Dating back to the 17th century, this charming 40 acres estate is an ancient family property which produces excellent quality olive oil.

Whether savouring quality family time, or raising a toast with a glass of local wine on your private heated and salted water pool, this 17th Century Villa nestled in this private estate is the very definition of effortless Tuscan living.

In the afternoon face off at the ping-pong tables and venture out on the Villa's Bikes for a beautiful ride through the country.

Golf and Tennis are all within range.

All the Estate is absolutely and entirely private and exclusive . Olive grooves and 40 acres of gardens, olive grooves and forest.

The Villa’s location is by far one of its best and most important
features: while immersed in the beauty and quietness of the typical Chianti landscape it is located just about 8 miles away from Florence Centre, about 20 minutes driving.


In Impruneta, renowned for its terracotta masterpieces (just about 1.2 mile away), you can spend enjoyable evenings with its plethora of restaurants, and Pizzeria, Supermarket, ATM and a Pharmacy.

The property is situated in a privileged position and strategically located and offers stunning views of the Florentine countryside.

The Villa is an ideal starting point to visit some of the most renowned Tuscan towns.

Once you will have book the Villa, you will meet your concierge - the Villa’s owner Caterina and you will schedule video calls, if you want, to personalized your stay.

Nobody is leaving in the estate. While we ensure a high level of service, we take very seriously the privacy of our guests so the entire estate will be absolutely private and exclusive only for you.


You will share your preferences to craft a bespoke plan.

We had an incredible stay at this Tuscan villa over the Christmas holidays with a group of 10, and the home was perfect in every way. The villa was spacious, comfortable, and ideal for a large group. Caterina and her sister Cecilia were exceptionally responsive, warm, and a pleasure to work with from start to finish. Caterina truly went above and beyond with our requests—it genuinely felt like having a five-star hotel concierge at our disposal. The pizza class and in-home dining experience were absolutely fabulous and a highlight of our stay. The location was also ideal, just minutes from Impruneta and about 25 minutes from Florence, making it easy to explore while enjoying the peace of the countryside. We couldn’t have asked for a better experience and would highly recommend this property.

The Villa and grounds are absolutely beautiful! Caterina and her family members were the most gracious hosts. They could not do enough to make sure we had a "once in a lifetime" multi-generational family trip and truly made us feel like part of their family during our stay. My group of 12 friends/6 couples just completed an incredible week at Cate’s family’s Villa. Everything about our stay was wonderful! The views are amazing and the photos don’t do the Villa and the grounds justice. We appreciated having ensuite bathrooms and the rooms were spacious. The common space was lovely whether indoors or outdoors. There was plenty of space for us to spread out as a group or if we wanted some quiet time. The Villa was very clean and the kitchen had everything we needed. Most importantly, Cate was a generous and welcoming host. She arranged several excursions for us (bike ride, wine tasting,etc) provided excellent dinner recommendations and made reservations for our large group. I highly recommend this Villa for an experience beyond compare with a host and her family who all go above & beyond. Book your trip & stay here.

One of the best hosts and most special homes

One of the best hosts and most special homes I’ve ever stayed in. There was this feeling like everything you’ve been dreaming about while planning a trip- it’s all here. Cozy, peaceful, thoughtful in every detail. What really stayed with me though was how kind and supportive the host was the entire time. Amazing experience!

The villa is absolutely stunning & our stay was an amazing experience. We had a small wedding ceremony with our guests followed by a home cooked Italian dinner which was the most perfect evening. Cate & her family were very accommodating and made us feel very welcome. Cate made our stay stress-free and was more than happy to help organise anything we may have needed for our stay. Wonderful Home and Host

Cate was an incredible host and the property was magnificent. The pool was perfect for keeping us cool on hot summer days and the homemade dinner and pizza meals were delicious! Wonderful Winter Stay

Our family of 5 had a wonderful stay in Tuscany at Caterina’s family villa. While I am sure the summer is wonderful, we loved the smaller crowds and relaxed pace in the winter. Caterina provided excellent advice and coordinated some great activities. Her villa is a true “find”.

We are so happy we chose this villa for our family trip to Tuscany! The villa sits on 40 acres with amazing views of the gorgeous countryside. The family home is beautiful, well maintained, clean and very well equipped. There are many comfortable places inside and outside to sit and relax. Our family of 11 had plenty of space and privacy. Caterina, your hostess is absolutely wonderful to work with and very helpful in meeting all our needs. Cecelia, Caterina's sister, prepared a delicious Tuscan meal for us our first night. Impruneta has several great restaurants and everyone is very friendly. Our only regret is that we spent too much time in the car visiting the towns in Tuscany and not enough time enjoying the villa. We'd love to be able to return.

