fuel for which is provided free of charge.
The house is set in its own large, lawned enclosed, dog-proof garden in the middle of a livestock farm in North Cornwall. We positively welcome dogs and do not charge for their visit. There is a purpose built kennel for the sole use of Bailiff's guests dogs. Guests are also welcome to enjoy the lake and dog exercise area down by the farmhouse.
In the morning guests can wake up to the sights, sounds and smells of the countryside and then if they are energetic spend the day swimming and surfing at the seaside - a short drive away.
For the less energetic there are a multitud of things to do, one of the most popular being sitting in the garden or the summerhouse sipping Chardonnay and watching the dogs.

What a very cosy welcoming accommodation We felt right at home As did our two doggiesMy fiance enjoyed cooking on the rayburnLovely comfy bedGreat place to explore local villages and beachesWe also enjoyed star gazing as it's so dark at night and quiet. Our dogs loved all the space to explore which is fenced and very safe. We will be back for sure Thank you
We had a great stay in The Bailiff's House, it has absolutely everything you could need. Great base for exploring. We didn't have dogs with us but i have told friends with dogs about it as it would be an ideal place for them with the facilities it has. It was lovely to come back to a nice warm place after mountain biking in the wet muddy weather.
A great two weeks away with the family and the dogs
We had an amazing break in perfect accommodation. We were joined by our adult children for the second week. Our Son and his Fiance stayed in the twin room, and our Daughter and her Husband stayed outside in their camper van! The cottage was clean and idealy suited to a rural break. The wifi was an unexpected bonus! We all had a great time. (ps The Rayburn makes the best jacket potatoes!)
We had a great time (June 2023). The bungalow is well equipped, kitchen appliances, TV, internet etc. A selection of good shops is reasonably close (eg Wadebridge 4 miles away) and there is lots of larder, fridge and freezer space. We had the benefit of good weather which made just sitting in the very large garden very relaxing. The garden is safely fenced for dogs, ours loved exploring. Caroline is very helpful.
We had such a great time at Bailiff's Cottage! It was exactly what we wanted for our stay in Cornwall. Fantastic location in the countryside right next to a livestock farm which gave our stay a lovely touch. It was great preparing our meals watching grazing animals right outside the kitchen window! Clean air, noise absence and the beautiful colors of the countryside did the rest! The cottage was perfect for the 5 of us and the garden was a bonus to our border collie who loved playing there with an eye to the cows and sheeps next door! Good location to explore Cornwall and no too far from beautiful beaches and stunning coastal sceneries! We can't wait to book another stay and highly recommend it to everyone who loves nature and peace. Our host left a welcome basket for us which was a lovely surprise. Definitely a beautiful holiday and a 5 star rating!

Dog friendly bungalow
We had a nice few days stay at the bungalow. It was spacious but in need of an update, especially the bedroom (mattress was extremely springy and needed extra padding) no logs on arrival so followed instructions to the barn where we found a huge pile of broken up fence and crate pieces next to a beautiful pile of logs that we weren't allowed to touch! Not sure it had the welcoming touch you want for paying guests! There was no welcome package on arrival- this maybe because we were staying only 3 days- however would've been a nice touch to pop a pint of milk in the fridge.
Dog enjoyed the big garden and local area was beautiful.

