When available, this downstairs unit can also be booked simultaneously with the upper 4 bedroom, 2 bath unit to accommodate larger family groups. Here's what you'll find:

LIVING/DINING AREA:

- Dining table w/ seating for 6
- Sliding glass door to expansive front patio

KITCHEN:
- Fully stocked w/ dishes, utensils, cookware, bakeware
- All major appliances; small appliances
- Guests must provide their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.)

BEDROOM #1:
- King bed; cable TV

BEDROOM #2:
- King bed; access door to side walkway

EXTRA SLEEPING ARRANGEMENTS:
Two twin trifold floor mats, along with extra linens/pillows. (These mats are best suited for children). Twin rollaway beds can be rented in lieu of floor mats. Make arrangements with our office in advance, to ensure delivery in time for your arrival.

HALLWAY BATHROOM:
- Tub/shower combo; dual sink vanity

LINENS:
- All bed, bath, kitchen, and beach linens for the maximum number of guests are provided as part of the cleaning and linen fee and are neatly prepared for your arrival.

OUTDOOR LIVING:
- The large front patio is shared with the upstairs unit. Your designated patio area is on the left-hand side (if facing the front of the property)
- Patio includes: dining table for 4; market umbrella; propane gas BBQ grill; ocean view

DUE TO THE TYPICALLY MODERATE COASTAL CLIMATE, THIS HOUSE - LIKE MOST IN THE AREA - DOES NOT HAVE AIR CONDITIONING.

LAUNDRY:
Shared coin-operated laundry facilities are located in a utility room along the side walkway near the rear carport area. Bring your own supplies and quarters.

PARKING:
1 covered carport space for mid-sized vehicle (no SUVs) is provided with access from the rear alley. Garage height 82". General neighborhood street parking can also be utilized when spaces are available (metered, unmetered or pay-station).

RECREATIONAL GEAR:

CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations of 30 nights or fewer) as mandated by the City of Newport Beach.

SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.