The property has one of the most amazing views you could ever ask for. It is extremely clean, the pool is amazing, and it has the most attentive host our family has ever had at a property. Family Stay in Tuscany

The Villa was charming and exactly what we were looking for. The outdoor space was fantastic for our children to run around in and the views of the Tuscan hillside were idyllic. The family that owns and manages the property is absolutely lovely and were very attentive to all of our needs. The meals they cooked for us were also some of the best of our stay in Italy. We will definitely be coming back.

What an AMAZING home and wonderful trip.

Caterina and her family hosted us and made our trip unbelievable! They helped with transportation, travel ideas, and also prepared home cooked amazing meals in the villa, including two 4 course dinners and an amazing pizza night in the homes built in pizza oven. Wonderful villa, wonderful hosts

A great place for 13 women- family and friends- to gather and explore Tuscany from. It was an easy drive to Florence and to the Chianti villages and wineries, and the villa and grounds provided a lovely place to rest between the touring. Cate and her family were amazing, the activities and dinners were wonderful, the cool salt water pool was refreshing. Our entire group was very happy and we all highly recommend! :)

Magnificent Property

A universal array of 5* reviews can sometimes raise suspicion. But not in this case. The Villa is simply wonderful—a special mix of centuries old farmhouse charm combined with top notch modern conveniences (en suite bathrooms and quality A/C in every bedroom, etc). But what further sets this property apart is the exceptional concierge service offered by owner/host Caterina. She literally will take care of everything to ensure your visit is perfect-transportation, reservations, recommendations, etc. Cate’s sister Cecilia is a marvelous cook. The Villa is a perfect base of operations to explore Tuscany or simply relax. Truly one of the best vacation experiences we have ever had.

Impruneta Villa

Caterina was a fabulous host on this beautiful villa! My family of 7 stayed there for 5 days and it was truly an Italian experience. She is there to help with any situations that arise and is the most wonderful lady you can imagine. Great Stay

Our group of ten had a wonderful stay at Caterina’s property. The location was close enough to Impruneta with its great little restaurants and the property itself has the most idyllic views. Caterina’s sister prepared one of the best meals of our stay at the property- highly recommended! The place has everything we needed. Caterina went over and above the call of duty to be of service when needed. We would happy to stay here again and would suggest it to anyone looking for a great Tuscany experience.

Unforgettable experience and amazing host

We had the pleasure of staying at the villa with 11 people and an infant in June of 25. Everything was amazing, the villa is beautiful, very clean, spacious, and the property and grounds are picturesque. We did the in-villa dining one of the nights and the food was a delicious assortment of authentic Italian flavors and classic dishes. We also did the breakfast which was very good as well. The property was very family friendly which included a crib and high chair for the infant in our party. The VRBO description describes concierge service and that is 100% true! Cate the owner did an amazing job of curating a customized experience. Her assistance included services not only during our stay, but also extended to after we left including reservations and a tour she helped book for days after our stay at the villa.

Fabulous Villa in Tuscany

We had an amazing week at this villa. Caterina was incredibly helpful even before our stay and there are no words to express all that she did to make our stay memorable. We came to the villa with our children and grandchildren to celebrate our 50th wedding anniversary. It was all that we expected and more. We highly recommend this villa and absolutely plan to come back!!

Tuscan Holiday

Our sibling family of 7 from the US had an amazing stay at Villa Fabbiole in Imprunetta. Catherine Porzio, our host, was gracious & accommodating from the moment we booked our reservation and throughout our stay. Her gorgeous villa was like a step back in time and was an inviting retreat after sightseeing and navigating the busy narrow, winding roads! Trip of a lifetime

I can’t begin to describe how amazing this trip was. Cate was the most amazing host. She arranged so many events, dinners, transportation that made our trip seamless. Her sister was also very helpful. We did pizza making, florentine steak dinner, and pasta making which were all great. Valentina was our guide for pasta and pizza. The villa was perfect for our group of eight.

Under the Tuscan Sun!

Our week in this villa was just as dreamy as we imagined! Caterina is the best host ever and went out of her way to make sure our stay was great! Her sister made divine meals for us and the driver she recommended took us around every day. The villa is clean and comfortable! They have everything you need! The location is great, too with excellent views! Less than 30 minutes into Florence and an easy drive to all of the best towns! We had a wonderful week here! Would return in a heartbeat!

A little slice of Tuscany heaven!

Amazing property location to enjoy a family villa outside the city of Florence. Each bedroom has their own bath en-suite bathrooms. Our owner, provided driver information, we used them and they were perfect. Even stopped off at an American War Memorial on our way to the winery recommended by owner. Caterina was very intent on a perfect stay for us. Pictures cannot explain the beauty of this country side.
