During the rest of the year, you can book individual rooms — but you’ll still enjoy the house privately, with no other guests in residence. (Unbooked bedrooms simply remain closed.) This spacious, lovely, historic house is your home away from home, a relaxing getaway from hectic city life, a peek into village life, a writer's retreat, a base for exploring the countryside, a close connection to Oneonta (15 minutes by car), Cooperstown Dreams Park (in Oneonta, 20 minutes by car), Cooperstown baseball (All Star Village, 42 minutes by car) or whatever you imagine! Located in Franklin, New York (150 miles northwest of NYC) you can rent the whole house or just a room or two. This rental listing is for our private two bedroom Suite with private half bath (toilet & sink). We have high speed wifi, so streaming content on your devices is certainly an option, but for those guests who prefer cable TV please note that we do not have televisions or cable access.
Also, although this region is well known for having a very comfortable summer climate and almost no homes in Franklin have A/C, we understand some guests need climate control. We do provide multiple fans for every bedroom.

"Anna saved the day when my phone & computer crashed, causing me to lose all the info from AirB&B, except for her phone #. We arrived late in the evening, & she promptly returned our text with the entry code ~ whew!!! The house is fascinating, as Anna is an extremely talented artist, with a unique eye for placement of her work. It would take another week to begin to absorb the artwork alone. We loved the eclectic combo of antiques & modern. The house is immaculately clean. Absolutely everything one could need was provided in a logical, hence easy to find, fashion. We went back to Franklin to spread our mother's ashes. The beauty & peace & quiet added to the nostalgia of our visit. The fact that the bedroom window faced our childhood home was a perk probably just relevant to me! If you are looking for an "unplugged" experience, this is perfect- there is no TV. The 2nd-hand store, a four minute walk, was an incredible find, as was the Railroad Museum. The only eatery in town was, unfortunately, closed for the week. Oneonta is a mere 11 miles away. We found Sloans, Jay's Place, Your Father's Place, & of course we returned - twice - to Brook's Chicken BBQ!!"

Plenty of space!
Franklin House exceeded my expectations from the location to the space! Located in a serene town surrounded by quite the picturesque landscape this is the ideal place to relax and is only 45 minutes from Cooperstown Dreams Park (also a scenic drive). A well maintain historic home modernized in all of the right places!
The house was beautiful, comfortable, quiet and so clean! A perfect getaway in a quaint little town. My daughter was thrilled with the toys she was allowed to play with and we had fun playing the board games. We loved the original artwork, big kitchen and cozy bedrooms. We felt very at home in Franklin and we are looking forward to coming back.

My wife and I loved staying at Anna's with our 6-yr old daughter. It's a beautiful historic house, elegantly upgraded with thoughtful modern touches -- an inspiring space. The glazed tiles and ceramic art were a pleasure to explore, and our daughter loved playing with the doll house and climbing on the dome in the backyard. We had a short, restful stay, and hope to come back to enjoy the peaceful setting and all this house has to offer.

How fortunate to find this wonderful "retreat"! Perfect accommodations-full kitchen with everything needed to prepare meals. Anna was available if needed and spending time there was a combination of being in her gallery and a vintage farmhouse! Modern bathrooms and upscale kitchen!

Stylish and calm upstate oasis
Anna was nothing short of a perfect host - she answered my questions via messaging promptly and politely and my husband and young son absolutely loved her house! Not only was it spacious, but it had every amenity you could possibly need with the check in and check out being as seamless as possible.
The house itself is clean and tastefully decorated for adults to enjoy and is also filled with toys for young children to keep themselves occupied. We joked that we would love to move in permanently :-)

Easy access. Owner left detailed instructions. We enjoyed the Franklin Farmer’s Market on Sun. Nice neighborhood to stroll through with historic houses.
We had a great week-long stay in Franklin and the surrounding area. Anna was extremely responsive and we felt very comfortable during our stay. The house was perfect for our family. Our three-year old son especially enjoyed the toys, books, and drawing table.

Beautiful historic home with touches of modern throughout. Plenty of delights throughout the home that make a home go from good to great, including great art, comfy bedding, and nice soaps/shampoos/conditioners. Franklin, NY has great small-town charm. I would definitely return!
Our stay at the Franklin Guesthouse was absolutely perfect. We wouldn't change a thing about the house. Anna was so helpful and easy to work with. A pleasure to communicate with. She helped us with everything along the way and while we were there and she was incredibly accommodating. She truly went above and beyond what I've come to expect from most hosts, and that is exactly the type of host that will get us to return :-)
The house was stocked above and beyond what could be expected with an abundance of clean towels, hand soap, dish soap and an excellent washer and dryer. There are multiple tables for dining and casual living spaces. A full stock of board games for family game night. The art around the house is so interesting and original and makes you feel at home. It doesn't make it feel as sterile as other houses, it makes you feel like you're really at home!
The location is fantastic, just a one block walk from the center of town and a quick 15 minute drive from Oneonta. It's a lovely neighborhood to walk around in.
Really, truly a fantastic stay and we look forward to returning!!

This historic house was a great base for our family trip to see a production at Franklin Stage Co. It was clean and comfortable, and had all the amenities that we needed, including pots, pans, etc in the kitchen. It is in a lovely, walkable neighborhood. The beds had crisp, white sheets. The bathrooms are modern.

I need a place close to Allstar Village for the week long tournament. The Franklin Guest House was 20 minutes away. They stay was very comfortable - didn’t miss the TV and the weather was perfect to keep the rooms cool as there was no AC. Anna was great!!

Wonderful place for us to stay while my son was at All Star Village, just a 15-20 minute drive away. The house was clean and bright, and easy to navigate. It had everything we needed. Anna was a great host. Communication was easy, and she even accommodated a last minute request. We loved our time at this house!

Exactly what I was looking for....

Amazing guest house!
We absolutely loved our stay at this guest house. We were in town for a baseball tournament at All Star Village (only 20 min away). The house was very clean, and Anna had wonderful amenities. This would be a great house to rent out as a whole with one or two families.
