What makes this property unique
Ground Floor:
Open-plan living area and kitchen
A wonderful open-plan space with double height vaulted ceiling, inglenook fireplace with wood burning stove and exposed beams. There is a three seater sofa and Ercol windsor chair, flatscreen television with Freesat and Blu-Ray DVD player. Windows with shutters overlook the cottage gardens and an oak turning staircase that leads up to the mezzanine study area with galleried landing and the master bedroom beyond.
The oak flooring continues through to the kitchen/dining area with large oak table and eight shaker style chairs. The table seats up to ten people, ideal for entertaining. The hand-built kitchen has a wonderful contemporary feel combined with farmhouse style units and open-shelving. There is a double ceramic Belfast sink with mixer tap, Aga (oil fired), dishwasher and fridge freezer.
Utility room
At the rear of the kitchen is a handy utility room with combined washer/dryer and microwave. A door leads directly into the garden with plenty of space for boot storage and a door to the cloakroom.
Cloakroom
With pamment tiled floor, wash basin and WC.
Snug / sitting room
A lovely room featuring a wood burning stove, small television and DVD player.
First floor:

A lovely tranquil room with king-size bed and windows with shutters overlook the garden.
En-suite bathroom
With corner shower cubicle, bath, wash basin and WC.
At the opposite end of the house to the master bedroom. there is a further suite of rooms

Another wonderful light and airy room with a double bed, vaulted ceiling and exposed floor boards.
'Jack and Jill' bathroom
A four piece suite comprising bath, corner shower cubicle, wash basin and WC. There is a window with shutters and vaulted ceiling with exposed beams.
Bedroom three (with trundle)
With full-size twin beds (one with trundle - an additional full-size pull out bed beneath). There is a window overlooking the garden and turning staircase leading down to the entrance hall. There is a specially designed hatch which can drop down over the staircase for additional safety if young children are using the room.
Outside:
At the front of the Cottage there are pretty flower borders and climbing roses, typically 'cottage-style' and lawn areas to enjoy as well as a covered decked area.
Just beyond there is a large lawned area of approximately half an acre with mature silver birch trees and a garden swing, great for ball games and for children to run around and play. Furniture includes a garden table and chairs, garden bench and a hammock.
The garden is enclosed, but rabbits frequent the garden meaning there are tiny gaps a determined dog could get out of.

There is a shingled parking area at the entrance to the cottage, suitable for 2/3 vehicles.