Thank you for the information about the mattress - never having slept on it or received a complaint about it before, it is useful to know that not everybody finds it comfortable. At this time of year few guests want to light the wood burner however there was a bag of wood provided for your use in the garage. We do not provide logs for the wood burner but we do provide wood (as stated in the cottage information on this website) and feedback from some of our guests who have never used a wood burner before, has been rather in favour of the off cuts because they burn so easily. The logs that you saw belong to our friends who live in the farmhouse. They would have been more than happy to sell you some had you asked. The wood that we provide is free of charge. We do not provide welcome baskets for guests staying less than a week (again as stated in the information) but your remark about the pint of milk is duly noted.
Surprising Disappointed, Dirty,Filthy, Unsafe, Needs a Good Clean, Updating, All Needs a overhaul ,
So disappointed in the accommodation not like on the advert so dirty everything needs taking out and replacing with new furniture, beds, kitchen wear, everything the kitchen was unfit to use only half the hob worked filthy pots and pots chips in plates and bowls the mattress were ripped and stained with the springs poking through fire alarm didn't work bathroom was filthy, and the bath floods onto the floor , electric heat in bathroom didn't work. The two electric heaters unsafe wires hanging out wheels broken, no front door key, had no water the first night for a family of six and our dog not good, dog mess all around the garden.A gardener turned up on the Thursday without us being informed, and it's not next to a farm it's next to the farm yard which was very noisy dogs barking . We had to clean the bathroom before using it the waste in the bath full of hair it smelt terrible the kitchen items we didn't use we went and bought are own mugs so could have drinks, after spending and going to find food and water on the first evening when we didn't know anywhere cause of the water problems it was a great start to the holiday and just went down hill from there, so disappointed this is just a few things wrong with the place it really needs to be checked before letting other poor people stay there. I messaged the lady to say the blind was broken and nothing from her. I would really like a call from the holiday company so l could tell you the rest not a good place to stay it cost enough we worked hard to pay for the holiday and still can't get over how disappointed we are.
We loved the Baliff's Cottage-it is in a lovely spot, love the peace and quiet. The dogs loved the garden and safe walking places. We all enjoyed the location-easy to get anywhere!!! Thank you so much-oh and the aga was a real treat.
We stayed for 2 weeks in the cottage beside a working farm. The cottage was perfect for our needs and not too far from the places we'd planned to visit. A beautiful big garden for kids or dogs to play in and we had a BBQ a few times too. Caroline left a lovely welcome hamper for us arriving & flowers, a very nice touch after a 9hr drive. We sadly lost our dog before we came but will definitely be back in the future and hopefully with a new furry addition to our family. I'd highly recommend staying here!

Perfect location for quiet break away with multiple dogs
Overall this was a rather pleasant experience. The visitors pack needs updating as we went rummaging through nearby barns to locate free fire logs as stated in the visitor pack, however this service is no longer offered and so you need to bring your own fire wood with you for the duration of your stay. The access road into the property is much more suited to farm vehicles and off road vehicles, our family hatchback bottomed out several times during our stay even whilst driving slow and manoeuvring as required to find the shallowest track so be aware. But generally this is a location we highly recommend and will certainly consider re visiting in the future
The setting is great, there is lots of room outside for playing ball games and the house is bright and spacious. The dog kennel is very large as it is part of the garage. There were a few little issues which we managed but may be a problem for other guests. They were; the sofas were
very low to the floor, so low that one of my family members had to sit on a dining chair because she could not get up from the sofa. There were 4 of us and the owner made up the double bed and the twin beds. We all sleep separately at home so wanted a bed each but there was no spare linen. When I called the host, she was too far away to bring any so called the farm owner who delivered some. Finally, the saucepans were so old and rusty that we did not dare to use them. Two other things that I was not impressed by, was the amount of dog poo in the garden, which I picked up before my children stepped in it and the frequent ranting and swearing you could hear from the farm, next door. We did enjoy our stay but would not book again.
Lovely bungalow in the middle of the farm, perfect for two kids and a dog. Great kennel for dogs if you need one. No wifi but sky tv and phone signal so all good. Really handy for wadebridge and rock, loads of supermarkets in town and plenty to do.
Only 40 mins from where we are from in Cornwall it was perfect for us. Going to all the spots we dont normally go. Being used to Cornish roads is a real bonus for us as they can get quite narrow.
Such a beautiful secluded spot with all the sounds of nature, we loved how close the cows were to the garden.
The children played hide and seek for hours. The lake is lovely but we didn't want to disturb the baby ducklings so didn't swim.
Would absolutely love to return.
Thank you.
We really enjoyed our relaxing break away from everything. A trip to the Cornish countryside was just what we needed! The dogs loved the huge, enclosed garden, allowing them total freedom and safety at the same time. The on-site dog showers were a blessing too! Communication with the owners was fantastic. We expecially enjoyed the clear night sky and hearing the local Tawny owls at night. I would definitely recommend staying here.

