Unique villa inserted in a residential complex of only 5 Villas "Le Ville del Bosco", in the center of Porto Rotondo, ideal for those who love tranquility without giving up the possibility of reaching in a few minutes restaurants, bars, discos and shops of all kinds. Villa le Rocce was built in a context in which the granite rocks along with the forest trees are the absolute protagonists.

Villa le Rocce, is a splendid villa in the heart of Porto Rotondo, one of the most important tourist centers of Sardinia. Being in an elevated position, from the house you have a wonderful view of the port and the surrounding area, where the protagonist is the green declined in its infinite shades. The Villa is spread over 4 floors, from the upper floors and especially from the Torretta floor you can admire in addition to the breathtaking view of the sea also a lush garden that embellishes the property.

The property is accessed via two civic entrances 29 directly from the street, and street number 31. Entering from street number 29, you walk down 17 steps and you reach the ground floor of the house, entering instead from street number 31 you cross a driveway and enter directly into the garden  where the swimming pool and solarium area are located. Adjacent to the garden there is a fully equipped outdoor kitchen with burners, a brick oven perfect for pizzas and barbecues for grilled meat and fish. Crossing the garden you reach the Patio, divided into 2 areas fully equipped with outdoor sofas. Upstairs we have a beautiful double terrace with sea view equipped with tables and chairs in order to enjoy lunches and dinners in company!

The cozy swimming pool is located within the planted garden and guarantees absolute privacy. The rectangular basin, with a 30 cm wide granite edge, is equipped with a painted concrete ladder for access, measuring 5.00 x 4.00 m with degrading depth from 120 cm to 150 cm. Entering from the ground floor,  we have a double bedroom with en suite bathroom and shower and closet, with direct access to the Patio, and a double bedroom with en suite bathroom with bathtub. Through the external staircase, or the internal one, you access the first floor where we find the living area with the fully equipped kitchen and the living room that has access to the terraces equipped with tables and chairs, overlooking the garden and sea view. Adjacent to the kitchen we have another double bedroom with an independent entrance from the Terrace, an en suite bathroom with shower.

Going up a floor we find a double bedroom with en suite bathroom with tub and balcony from which you can enjoy a breathtaking view of the Port! Finally, in the basement we have a room with 2 single beds with direct and independent access to a small terrace and a bathroom with an adjacent shower. In front of the room there is a laundry area with a large pantry. The Villa has the characteristic of having every singlke room with private bathroom and independent entrance which gives great autonomy to all the guests.

The swimming pool is open from April to October.

From Olbia, where there is both the port and the airport, the Villa can be reached in just 15 minutes by car.

The car is recommended if you want to visit the Territory, but the Villa is very central, so you can easily walk around Porto Rotondo where there are all the necessary commercial activities such as Market, Pharmacy, Clothing, Tobacconist etc. and take advantage of the free shuttle just 50 meters from the house which leads to the beaches and finally you can take the bus, again just 50 meters from the house, which takes you directly to Olbia in about 20 minutes, where the most important shopping centers are located .

THE DISTRICT:
Porto Rotondo is a natural inlet, included in the north-eastern part of Sardinia. The suggestive beaches crown the District and its tourist port which offers a safe harbor. The territory is divided into three "points": Punta Nuraghe, Punta Volpe, Punta Lada and welcomes, half hidden by the luxuriant Mediterranean scrub, the Apartments, Residences and prestigious Villas of important personalities of culture, fashion, business and politics . A magical and wonderful place, ideal for family holidays and/or groups of friends.

Porto Rotondo can be visited on foot. The center is full of shops, bars, ice cream parlors, restaurants, pubs and characteristic places. The port offers romantic walks between inlets and bridges that cross the dock dotted with boats and yachts of all kinds, where the sea and the moon are the undisputed protagonists.

Porto Rotondo is a fraction of Olbia, a few kilometers from Golfo Aranci (14 km), Palau (40 km), from here the ferries depart for the Maddalena archipelago and the island of Corsica, and Arzachena (28 km).

Only 15 km away is the city of Olbia which, with its port and international airport, has further favored the development of the entire Costa Smeralda. At 18 km there is San Pantaleo, a very characteristic place full of local craft shops. At about 27 Km Porto Cervo.
