Anthony and Helen took over Elm Barn in May 2022 keen to improve the guest experience by adding little touches like memory foam topper, good quality bedding, towels and an outside seating area along with tea/coffee, cookies and milk on arrival. This cosy cottage, Elm Barn Lodge, is one of two let’s adjoining their home. It offers the perfect Norfolk location to relax and unwind and explore the many attractions in the area.
It is set in the pretty village of Freethorpe, with a lovely norfolk pub within walking distance the rampant horse. Whether you want to hire a boat, play golf, birdwatch, visit a stately home or cathedral, go to the beach or shop. The surrounding country lanes are ideal for walking and cycling, and nearby Breydon Water is a paradise for bird watchers.
The market town of Acle is 3 miles and Winterton’s glorious beach, with its 6-mile walk offers seal watching. Cromer is famous for its seafood. The cathedral city of Norwich enjoys fine shopping, and the RSPB reserves are within easy reach. Golf and fishing available locally. The beach is 8 miles away with seals at Horsey. Shop 150 yards, many restaurants are a short distance away.

Close to a couple of nice pubs in Acle, The Hermitage was very good food.
Close to a couple of nice pubs in Acle, The Hermitage was very good food. Lovely little shop in the village for everything you need as well as lovely sausage rolls homemade. Only 6 miles to Yarmouth & some lovely beaches. And very nice hosts to the property.

Lovely little cottage. Very clean and the bed was especially comfortable. Hosts were very friendly and helpful. Cottage would benefit from a proper shower but otherwise good value for money and a lovely relaxing stay.

Super friendly , attentive hosts . Free charging of car a lovely touch.Village was peaceful and beautiful . Fresh eggs from next door and the broads on the doorstep virtually were all fantastic.
Great location in such a gorgeous county. We were made very welcome by lovely Helen and Anthony. Looking forward to returning one day.

Great location for the coast and broads, so long as you have a car. Comfortable and warm accommodation which was more spacious than I expected. I am not sure if there are any amenities (shops etc) in walking distance so gave a lower score for local amenities, although not an issue for us as currently avoiding shops, pubs etc due to Covid and I believe that a couple of take aways may deliver and the closure of the local pub (which I knew about) may be temporary as it's being sold.

Very enjoyable few days.
Very enjoyable few days. Unfortunately we booked with the belief that there was a local pub we could walk to but it had shut. We loved the local area though, very pretty and despite local amenities being non existent except a little shop that had limited hours, it didnt worry us as Acle was a short drive as was many coastal areas. We found a really good dog friendly community run pub in Upton that is definitely worth a visit. Even had a couple of vegan dishes. The barn itself is lovely and the owners very welcoming. I left a necklace behind d and Amanda very kindly posted it back. The courtyard was fine and would be good in the hot weather. The shower didnt work but the bath was lovely. Overall a really good stay.

Great property and good location.
Great property and good location. Owner provided Milk and Biscuits, and basic cooking essentials which was nice. Well equipped and clean. It's also Dog friendly and patio is enclosed so secure unless your dog jumps gates. Although be mindful that Dogs are not allowed upstairs and there is no door to prevent them coming up.
Really enjoyed our stay.Owner gave advise on arrival and then left us to it, which is what we prefer.

To be fair the coronavirus didnt help as local pubs were shut and so every evening I had to cook a meal after a long day out. I had to drive everywhere to get to places, I guess I didnt realise how out in the countryside the location was. The courtyard for me was a disappointment.

Lovely little place to stay on the broads. In a white village so not many amenities in walking distance but there is a pub and small shop and a bigger village a 5 minute drive away. The house itself is cosy, well furnished and allows dogs which was great for us! Little extras included dog biscuits, dog bowl, dog towel, biscuits for us, sugar, milk, coffee, cooking oil, seasoning, torch for evening walks etc. Highly recommend this gem!

We were met by the owner, Amanda on our arrival.
We were met by the owner, Amanda on our arrival. She's very friendly & welcoming. She showed us around & explained everything. We didn't see her again until we left 4 days later, she leaves you to your own devices. The accommodation is very well thought out, compact & comfortable without being small. There's a supply of dvd's in the apartment just in case you want to just veg out. Amanda had even left a new carton of milk in the fridge with an ample supply of coffee & tea available - very thoughtful. You're right on the edge of The Broads so plenty to see. I note that the worst score is 1. I cannot agree with that in any shape or form, it's just not justified at all. Would most definitely be happy to go there again & probably will. Pubs are good too!