It is very difficult to please all of the people all of the time. We are very dog-friendly hosts and consequently we attract people with dogs. This guest brought 3. We are welcoming guests tomorrow who are bringing 5. We do not charge extra for dogs. I think that it is to be expected that the accommodation is going to reflect the priorities and expectations of dog-lovers. As always when guests have a complaint we are more than happy to address and rectify the problem if we are informed at the time but we’re not mind-readers unfortunately!
A lovely stay, well equipped and homely feel. Thoroughly recommend for dog owners as large secure garden. Cosy evenings in front of the wood burner with a glass of wine!
Had a wonderful short break - location was convenient for getting to either the north and south coast. Great rural retreat, set up perfectly for dogs. Only down side is the narrow lanes with not many passing places in and out in all directions, traffic is generally quiet so not a major problem. Overall had a great break and would recommend staying here
We spent a lovely week in "The Balliff's House" it was very cosy, with fresh flowers & a lovely welcome hamper.
The garden is huge and would be any dogs delight.
This was just what we needed for 4 children and 3 dogs. They garden is wonderful. Lots of walks on offer. Everywhere is easy to get to. The property is clean and cosy. Caroline is very accommodating and gracious . We would definitely stay again.
Lovely location, early check in was much appreciated but even though we are dog owners we were disappointed at the amount of dog hairs especially the living room rug and sofas. Kitchen and bathroom had obviously only had a quick clean, not good enough in Covid pandemic. Could not settle until I had cleaned the place. Bed and towels were nice and fresh, such a shame a little more effort wasn’t made.
The road is quite uneven being a farm, not a problem but wouldn’t advise taking a low profile car there

I don’t understand your comments re: the sofas - they are leather and we provide throws to put on them. You are clearly a professional with expertise in hygiene and cleaning so any advice you can offer to enable us to clean to your high standards will be gratefully received. Meanwhile we will continue to do our best. Thank you for sharing your advice about the lane and we will warn people with ‘low profile’ cars (perhaps you meant tyres?), who are thinking of booking. Judging from your conversation with our maintenance man and gardener Chris you managed to have a lovely holiday despite your issues.
About the host
Hosted by John Drake
Higher Tregawne is farmed by Henry and his family who keep 400 cattle and 1,000 sheep.
John and Caroline live at Sleeve Farm where they run a Stud farm.
They are dog lovers and currently have 3 Terriers, a Romanian Mio, and a Border Collie.
4 of them are rescues
Why they chose this property
It is perfect for the whole family including the dogs. You can let them out of the door secure in the knowledge that they won't disappear and that goes for the children as well. You are also welcome to enjoy the lake area in front of the farm house where you could have a barbecue or a picnic and meet the other guests and their dogs.
Wadebridge which is 3 miles away is a thriving vibrant town with Shops, Restaurants, Pubs, Cafes, Supermarkets, take aways that deliver and bike hire for the Camel trail.
The house is near to everywhere and next to nowhere.
For those who like us are too old for the beach there are Historic Houses (Pencarrow at Bodmin voted the best dog friendly day out in the country last year), Moors, Woods, The Coast Path, The Eden Project, Tintagel, (King Arthurs seat),Port Isaac (Home of Doc Martin) Padstow (accessible by road bike or ferry) Steam trains, Bodmin Gaol, Camel Trail, Cardinham Woods, Theme Parks etc etc
What makes this property unique
Tregawne sits at the head of the Ruthern Valley overlooking its own extensive land. It is extremely private. Our own experience of cottage holidays with dogs have told us that when the brochure says 'dog friendly' it means you can bring your dog and that's about it. There have been no facilities for dogs let alone a large dog proof privategarden of half an acre.. We aim to take the stress out of taking your dog away so that everyone can relax and enjoy the break.
