Stunning 2 Bed Garden Flat in the heart of Edinburgh's New Town.
This is a bright, spacious and contemporary 2 bedroom (one Superking/Twin bed and one King Bed plus a portable cot for a baby by arrangement) Garden Flat with two bathrooms (one en suite) in the heart of Edinburgh's New Town. The flat has every mod con you could possibly want for a short stay, long weekend or longer stay in the City including HDTV, Sky TV including Sky Sports, BT Sport, full WiFi, Sonos Music system, Nespresso coffee machine, wine cooler and an amazing private garden with table, chairs and gas BBQ (gas supplied). There is also a small utility space with washing machine and new Bosch tumble drier. There is also a wood burning stove in the lounge (all logs supplied at no extra cost). We also have a garaged car space available nearby for an additional cost and if pre-booked with us. The flat is 5 minutes walk to the heart of the City Centre; George Street, Princes Street, a 10 minute walk from Edinburgh Castle and the Old Town, and 12 minutes walk from the main railway station, Waverley Station as well as from the tram and bus networks which gives access to the airport. The flat is also 5 minutes walk to Stockbridge & Broughton Street, two of Edinburgh's most vibrant suburbs. The flat is therefore well served by quality restaurants, coffee shops, bars and supermarkets (Tesco Metro and Sainsbury's Local at either end of the street) as well as being handy for all the major tourist attractions.

We do not allow smoking in the house however guests are welcome to smoke in the front or rear gardens. Both have covered areas..... and ashtrays!
Guests are asked not use the garden after 9.30pm as noise carries and will disturb neighbours.

A wonderful flat in the heart of New Town. The apartment was clean and well stocked and the location was fantastic. Quiet at night but still surrounded by galleries, shops, and great restaurants. Would definitely stay here again.
Very pleased with the location. It was nice to have the washer and dryer as well. We enjoyed your recommendations for breakfast spots and local dining.
Everything about our stay in the Garden Flat was perfect. The Flat is beautiful and walking distance to most Edinburgh attractions. Host was very accommodating and accessible and provided a detailed written guide to the Flat and the area. We especially appreciated the personal restaurant recommendations provided in the host’s guide which were spot on. Highly recommend this property!
Lovely well appointed apartment. Very centrally located in Edinburgh with the eclectic boutiques and restaurants of Stockbridge on the doorstep. We enjoyed a fabulous Christmas in Edinburgh. Scott was very communicative prior to arrival and was most helpful at answering questions.

This is a terrific place to stay when visiting Edinburgh. Easy walk to most places we wanted to go, with lots of things to do close by. Owners took meticulous care to make sure place was ready for us when we arrived and gave us a TON of helpful information to make our stay great! Highly recommend staying here. :)

So this flat is amazing. We loved everything about it: two bedrooms with king size beds, two bathrooms, modern upscale kitchen and the outdoor patio. We visited Edinburgh with family to see the Fringe, Tattoo and all the amazing sights around town. The kitchen was fully equipped to handle cooking needs for four adults and dinners out on the patio were so enjoyable. Most events we saw were about a 15 minute walk away or less so getting around was very easy. Don’t hesitate, book this flat and look forward to a great trip!
Perfect location, quiet, comfortable from the heated floors in the bathroom to the heated towel racks and the fire place in the living to the beautiful garden…. Truly lovely place all around!
What a great property. Everything was spotless and worked. The wood burner was amazing and very efficient. Shower was powerful. Overall one of the best rentals we have had.
We had the best time staying at Scott and Marion’s beautiful, historic yet modern garden flat. The location can’t be beaten, so many places to visit short walking distance. The kitchen/living room with large doors that open to garden is hard to beat. The bedrooms and bathrooms all excellent you could want for nothing more. Scott was a pleasure to deal with we all can’t recommend the garden flat highly enough.

My wife and I have lived in Edinburgh for over 30 years now. We have 6 'twenty something' year old 'children' and have lived in our Town House in Northumberland Street for almost 9 years now. Most of the 'children' have now left home and so we decided to convert the Garden Flat into a completely self contained property suitable for holiday/business lets. It is stunning and is the sort of place that we would want to rent if we were visiting a capital city ourselves. We would like to think we have thought of most things which will help make your stay comfortable and special. We even have an available garaged car space nearby for an additional charge if you wish to take your car with you to allow you to explore further afield.
Why they chose this property
The property is quite unique for the letting market in Edinburgh in that it also has it's own private and self contained gardens at both the front and the rear of the property, as well as a garaged car space nearby (for a small additional charge). This architect designed garden, which has also recently been redeveloped is accessed directly from the kitchen/dining/living areas via large glazed double doors onto a stone patio area. Outside tables and chairs as well as bench seating are provided for private guest use as is a gas BBQ (gas supplied). The garden is lit too so can be used in the evenings. While we do not condone nor encourage or even allow smoking in the property, smokers are welcome to use the front or back garden areas for smoking. We ask that guests refrain from using the garden after 11pm at night as sound travels and we do not want to disturb our neighbours
What makes this property unique
Open plan living/dining/kitchen area with stunning outlook onto a recently redeveloped contemporary garden, and all in the heart of the City within walking distance of all of edinburgh's unique attractions. 2 large bedrooms, one with a Hypnos SuperKing bed which can split into two twin beds, one with a Hypnos King bed plus a new JayBe put-me-up suitable for a child, and a cot. All windows are double glazed.
We also have an available garage space nearby which can be leased at an additional cost for the duration of your visit.
